Living here

Renters, Airbnb and elevators at 275 MacPherson Avenue Lofts

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 275 MacPherson Avenue Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 275 MacPherson Avenue Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

275 MacPherson Avenue Lofts is the kind of building most people walk past without noticing. It is two storeys tall, holds just 11 suites, and was set up in 2001 as live/work space rather than a conventional condo. For a buyer who wants a ground-related, low-overhead place in midtown, that is exactly the appeal. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

275 MacPherson Avenue Lofts is a two-storey, 11-suite low-rise condominium at 275 MacPherson Avenue in the Casa Loma area of midtown Toronto, between the Annex and Yorkville. It was registered on 25 October 2001 as MTCC-1402, with 275 Design Centre listed as developer and Sayland Property Management as manager. Suites range from about 611 to 1,690 sq ft and are described as live/work units. Maintenance fees include common elements, building insurance and water.

Live/work, and why that label matters

The building is described as a live/work, two-storey property. In practice, live/work usually means suites designed so that a home office, studio or small practice can sit alongside the living space, often with a more open, loft-like plan than a standard condo.

What the label does not tell you is what the City zoning and the condominium declaration actually allow. Those are the two documents that decide whether you can see clients, put up signage, or run a business that brings people through the door. Before you buy for a business reason, have your lawyer read the declaration and confirm the permitted uses with the City.

The developer is listed as 275 Design Centre. The name hints at a design or showroom history for the property, but I could not find a source that confirms what the building was before 2001, so I would not pay a premium for a story you cannot verify.

Eleven suites, a very wide size range

For a building this small, the size spread is unusually wide: roughly 611 sq ft at the low end to about 1,690 sq ft at the top. That means the same corporation holds compact one-level units and much larger plans, and the owners have very different stakes in any decision.

In a two-storey building, the most important layout question is which level you are on and how you get in. A grade-level suite with its own door behaves more like a townhouse; an upper suite behaves more like a flat. Ask about ceiling heights, the number of exterior walls and windows, and whether the suite has its own entrance, because published data on this building is thin and every plan is likely to differ.

There is no elevator listed, so if stairs are a concern, check the suite before you fall for it.

A lean fee, and what it leaves out

The reported fee inclusions are common elements, building insurance and water. Heat, hydro and air conditioning are not listed, which usually means each suite has its own systems and meters and you pay those bills directly.

Parking is also not on the list of inclusions, and the listing data does not show a garage. Confirm whether the suite you want has any parking at all, whether it is owned or leased, and what street permit options exist. In this part of the city that question can be worth tens of thousands of dollars.

The upside of a lean fee is control. With few shared services, there is less for a board to spend money on, and your monthly cost is driven by your own usage. Ask the seller for a year of utility bills so you can see the true all-in monthly number.

The MacPherson Avenue pocket

MacPherson Avenue west of Avenue Road is a residential side street north of Davenport Road, below the hill that rises toward Casa Loma. It sits within walking distance of Yorkville to the southeast and the Annex to the southwest, without the traffic of either.

The street has a small cluster of loft conversions. Madison Avenue Lofts at 380 MacPherson is a six-storey conversion of a mid-century electrical facility, completed in 2009, with ceilings up to about 14 feet and a rooftop patio facing Casa Loma. MacPherson Church Lofts at 12 MacPherson is a five-suite conversion further east. If you like 275, see both; they bracket it in size and character.

Transit, schools, food and parks for this address are shown in the data panel on this page.

How 275 MacPherson prices against its neighbours

The average reported on condos.ca for this building is about $1,230 per square foot. That is high for a 2001 low-rise, and with only 11 suites it rests on a small number of sales, so a single well-finished suite can pull it up.

For comparison, Madison Avenue Lofts at 380 MacPherson shows an average of roughly $834 per square foot across 211 suites, while the tiny MacPherson Church Lofts shows about $1,411. Boutique, ground-related space in midtown tends to trade on scarcity rather than on the per-foot numbers of the larger buildings.

Two practical points affect what you can pay. First, talk to your lender early: a live/work suite in an 11-unit corporation is not a standard condo file, and some lenders will want to see the declaration and the status certificate before they commit. Second, resale is a small pool. With so few suites, there may be a year or more between listings, which helps sellers but means you cannot always rely on a recent comparable in the building itself.

There were no active listings when I checked. When one appears, I would compare it against both the loft buildings on the street and small freehold townhouses nearby, then adjust for the fact that your fee here covers less than at most condos. Ask me for the building sold report if you want the actual trades.

Amenities at 275 MacPherson Avenue Lofts

There are no shared amenities to speak of: no gym, concierge or party room. That is the trade for a small fee; you are paying for your own space and very little else, so budget a gym membership if you need one.

Jatin’s honest take on 275 MacPherson Avenue Lofts

Who this building suits

Self-employed buyers, designers, therapists and consultants who want their workspace and home under one roof in midtown, and anyone who prefers a quiet, ground-related building to a tower. It also suits buyers who would rather pay their own utilities than fund a lobby and a pool they never use. If you currently rent a studio or office in Yorkville and a separate home, run the numbers on owning one space that does both.

What I’d want you to check

Confirm three things in writing: what the declaration and zoning allow you to do commercially, whether the suite has parking, and how heat and cooling work in your unit. At 25 years old, the roof, windows and any shared mechanical items are due for attention, and in an 11-suite corporation the reserve fund study and recent board minutes matter more than usual. Confirm pet rules from the declaration rather than the listing.

The value question

On a per-foot basis this building is not cheap, and published information about it is thin. The value case rests on what you will actually use: if the live/work flexibility and the low-rise format are worth something to you, it can make sense against a townhouse; if you just want a condo, the larger buildings nearby will give you more for less per foot.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
