Living here
Renters, Airbnb and elevators at Harmony Village
Do mostly owners or renters live here?
Mix of owners and renters. Of 9 deals here in the last 24 months, 4 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Harmony Village?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Harmony Village
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Harmony Village is where I send first-time buyers in northwest Toronto who want their own front door and a fee that does not eat their budget. It is a 2008 complex of 136 stacked townhomes on Finch Avenue West, and since December 2025 it has had light rail running past the gate. The thing to get straight first is which of the Harmony Village corporations you are buying into. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Harmony Village is a 136-home low-rise condominium at 3031 to 3047 Finch Avenue West, Toronto, in Humbermede in the former City of North York, between Islington Avenue and Weston Road, part of the Downsview, Weston, York University Heights, Rexdale and northwest Toronto area. It was built in 2008 by CityCore Developments and Invar Building. The condominium corporation is TSCC-1947, registered on 18 June 2008, and condos.ca lists AT Management and Consulting as manager. Homes run from about 580 to 1,297 square feet. Maintenance fees include common elements, building insurance, parking and water.
Harmony Village at a glance
One site, more than one corporation
The Harmony Village name covers more than this corporation. Condos.ca lists this complex, TSCC-1947, at 3031 to 3047 Finch Avenue West with 136 homes, and a separate Harmony Village III, TSCC-1960, at 3025 and 3049 Finch with 52 homes, built by a different developer and run by a different manager. Some sites group the whole stretch from 3025 to 3061 Finch together.
For a buyer, that matters more than the shared name. Each corporation has its own budget, reserve fund, rules and fee. Before you compare a sale next door, check the corporation number on the listing and in the status certificate.
It also matters for amenities. Condos.ca lists the pool, party room and guest suites under this corporation, not under Harmony Village III, so if those are part of why you are buying, confirm which corporation owns them and whether any shared facilities agreement applies.
Stacked townhomes, from one-bedrooms to family plans
These are stacked townhouses: homes arranged one above another, each with its own entrance, so you share walls and a floor or ceiling but not a hallway or an elevator. Condos.ca lists the complex as two storeys, but larger homes on the Harmony Village site are marketed with several bedrooms and more than one balcony, so check the floor plan and how many levels the home you want actually covers.
The size range is unusually wide for one complex, from about 580 to 1,297 square feet. That covers compact one-bedrooms, one-plus-dens, and larger two-bedroom-plus-den plans that work for small families. Current listings span that mix, which gives you real choice inside one corporation.
Parking is in an underground garage, which keeps cars off the internal walkways, and parking is included in the fee. Confirm how many spaces and whether a locker comes with the specific home in the status certificate.

Low fees, and what they leave out
Fees are the main draw. On current listings they run from about $320 to $627 a month, which condos.ca works out to roughly $0.65 per square foot. For a complex with an underground garage, a pool and guest suites, that is low.
The reason is what the fee does not cover. Condos.ca lists common elements, building insurance, parking and water as included. Heat and hydro are not on the list, so you will pay your own gas and electricity, as in a house.
Low fees are good only if the reserve fund is keeping up. Stacked townhouses have a lot of roof, exterior wall, balcony and walkway per home, plus an underground garage membrane that will need work as the complex ages. Look hard at the reserve fund study and its funding plan.
A simple test: divide the reserve fund balance by the number of homes and compare it with the work the study lists for the next five to ten years. If the per-home figure looks small against that list, the low fee is borrowing from the future.
Finch West after Line 6
For years the knock on this stretch of Finch was the bus ride. Line 6 Finch West opened on 7 December 2025, running along Finch from Humber College to Finch West station on Line 1, with stops at Islington Avenue and at Weston Road and others in between. Harmony Village sits on that line.
That changes the daily reality for owners who commute to Humber College or connect to the Line 1 subway at Finch West, and it widens the pool of future buyers and tenants. The exact walk to the nearest stop is in the transit panel on this page.
Drivers still have Highway 400 and the 401 close by, and everyday shopping along Finch and Islington is mostly a short trip. Now that the line is running, it is worth watching what new retail and housing follow along Finch, because new transit corridors tend to attract both over time.
Prices: among the lowest entry points in the city
Condos.ca puts the complex average at about $552 per square foot. Four homes were for sale at the time of writing, asking from about $348,000 to $579,000, a wide range that reflects the spread from one-bedrooms to larger family plans.
For a ground-oriented home with your own door in the city of Toronto, those are some of the lowest entry prices available. Combined with a low fee, that is why this complex attracts first-time buyers and investors. Keep in mind that heat and hydro are on top of the fee, so budget for them when you compare with an apartment where they are bundled.
When you compare, use homes of the same size and level. An upper home with a terrace and a lower home with a patio do not trade the same way, and a sale in Harmony Village III comes from a different corporation with a different fee. The recorded sales on this page are the best starting point.

Amenities at Harmony Village
A pool and guest suites are rare in a stacked townhouse complex at this fee level, and BBQs being permitted is a real plus for people moving from apartments. CondoInvestments also lists an exercise room; confirm what is currently open and what the pool’s operating season is.
Jatin’s honest take on Harmony Village
Who this building suits
First-time buyers who want their own front door at an apartment-level price, small families who need a two-bedroom-plus-den without a tower, and investors who see Line 6 widening the tenant pool for students and commuters. It also works for downsizers who want to avoid elevators and long corridors, provided they choose a lower home and check the stairs.
What I’d want you to check
Confirm the corporation number first, because Harmony Village III next door is a separate corporation. Then read the reserve fund study for roofs, exterior walls, balconies, walkways and the garage membrane, and look at two years of board minutes. Confirm parking and locker allocation, the pet rules, and who is responsible for windows, doors and the furnace under the declaration. Have an inspector check the home’s heating and cooling equipment and look for water at windows and terraces.
The value question
At about $552 per square foot with fees around 65 cents per foot, this is one of the more affordable ways to own a ground-oriented home in Toronto, and Line 6 makes the location stronger than it was. The risk is a low fee that may not be funding enough reserve for an ageing complex. If the reserve fund is healthy, I think this is good value; if it is thin, expect fees to rise.
