Renters, Airbnb and elevators at 57 William Poole Way Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 57 William Poole Way Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 57 William Poole Way Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Twelve homes is a small corporation, and a 2,000-square-foot townhouse with a garage a short walk east of Yonge & Sheppard is a rare product. William Poole Way gives you both. It is also old enough now that its stucco, balconies and roofs are the conversation, not its finishes. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
57 William Poole Way Townhouses is a 12-home condominium townhouse complex at 35-57 William Poole Way, near Sheppard Avenue East and Kenneth Avenue in Willowdale East, North York, Toronto M2N (listed on this site under Willowdale, Yonge & Sheppard, Bayview Village and North York Centre). It was built in 2001, and the condominium corporation is MTCC-1399, registered on 22 October 2001. Condos.ca lists Taft Forward Property Management as the manager. Condos.ca does not list the fee inclusions; one listing described the fee as covering water, snow removal, front garden care and building insurance, which you should confirm in the status certificate.
57 William Poole Way Townhouses at a glance
Executive townhouses, not stacked towns
The townhouses on this stretch of William Poole Way are big. One end home I reviewed was described as about 2,000 to 2,249 square feet, with three bedrooms plus an extra room, four bathrooms, a built-in garage with two parking spaces and a finished basement. That is family-house space, not the stacked or back-to-back towns that dominate newer construction in the area.
The same listing described nine-foot ceilings on the main floor, a fireplace, laundry on an upper level and a separate ensuite for each bedroom. Ensuites in every bedroom are an unusual feature, and they suit multi-generational households or families with teenagers better than most layouts do.
There were also balconies on the first and third floors in that home, and an open patio. Not every home will match that plan, since end units and interior units differ, so ask for the floor plan of the home you are viewing.
Four levels including the basement also means a lot of stairs. For a family that is rarely a problem, but a downsizer planning to stay into their eighties should walk the full house, garage to top floor, more than once before deciding. Stairs, more than anything else, decide how long a home like this works for you.
Twelve owners and an MTCC number
MTCC-1399 registered in October 2001. The MTCC prefix, for Metropolitan Toronto Condominium Corporation, is the numbering that came before the Toronto Standard Condominium Corporation series used for most buildings registered since. A 2001 registration with that prefix puts it late in the Metro-era series, a few years after amalgamation.
With only 12 homes, this is a very small corporation, even though it is professionally managed. A small corporation is cheaper to run in some ways: no lobby, no staff, no amenity rooms. But every major cost, from roofs to paving to the exterior walls, is split twelve ways. The reserve fund is what keeps that from turning into a special assessment.
It is also worth knowing that William Poole Way is shared. The Oxford Hills townhomes, a separate corporation, also use William Poole Way addresses along with Jonathan Dunn Way. When you search listings, make sure you are looking at 35 to 57 William Poole Way and this corporation’s documents, not your neighbours’.

Stucco and balconies at 25 years
The home I reviewed was described with a stucco exterior. Stucco cladding looks clean when it is well kept, but it needs regular inspection and repair. Cracks, failed sealant around windows and poor flashing can let water into the wall behind it, and that kind of damage is often hidden until it is expensive.
That listing also mentioned rebuilt balconies. I cannot tell from a listing whether that was one owner’s work or part of a corporation-wide program, and the difference matters. Ask the manager what exterior work has been done across the complex, when, and how it was paid for.
At about 25 years old, the complex is entering the period when original roofs, windows, sealants and garage doors start to come due. None of that is a reason to avoid it. It is a reason to read the reserve fund study closely and to have an inspector who knows stucco look at the exterior of the home you want.
Living off Sheppard, east of Yonge
The complex sits just off Sheppard Avenue East near Kenneth Avenue, on the quieter side of the Yonge & Sheppard node. Listings point to the subway, the Whole Foods, Bayview Village and the 401 as nearby draws, and the restaurants and services on Yonge are close. The data panel on this page shows transit, schools and walkability.
Sheppard East between Yonge and Bayview keeps adding buildings. Stafford Homes’ 181 East, a nine-storey, 185-suite condominium, registered in 2025, and QuadReal has applied to the City for two towers of 44 and 52 storeys with 1,074 homes at the southwest corner of the Bayview Village site.
For a low-rise owner here, that growth brings more shops and services and makes ground-oriented homes with garages scarcer. It also brings construction and traffic along Sheppard. If you plan to stay for years, that trade usually works in your favour.
Pricing and fees in a 12-home complex
No homes were listed for sale or lease in the complex when I checked, so there is no current asking range to quote. With 12 homes, a sale here is an occasional event, and each one reflects that home’s condition, its position as an end or interior unit, and how much has been updated.
To price a home here, I would use the complex’s recent sales as aggregates, alongside sales of large condo and freehold townhouses in Willowdale East, then adjust for size and condition. A building sold report gives you the figures for the complex.
One listing described the fee as covering water, snow removal, front garden care and building insurance. Heat and hydro would then be yours, as in a house. Confirm the inclusions and the current budget, and weigh the fee against what the reserve fund study says the exterior will need over the next ten years.

Amenities at 57 William Poole Way Townhouses
There are no shared amenity rooms, pool or gym here. The fee buys exterior care like snow removal and front gardens, and you get your own garage, outdoor space and a large house-style home, with Yonge & Sheppard supplying the gyms and pools.
Jatin’s honest take on 57 William Poole Way Townhouses
Who this building suits
Families, multi-generational households and move-up buyers who want around 2,000 square feet, a garage and multiple ensuites a short walk from Yonge & Sheppard. It also suits downsizers from a detached Willowdale house who want to keep the space but hand off snow and garden care.
What I’d want you to check
Ask what exterior work has been done across the complex, especially the stucco and balconies, and how it was funded. Read the reserve fund study, the status certificate for any special assessment and a year of board minutes. Confirm the fee inclusions, which exterior parts the corporation maintains, and the pet and rental rules in the declaration. Have an inspector who knows stucco cladding check the walls and window seals.
The value question
A large, garaged townhouse this close to Yonge & Sheppard is scarce, and the area’s growth tends to support values for ground-oriented homes. Against a detached house in Willowdale East, a home here is usually the cheaper way to similar space. The value depends on the exterior: a complex that has kept up with its stucco and balconies is a strong buy; one that has deferred them is a negotiation.
