Living here
Renters, Airbnb and elevators at 277 Davenport
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 277 Davenport?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 277 Davenport
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

277 Davenport is not a building you buy for amenities. It is nine very large suites behind a glass-and-mullion facade by Hariri Pontarini Architects, where Yorkville runs into the Annex, and it is about as close as midtown gets to a private house with a doorman. The thing to understand before you buy is what is being built beside it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
277 Davenport is a boutique condominium of nine suites at 277 Davenport Road, on the line between Yorkville and the Annex in midtown Toronto. It was developed by By Burnac and designed by Hariri Pontarini Architects, with interiors by Boychuk + Fuller. The corporation, TSCC-2670, was registered on 7 September 2018, and the building is managed by Lakeview Property Management. Suites range from about 1,372 to 3,080 sq ft.
277 Davenport at a glance
Hariri Pontarini, at a residential scale
Burnac hired Siamak Hariri of the Toronto firm Hariri Pontarini Architects to design 277 Davenport. UrbanToronto described the design as a grid of floor-to-ceiling glass broken up by black mullions, softened with wood, and compared its feel to Hariri’s McKinsey building on Charles Street.
Interiors were by Boychuk + Fuller, and the landscape design by Ronald Holbrook and Associates. That team is unusual for a nine-suite building and shows in the common spaces, which were planned with soft lighting, textured walls and subdued tones rather than a showy lobby.
How many storeys? Sources disagree
Published descriptions of the building do not agree on its height. Early project coverage on UrbanToronto and blogTO described six storeys; a 2026 RENX report on the project next door called 277 Davenport a seven-storey building; condos.ca lists four floors. Penthouse and two-level suites, and whether the rooftop is counted, probably explain the gap.
The suite count is clearer. The plan was 10 suites, or nine if the penthouse buyer combined two floors, and the registered building has nine. Pre-construction materials described suites from about 1,800 sq ft up to roughly 3,767 sq ft, including a two-level townhouse with a 19-foot living room and a top-floor penthouse; the sizes now listed run from about 1,372 to 3,080 sq ft.
Boutique projects often change between launch and completion as buyers combine or split suites, and this one took several years longer than the 2015 completion target blogTO reported in 2013. That is why I rely on the registered corporation and the status certificate, not the original brochure, for the building’s final shape.
Treat marketing-era features such as private pools and rooftop kitchens as things to verify in the specific suite, not as givens.

What you actually get in a suite
At launch, standard ceilings were 10 feet, with plank hardwood, floor-to-ceiling glass and large balconies, some of them over 1,000 sq ft. With roughly two suites per floor, most suites have more than one exposure and real outdoor space.
Each suite was sold with one parking space, with a second available to buy. The only listed shared service is a concierge. There is no gym, pool or party room for the building, which keeps the common areas small and the owner group tight.
Suites of this size usually come with a range of finishes, because several buyers customized their plans during construction, which blogTO noted the developer encouraged. Two suites of similar size here can feel very different, so compare kitchens, millwork and terrace finishes as carefully as square footage. Ask which items were upgrades and which were standard.
The Bedford is going up next door
By Burnac, the same developer, has started construction on The Bedford at 287 Davenport Road, a 13-storey building designed by Audax, directly beside 277. RENX reported in March 2026 that occupancy is expected in late 2028.
For owners here, that means roughly two more years of construction next door, and then a taller neighbour that will change views and light on the facing side. A little further west, a 22-storey Designers Walk condominium has also been proposed at 314 Davenport. If you are buying at 277, find out exactly which way your suite faces and what the new buildings will block. Ask the board whether it has a construction agreement with the neighbouring site.
Yorkville’s shops and Avenue Road are a short walk east and the Annex streets are to the west; transit, schools and parks appear in the data panel on this page.
Pricing in a nine-suite building
The condos.ca average for 277 Davenport is about $1,074 per square foot. With nine suites, that figure rests on very few trades, and in suites this large a single sale can move it a lot.
For context, newer Yorkville buildings with full amenity packages show similar or higher averages: Minto Yorkville Park on Cumberland is around $1,152 and The Florian at 88 Davenport around $1,259, while AYC Condos, a block away at Davenport and Bedford, sits around $1,087. At these suite sizes, the building average implies prices from about $1.5 million to over $3 million, as simple arithmetic rather than a quote.
In a building this small, resale depends on a narrow group of buyers: people who can spend several million dollars and want a condo rather than a house. That pool is real in midtown, but it moves slowly, so expect longer marketing times than for a typical Yorkville two-bedroom, and price with that in mind whether you are buying or selling.
There were no active listings when I checked, and fee inclusions were not published in the data I reviewed. Ask for the status certificate before you compare monthly costs. For the actual sales, ask me for the building sold report.

Amenities at 277 Davenport
The amenity here is the suite itself and a concierge at the door. Anyone who wants a gym, pool or party room should look at the larger Yorkville towers instead.
Jatin’s honest take on 277 Davenport
Who this building suits
Buyers leaving a large house in Rosedale, Forest Hill or the Annex who want the same space, a lock-and-leave lifestyle and architecture they can be proud of. It also suits people who value privacy and a very small owner group over amenities. Buyers who travel often will appreciate a concierge and a building where they know every neighbour.
What I’d want you to check
First, the construction next door at 287 Davenport: confirm your suite’s exposure, read any agreements or notices the board has received, and ask how the corporation is handling the construction period. Second, get the status certificate and confirm what the fee covers, since inclusions were not published. Third, at about eight years old, the building is past its warranty period for most items, so ask about any outstanding deficiency items, the window and terrace membranes, and the reserve fund study. Confirm the pet rules in the declaration. Finally, confirm the parking and storage deeded to the suite, and whether a second space is still available.
The value question
Per square foot, 277 Davenport is priced in line with Yorkville’s amenity-rich towers, but you are buying a very different product: a house-sized suite by a top architect in a nine-unit building. For the right buyer, that is good value. I would negotiate harder on suites facing the new building. And because so few suites exist, a well-kept one here should hold its appeal against the wave of new Davenport towers, which will mostly offer smaller suites.
