Can you Airbnb a unit at 530 St Clair West?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 530 St Clair West

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

530 St Clair West is the building I suggest when a buyer likes the idea of the St Clair and Bathurst towers but wants a slightly quieter, smaller one. It is the shorter of the two towers Lash and Goldman built here, it trades at a lower price per square foot than its taller sister, and its fee covers heat, cooling and parking. Listings are scarce, so you need a plan before one appears. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

530 St Clair West is a 19-storey, 155-suite condominium at 530 St Clair Avenue West, just west of Bathurst Street, on the line between Wychwood and Forest Hill South in midtown Toronto. It is the second tower of a two-tower project by the Lash Group of Companies and The Goldman Group, designed by Richmond Architects. The condominium corporation, TSCC-2334, was registered on 11 October 2013. Del Property Management is listed as property manager. Maintenance fees include common elements, heat, air conditioning, building insurance, parking and water.

The second half of a two-tower plan

530 St Clair is the 19-storey half of a pair. Its sister at 500 St Clair rises 23 storeys, and both were designed by Richmond Architects for the Lash Group and The Goldman Group on the south side of St Clair between Bathurst Street and Raglan Avenue, where a row of low-rise buildings used to stand.

The two went up as the St Clair streetcar got its own dedicated lane, which is part of why this stretch could take towers at all. The taller tower’s corporation was registered in 2010 and this one in October 2013, so 530 is the younger of the two by about three years. Some listing descriptions give an earlier build year; the registration date is the one I trust for planning reserve fund timing.

Being the second phase has a practical upside. You can compare almost like for like with the building next door, which shares the developer, the architect and the era. When a suite here looks expensive or cheap, the sister tower is the first yardstick I use.

A fee that covers heat, cooling and your parking space

The fee here includes common elements, heat, air conditioning, building insurance, parking and water. That is a full inclusion list by Toronto standards. In practice, hydro and internet are the main bills you add on top.

This matters when you compare with newer buildings on St Clair, where parking is often sold and billed separately and heat and cooling run through your own meter. A headline fee that looks high here can be close to even once you add those costs back to the other building.

The trade-off is that every owner shares the building’s energy bill through the budget. When gas and electricity prices rise, the fee rises with them. Ask for the last three years of budgets so you can see how fees have actually moved, rather than relying on the current number alone.

Smaller tower, fewer listings

With 155 suites, this is a mid-sized building, and at any given time there may be only one suite for sale or none at all. That is good for owners, because it signals people stay, and frustrating for buyers, because you cannot pick from a menu of plans.

If this building is on your list, set up a listing alert and be ready to move. Have your financing approved and your lawyer lined up before you see a suite, so that the status certificate review is the only thing between you and a firm offer.

Scarcity cuts the other way too. When few suites trade, a single strong sale can make the building look pricier than it is. Read the aggregate sold data on this page rather than reacting to one listing.

In a 19-storey tower on a street of mostly low-rise buildings, floor and exposure do a lot of the pricing work. Suites facing north look toward the residential streets of Forest Hill, while south-facing suites look back toward the downtown skyline. Visit at the time of day you would actually use the suite before you decide what a view is worth to you.

Living at St Clair and Bathurst

This corner is a streetcar-and-subway location. The St Clair streetcar runs in its own lane in front of the building, and the panel beside this review shows the nearest subway station and walking times. The dedicated lane also means you cannot simply stop a car at the curb, so ask how move-ins, deliveries and pick-ups are handled.

The neighbourhood sits where Wychwood meets Forest Hill South. To the north and east are some of midtown’s established residential streets; along St Clair itself is a working main street with groceries, cafés and services. St Clair West is one of the city’s avenue corridors, so expect more mid-rise redevelopment along this stretch over time, which brings construction nearby as well as new shops.

Pricing: a little below the taller sister

The building averages about $784 per square foot, which sits below the taller tower next door at roughly $870. Some of that gap is height and views, and some is the mix of suites. For a buyer who does not need a high floor, that difference is the most interesting thing about this building.

When I checked, only one suite was listed for sale, so I will not quote an asking price; a single listing is not a market. The 12-month sold summary on this page is the better guide, and for a side-by-side with 500 St Clair and other St Clair buildings, request my building sold report.

On carrying costs, judge the fee by what it includes. Heat, air conditioning and parking in the fee make a real monthly difference compared with a building that bills each separately, so compare total monthly cost, not headline fee.

Amenities at 530 St Clair West

ConciergeParty roomMedia roomMeeting roomBusiness centreOutdoor patioVisitor parking

This is a practical package rather than a resort one: a concierge, a party room, a media room, a meeting room, a business centre and an outdoor patio. Condos.ca does not list a pool or gym in its summary, so if fitness facilities matter to you, confirm them on a visit.

Jatin’s honest take on 530 St Clair West

Who this building suits

Couples, professionals and downsizers who want St Clair West with a concierge and a fee that covers heat, cooling and parking, and who would rather pay less per square foot than chase a high floor in the taller tower. It suits people who use the streetcar and subway day to day. It is a weaker fit for buyers who need a wide choice of plans at once, because listings here are infrequent.

What I’d want you to check

This corporation was registered in 2013, so it is now past ten years and moving into the period when the garage membrane, the heating and cooling plant, elevators and window seals start to need attention. Read the reserve fund study and the latest budget, and check the board minutes for any talk of fee increases. Confirm that the parking space and any locker convey with the suite, and review the status certificate before you firm up.

The value question

At about $784 per square foot with heat, air conditioning and parking in the fee, I think 530 offers better value than its taller sister for buyers who do not need the view premium. The catch is supply. Because suites come up so rarely, the real value here is in being ready when one does.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
