Living here
Renters, Airbnb and elevators at 375 Cook Road Townhomes
Do mostly owners or renters live here?
Renter-heavy building. Of 6 deals here in the last 24 months, 4 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 375 Cook Road Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 375 Cook Road Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

375 Cook Road Townhomes is a complex I like for buyers who want a real three-storey home with the subway and a light rail line in the same neighbourhood. It is a 2006 Tribute Communities townhouse complex in the Village at York University, and it is the slightly younger twin of 365 Murray Ross Parkway next door. The listing data for this one has a couple of puzzles, and I will walk you through them before you get too far. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
375 Cook Road Townhomes is a 73-home condominium townhouse complex of three storeys at 375 Cook Road in York University Heights, in the former City of North York, Toronto. It was developed by Tribute Communities and built in 2006. The condominium corporation is TSCC-1780, registered on 10 July 2006, and Condos.ca lists Duka Property Management as the manager. Homes run about 1,283 to 1,350 square feet. Condos.ca lists the fees as covering common elements, building insurance and parking.
375 Cook Road Townhomes at a glance
A townhouse block in a planned university village
Tribute built the Village at York University on land bought from the university, directly south of the campus and north of Finch Avenue. It is one of the last large new-home communities to go up inside the City of Toronto, with condo townhouses, semis and detached homes in the mix. The first residents arrived in 2005, and this corporation was registered in July 2006.
The planning idea behind the Village was new urbanism: homes closer together than in a typical suburb, garages tucked onto rear laneways and balconies and terraces looking onto the street. The university set design rules for the land that ruled out high-rise towers, which is why the area still reads as a low-rise neighbourhood.
This complex is one of two Tribute townhouse corporations on neighbouring sites. 365 Murray Ross Parkway, registered in 2005, also has 73 homes and is also managed by Duka according to Condos.ca. The pair make a natural shortlist, since a buyer who likes one will usually want to see the other.
Sizes you can compare like for like
Condos.ca records homes here at about 1,283 to 1,350 square feet, a spread of under 70 square feet. Nearly every home is the same size, give or take a closet, which makes it easy to compare one sale with another.
These are three-storey homes, so plan on stairs between every part of the day: kitchen, living space and bedrooms each on their own level. For a family, that separation is often the appeal. For an older buyer, or anyone with mobility concerns, it is a dealbreaker.
Because the homes are so similar, the things that set one apart are its position in the complex, its condition, and what the owner has upgraded. Kitchens, flooring and bathrooms vary far more from home to home than the floor plans do, so judge the finishes as carefully as you would judge the price.

Two puzzles in the listing data
The first is the amenity list. Condos.ca tags this complex with a pool, a sauna, a security guard and a parking garage. Those are unusual features for a 73-home townhouse corporation, and none of them is tagged for the sister complex at 365 Murray Ross. I could not confirm them, so treat them as unverified until you see them on the property or in the corporation’s budget.
If the pool and sauna do exist, they matter, because they are expensive to run and eventually to replace, and that cost is shared among only 73 owners. If they do not, the tags are simply wrong. Either way, the status certificate and the reserve fund study will show you what the corporation is actually maintaining.
The second puzzle is fees. Condos.ca lists common elements, building insurance and parking as included here, while the sister complex next door lists air conditioning as well. That may be a genuine difference between the two corporations or an inconsistency in the data, so ask for the current fee schedule and what it covers. Heat, hydro and water are not on the list for this complex.
Life between the campus and Finch Avenue
The Village is served by three Line 1 stations, Finch West, York University and Pioneer Village. Line 6 Finch West, which the TTC opened on 7 December 2025, starts at Finch West station and runs along Finch to Humber College. Having both lines in the neighbourhood is a real advantage for a townhouse complex, since most Toronto townhouses sit far from rapid transit. The panel beside this review shows the walking times.
The university shapes the rhythm of the area. York is one of the largest campuses in Canada, and many Village homes are rented to students or owned by York staff. That supports rental demand, and it also means busier streets and more turnover during the academic year.
For green space, Black Creek and its parkland run along the western edge of York University Heights. The campus itself, with its sports fields and events, is close enough to feel like part of the neighbourhood, which was the point of building the Village there in the first place.
What the per-square-foot figure means here
Condos.ca puts the average here at about $550 per square foot. On homes of 1,283 to 1,350 square feet, that implies roughly $705,000 to $745,000, before adjusting for condition and upgrades.
That is slightly below the figure for 365 Murray Ross Parkway next door, at about $568 per square foot. The gap is small and may simply reflect which homes happened to sell, but if the fee inclusions really do differ between the two, that could explain part of it.
There were no active listings in the data I had. When one comes up, compare it with recent trades in both complexes. Ask me for the <a href=’/building-sold-report/’>building sold report and I will put the numbers side by side.

Amenities at 375 Cook Road Townhomes
Treat the pool and sauna as unconfirmed until you see them, since they are rare in a townhouse complex this size. What you can count on is the neighbourhood itself: the campus, its athletic facilities and two transit lines close by.
Jatin’s honest take on 375 Cook Road Townhomes
Who this building suits
Families who want three floors of space and rapid transit nearby, York staff, and parents buying a home for a student who will share with housemates. It also suits buyers who like a planned, low-rise neighbourhood and do not want to live in a tower. If you need single-level living, this format will not work.
What I’d want you to check
Settle the amenity question first: find out whether there is a pool and sauna and, if so, what they cost the corporation. Then confirm what the fee includes, since the data here and next door does not match. At about 20 years old, the complex is into the period when roofs, windows, laneway paving and any shared garage need money, so read the reserve fund study and board minutes. If you plan to rent to students, read the leasing and occupancy rules in the declaration.
The value question
At about $550 per square foot for three-storey homes near Line 1 and Line 6, this is fair value for northwest Toronto, and the identical sizes make it easy to see whether a listing is priced right. The Tribute name and the planned village help resale. The value case depends on the paperwork: a clear answer on the amenities and a healthy reserve fund.
