Living here

Renters, Airbnb and elevators at 6 Sentinel Road Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 6 Sentinel Road Townhouses?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 6 Sentinel Road Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The 6 Sentinel Road Townhouses are about as small as a Toronto condominium corporation gets: 29 homes, registered in 1979. Small corporations can be wonderful places to live, with low overhead and neighbours who know each other, but every cost is shared among very few owners. That is the trade-off to understand before you buy here. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The 6 Sentinel Road Townhouses are a 29-home townhouse condominium at 6–10 Sentinel Road and 21–23 Brookwell Drive in York University Heights, North York. The corporation was registered on 22 January 1979 as York Condominium Corporation 450 (YCC-450). Glendale Properties Inc. is listed as the property manager. Listed amenities are a parking garage and visitor parking.

A very small corporation, and why that matters

With 29 homes, this is a tiny condominium. Most of the decisions that a large building spreads across hundreds of owners are shared here among a few dozen households, and the board is drawn from a handful of neighbours.

The upside is real. Overheads can be modest, owners tend to know each other, and a well-organized board can act quickly. Problems are visible early, because everyone sees the same roofs and walkways every day.

The downside is concentration of cost. A roof replacement, a garage repair or a large insurance claim is divided by 29, not by 300. A reserve fund that is even slightly under-funded can turn into a noticeable special assessment for each owner. That is why the reserve fund study matters more here than in almost any high-rise.

Governance is the other thing to watch. In a complex this small, the same few owners may serve on the board for years, and getting a quorum at the annual meeting can take effort. Ask when the last annual general meeting was held, how many owners attended, and whether board seats are contested or filled by default. An engaged owner group is one of the best signs you can find in a small corporation.

Insurance deserves a question too. Small corporations sometimes carry high deductibles to keep premiums down, and depending on the by-laws, an owner can be charged that deductible when a leak or other damage starts in their home. Make sure your own policy covers it.

A 1979 townhouse complex in York University Heights

The corporation was registered in January 1979, part of the wave of townhouse condominiums built across North York in the 1970s. The homes are spread across two short frontages, at 6 to 10 Sentinel Road and 21 to 23 Brookwell Drive.

Condos.ca does not list a developer, and I could not verify one from a reliable source. Glendale Properties Inc. is listed as the property manager. Ask how long the current manager has been in place and whether the corporation has a long-term maintenance plan in writing.

Nearby, the 55 Treeland Way Townhouses are a newer townhouse condominium from 2001. They are a separate corporation, but a useful comparison if you are deciding between an older and a newer complex in the same pocket.

Parking and the 45-year question

Condos.ca lists a parking garage and visitor parking. In a 1970s townhouse complex, a parking garage can mean individual garages or a shared underground structure. Ask which it is, because a shared underground garage is one of the most expensive items any corporation maintains, and in a 29-home complex that cost lands on few shoulders.

At more than 45 years old, the complex has been through at least one full cycle of roofs, windows and exterior work. The question is whether those projects were funded from reserves or from special assessments, and what is scheduled next. The reserve fund study and the board minutes answer both.

Inside each home, condition will vary. Look at the electrical panel, the plumbing, the furnace and air conditioner, and the windows and doors, and ask the corporation which of those are the owner’s responsibility under the declaration.

Downsview and the transit around it

The setting is changing around this complex. The City of Toronto’s Update Downsview work produced a 30-year planning framework for the Downsview area, and the Downsview Secondary Plan came into effect on 9 August 2024. The next stage covers district plans, development applications and new streets and parks.

For owners close by, that means long-term change: new housing, jobs and parks on the Downsview lands, with construction to match over many years. It can support demand for established homes nearby.

Transit has also improved. Line 1 runs through Downsview Park toward York University and Vaughan, and Line 6 Finch West opened along Finch Avenue in December 2025, with a stop at Sentinel. The panel on this page shows the walking times from these addresses.

York University lies to the north, which keeps the rental market in this area active with students and staff. In a small corporation, the balance of owners and tenants can change the feel of the complex quickly, so check the panel and read the minutes for how leasing is handled.

Pricing and fees

Nothing was listed for sale or for lease here when I prepared this review, and condos.ca does not list what the fee includes. In a 29-home corporation, only a handful of homes change hands in a typical year.

That thin market makes pricing tricky. One sale can move the median a long way, so compare per-square-foot figures, condition and size rather than a headline number. The panel on this page shows recent sold prices, and my building sold report pulls the aggregate figures.

When a home does come up, ask for the current fee, its history over five years and what it covers. Townhouse owners usually pay their own hydro and heat, so add those to the fee when comparing with an apartment condo.

The amenity list is short, which keeps the fee focused on the buildings, grounds and parking. Visitor parking is a genuine everyday convenience in a small townhouse complex.

Jatin’s honest take on 6 Sentinel Road Townhouses

Who this building suits

Buyers who want a townhouse with its own front door in North York at an attainable price, who like the idea of a small, quiet complex, and who are willing to take an active interest in how it is run. It also suits people working at York University or in the Downsview area.

What I’d want you to check

Read the reserve fund study, the status certificate and at least two years of minutes. In a corporation this small, confirm the reserve balance per home, the timing of the next roof and window projects, the type and condition of the parking garage, and whether a special assessment has been discussed. Confirm the insurance deductible too, since owners may be asked to cover it.

The value question

Small, older townhouse corporations can be very good value when they are well run, because you get family space for far less than a house. They can also be the most painful place to discover a funding gap. If the documents are clean and the reserve is healthy, I would be comfortable buying here. If not, I would look at a newer or larger complex nearby, where the same repair bill is spread across more owners.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
