Living here
Renters, Airbnb and elevators at 60 Stevenson Road Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 60 Stevenson Road Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 60 Stevenson Road Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

60 Stevenson Road is one of the oldest condominiums in Toronto, registered in 1970 as corporation number 27, and it is also one of the few in north Etobicoke that just gained a light rail stop named after its own street. You get family-size suites at prices well under the city average. You also get a 55-year-old building that needs reading carefully. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
60 Stevenson Road Condos is a 15-storey, 114-suite condominium at 60 Stevenson Road in north Etobicoke, Toronto M9V 2B4, in the area the city calls Mount Olive-Silverstone-Jamestown. It was built by Lanet Building Corporation and registered on 23 December 1970 as York Condominium Corporation 27 (YCC-27). Simsons Management is listed as the manager. Fees include common elements, heat, water, building insurance and parking.
60 Stevenson Road Condos at a glance
Corporation number 27: an early Ontario condominium
Ontario only allowed condominium ownership from the late 1960s, so a corporation registered in December 1970 with the number 27 is one of the first generation. 60 Stevenson Road was built by Lanet Building Corporation and, according to Condos.ca, has 15 storeys and 114 suites.
That is a low suite count for a 15-storey tower, which works out to only around eight suites a floor. Fewer suites per floor usually means larger suites and quieter corridors, and that matches what the current listings show: mostly two- and three-bedroom plans, sizes that are hard to find in new buildings at any price.
Age cuts both ways. A building this old has replaced a lot of its original systems at least once, and the people who run it have been through several reserve fund cycles. Whether that history is reassuring or worrying depends entirely on the documents.
Family-size suites in a building from 1970
Most of what comes up for sale here is two- and three-bedroom suites. Condos.ca does not record a square-foot range for the building, and current listings do not give size bands either, so ask for a floor plan or measure the suite. In buildings of this era, a three-bedroom is often well over 1,000 square feet.
Inside, expect a wide range of condition. Some suites will be close to original, with 1970s kitchens, bathrooms and electrical panels, and others will have been fully redone. Budget for renovation if the suite needs it, and ask whether the corporation requires approval for flooring, plumbing or electrical work before you plan it.
Older towers like this one often have separate dining areas, proper storage closets and balconies, and fewer open-plan kitchens. For a family, that kind of layout can work better than a modern open-plan two-bedroom, where the living room is also the dining room and the hallway.

Line 6 changes the location
For most of its life this building was car-dependent. That changed on 7 December 2025, when Line 6 Finch West opened along Finch Avenue. One of its stops is called Stevenson, and it runs parallel to Stevenson Road between Albion Road and Kipling Avenue.
The line runs east to Finch West station on Line 1, which connects to the subway and York University, and west to Humber Polytechnic’s north campus. For students, staff and anyone working along the Finch corridor, that is a meaningful upgrade. The panel on this page shows the exact walking times.
Daily shopping is centred on Albion Centre at Albion and Finch, and on the plazas along Kipling and Finch. The wider area, historically known as Smithfield and Rexdale, is mostly residential with industrial areas to the north and west, and it remains one of the more affordable parts of the city to own.
For an investor, the combination of a family-size suite, a low purchase price and a new rapid-transit stop is the reason to look. For an owner-occupier, it is a chance to buy real space in a location whose transit has just improved. Either way, check the panel’s owner and renter mix and the leasing history so you know what kind of building you are joining.
Reading the paperwork of a 1970 corporation
A corporation registered in 1970 has a declaration written under the very first generation of Ontario condominium law. Rules, by-laws and insurance arrangements may have been updated many times since. Ask for the current declaration, by-laws and rules together, not only the status certificate summary, and read how the corporation treats parking, balconies and any changes to suites.
Look at the reserve fund study for its funding plan over the next ten years. In a 114-suite building, large projects such as a garage repair or window replacement are shared among relatively few owners, so a fund that is behind schedule can mean fee increases or a special assessment later. I am not saying that is the case here; I am saying it is the first thing to confirm.
The board minutes will tell you how the building actually runs: how quickly repairs happen, whether owners raise the same issues year after year, and what the board plans next. Two years of minutes is a reasonable minimum to read before you firm up an offer.
What suites ask, and what the fee covers
Four suites were for sale when I prepared this review, asking from $399,900 to $499,000. For family-size suites in Toronto, that is among the lowest entry points in the city.
Fees on those listings ranged from about $602 to $775 a month. Condos.ca lists common elements, heat, water, building insurance and parking as included. Hydro is not on the list, so add your electricity bill when you compare this building with older towers where hydro is bundled in.
Without reliable square footage, I cannot give you an honest price per square foot. Use the panel’s sold figures for recent trades, and compare them with similar-size suites in other 1970s towers nearby. If you want a proper comparable analysis, book a call and I will put one together.

Amenities at 60 Stevenson Road Condos
A gym, sauna and recreation room are a practical package for a building of 114 suites. There is no pool listed, which keeps operating costs lower than in some 1970s towers in the area.
Jatin’s honest take on 60 Stevenson Road Condos
Who this building suits
Families and first-time buyers who need two or three bedrooms and cannot make a house or a new-build condo work. It also suits buyers who study or work at Humber Polytechnic or along the Finch corridor and want the new Line 6 at the door, and investors looking for a family-size rental at a low entry price.
What I’d want you to check
Read the status certificate, the reserve fund study and the board minutes, and focus on the big items in a 55-year-old tower: windows, balconies, the parking garage, elevators, the roof and the heating plant. Ask what has been replaced and what is next. Confirm the suite’s square footage, the parking arrangement and any renovation approval rules, and price the condition of the suite into your offer.
The value question
Asking prices from about $400,000 to $500,000 for family-size suites, with heat and parking in the fee, are hard to beat in Toronto. Line 6 gives the location a real long-term boost. If the reserve fund is in good shape, I think this is a solid owner-occupier buy, but in a building this old the documents decide the deal. Walk away if the study shows a large shortfall with no plan to fix it.
