Living here
Renters, Airbnb and elevators at 208 La Rose Avenue Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 208 La Rose Avenue Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 208 La Rose Avenue Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

208 La Rose Avenue is one of the smallest condominiums you will find in Etobicoke: 17 townhouses, registered in 2005, on a residential street near Eglinton and Royal York. Homes here come up rarely, and when one does, buyers tend to fall for the layout and skip the paperwork. In a complex this small, the paperwork is the purchase. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
208 La Rose Avenue Townhouses is a condominium townhouse complex of 17 homes at 208 La Rose Avenue in central Etobicoke, Toronto, near Eglinton Avenue West and Royal York Road. It was built in 2005, and the condominium corporation is TSCC-1701, registered on 30 August 2005. Condos.ca lists Canlight Management as the property manager and lists a parking garage, visitor parking and BBQs permitted. Condos.ca does not list the developer or what the fees include.
208 La Rose Avenue Townhouses at a glance
Seventeen homes on a street of apartments and towns
La Rose Avenue is a mixed street. It has older apartment buildings, some of them condominiums, alongside several small townhouse complexes built on infill sites. 208 La Rose is one of those small complexes, with all 17 homes sharing a single street address and numbered as units within it.
That single address makes searching simple, but it also means you should not confuse it with other La Rose townhouse groupings such as 18 to 24 La Rose or 189 La Rose. Each is a separate corporation with its own budget and rules. The corporation number for this one is TSCC-1701.
Condos.ca places the complex in Willowridge-Martingrove-Richview, while many listings on La Rose describe the area as Humber Heights. Either way, you are in the established part of central Etobicoke between Royal York Road and the Humber, close to Eglinton.
A parking garage shared by 17 owners
The feature that sets this complex apart from many small townhouse condos is the parking garage. Condos.ca lists a parking garage and visitor parking, which suggests owners park below or within the structure rather than on driveways. That is convenient in winter and keeps the street front tidy.
It is also the biggest long-term cost to watch. Garage roofs and waterproofing membranes are among the most expensive items any condominium replaces, and here the bill is shared by only 17 owners. A tower might spread the same type of repair across hundreds of suites.
Ask when the garage was last inspected, what the reserve fund study says about the membrane and the drainage, and whether any repair has been scheduled. Those answers matter more than the kitchen or the flooring in the home you are touring.
It also changes how you compare homes. A townhouse with its own driveway and garage puts the cost of that space on the owner. Here it sits in the common elements and the reserve fund, so the fee carries part of what would otherwise be your own driveway and garage repairs. Factor that in before you decide the fee is high or low.

Twenty years in: what to expect
Registered in 2005, the complex is now about 21 years old. That is the stage when roofs, windows, exterior doors and paving begin to come due in a townhouse condo, often clustered within a few years. In a corporation of 17, each of those projects is a real amount per household.
Small corporations also run on very few volunteers. With 17 owners, the board may be three people, and continuity depends on them. Condos.ca lists Canlight Management as the manager. Read a year of board minutes to see how decisions are made and whether repairs are being planned or put off.
Condos.ca records the complex as one storey, which is how its database often treats townhouse complexes. In practice these are multi-level homes sized for families, so measure the one you are considering and ask what the listed area includes, especially whether a lower level is counted.
Daily life near Eglinton and Royal York
This is a quiet residential pocket of houses, low-rise apartments and parks, with shopping on Royal York Road and along Eglinton. Most errands are a short drive, and the Humber River valley trails are close by to the east.
The big change coming is transit. Line 5 Eglinton opened from Mount Dennis eastward in February 2026, and its western extension to Renforth has been under construction since 2021, with stations planned at cross streets including Royal York Road and Islington Avenue. Completion is expected around 2031. For a home in this pocket, that is a meaningful long-term improvement, and also several more years of construction on Eglinton.
Pricing in a 17-home complex
At the time of writing there was one home for sale here and none for lease. I do not quote a single listing’s asking price or fee, and condos.ca did not publish a building price per square foot for this complex, so there is no building average to anchor on.
On fees, expect this complex to cost more per month than a townhouse condo of the same age with surface parking. A shared garage has to be lit, ventilated, cleaned, inspected and eventually rebuilt, and 17 owners carry all of it. When you compare fees with other complexes, check whether they have a garage too, and whether heat, water or parking are in the fee. A higher fee that is honestly funding the garage is better than a low one that is not.
With 17 homes, years can pass between sales, and the recorded sales in the data panel on this page may be very thin. Widen the comparison to other condominium townhouses in central Etobicoke built in the 2000s, then adjust for size, parking, the finish of the lower level and what each fee includes.
Also compare with freehold semis and small detached houses nearby. Townhouse condos in this part of Etobicoke can sit close to freehold prices, and if the gap is small, the house with no monthly fee may be the better long-term buy. I can pull both sets of comparables through my building sold report.

There is no gym, pool or party room here. What you get is covered parking, visitor spots and permission to barbecue, which in a townhouse complex is the practical package most families actually use.
Jatin’s honest take on 208 La Rose Avenue Townhouses
Who this building suits
Families who want a three-bedroom townhouse in central Etobicoke without paying for a freehold house, and buyers who value covered parking and a very small, quiet complex. It also suits anyone planning to hold long term and benefit from the Eglinton extension when it opens.
What I’d want you to check
Read the reserve fund study with the parking garage, roofs and windows in mind, because 17 owners share every cost. Ask for recent board minutes and the latest status certificate, and confirm what the fee includes, since condos.ca does not list it. Check what the corporation maintains under the declaration, including windows, doors and decks, and confirm the rules on pets and leasing in the declaration and by-laws if they matter to you.
The value question
The value case is a family-sized home in an established part of Etobicoke with covered parking and future rapid transit along Eglinton. The risk is concentration: a large repair in a 17-home corporation lands hard on each owner. With a strong reserve fund, I think it is a good owner-occupier buy. With a weak one, price the risk into your offer or look at a larger complex.
