Living here
Renters, Airbnb and elevators at 78 Crescent Road Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 78 Crescent Road Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 78 Crescent Road Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

78 Crescent Road is not a condo building in the way most buyers picture one. It is a 1988 condominium of four suites on one of the quietest streets in Rosedale-Moore Park, with no management company and suites closer in size to a house than an apartment. If you want house-scale space without a whole house to look after, it deserves a look, but only if you understand what owning one quarter of a building really means. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
78 Crescent Road Condos is a four-suite low-rise condominium at 78 Crescent Road in the Rosedale-Moore Park neighbourhood of midtown Toronto. It was built in 1988, and the condominium corporation is MTCC-772, registered 10 March 1988. The building is recorded as self-managed. Suites run roughly 1,272 to 2,969 sq ft. Maintenance fees include common elements, building insurance, parking and water.
78 Crescent Road Condos at a glance
Four suites, and four owners running the building
With only four suites, MTCC-772 is one of the smallest condominium corporations in the city. That shapes everything: there is no concierge, no amenity floor and, according to the building record, no property management company. The owners run the corporation themselves.
Self-management can work very well in a building this size. Costs stay low, decisions are quick, and the people making them live behind the same front door. It can also work badly, because the paperwork, the insurance renewal, the reserve fund study and the contractor calls all fall on a small group of volunteers.
So the first thing I want to know about any self-managed building is who actually does the work, and whether it is written down. Ask who keeps the books, who holds the insurance policy, when the last reserve fund study was done and who prepares the status certificate. If those answers are clear and current, self-management is a strength. If they are vague, treat that as a reason to slow down.
House-sized suites on a Moore Park street
Suites here run from about 1,272 sq ft to almost 3,000 sq ft. At the top of that range, you are buying the floor area of a good-sized Moore Park semi or small detached house, inside a condominium. That is the whole appeal: the space and the address without the roof, the snow and the exterior upkeep landing on you alone.
The building record lists it as a low-rise condo, and the floor count it gives is unusual enough that I would confirm the format of each suite in person. In buildings this small, every suite tends to be different, with its own entrance, its own stairs and its own outdoor space. Do not assume a neighbour’s plan tells you anything about the one you are seeing.
Crescent Road itself is part of the draw. It is a winding residential street of large older houses and mature trees, with a handful of small condominiums and townhouse groups mixed in. Castlemere at 75 Crescent Road, 80 Crescent Road and the townhouses at 94 Crescent Road are all close by, and all are small.

What the fee does and does not cover
The maintenance fee includes common elements, building insurance, parking and water. Heat and hydro are not listed, so expect to carry them yourself, and on a suite of 2,000 sq ft or more those bills are a real line in your budget.
Parking being inside the fee is a genuine advantage on a residential street like Crescent Road, where you do not want to depend on the street for a car. Confirm how many spaces belong to the suite you are buying and where they are, because in a four-suite building that can differ from one suite to the next.
Building insurance in the fee covers the corporation’s policy, not your own contents and improvements. In a small building with large, often heavily renovated suites, check what the corporation’s policy defines as the standard unit, and insure the rest yourself.
The daily reality of living here
This is a quiet, residential part of Rosedale-Moore Park. You are on a side street rather than an arterial, so traffic noise is low and the setting is mostly trees and houses. The Yonge Street shops and services are a walk away, and the ravine trails that run through Rosedale and Moore Park are close.
The building lists a security system, bike storage and permission for barbecues, and it notes a pet restriction. I could not find the details of that restriction, so if you have a dog or cat, read the declaration and rules before you make an offer. Transit, schools and Walk Score are shown in the data panel on this page.
Pricing and fees at 78 Crescent Road
Condos.ca puts the building average at about $867 per square foot. With four suites, that number is built on very few sales, so treat it as a rough marker rather than a market price. One sale of a large or heavily renovated suite can move it a long way.
For local context, Castlemere at 75 Crescent Road, a 1986 building of 13 suites across the street, averages about $763 per square foot. The premium here is consistent with larger suites and a smaller, more private building, but each sale on this street is closer to a house appraisal than a condo comparison.
When I checked, a single suite was listed for sale and nothing was listed for lease. Because there is only one listing, I am not quoting its price or fee here. If you are serious about this building, ask me for the building sold report so you can see the recorded resale history before you decide what a suite is worth.

Amenities at 78 Crescent Road Condos
There is no amenity package in the usual sense, and that is the point. You are paying for space, privacy and a quiet street, not for a gym or a party room, so compare this building with a house rather than with a tower.
Jatin’s honest take on 78 Crescent Road Condos
Who this building suits
Downsizers leaving a large Rosedale, Moore Park or Leaside house who want to keep the floor area and the neighbourhood but hand over the roof and the snow. It also suits buyers who like the idea of knowing every other owner by name. It does not suit anyone who wants a concierge, amenities, or a building that runs itself without their involvement.
What I’d want you to check
This is a 1988 building, so the roof, windows, masonry and any shared mechanical systems are at or past mid-life. Get the reserve fund study and confirm it is current, because in a four-suite building a single large repair is shared four ways and can mean a special assessment rather than a small fee increase. Ask who self-manages the corporation and how, confirm the parking and storage attached to the suite, and read the pet restriction if it matters to you. Have your lawyer read the status certificate closely, because small corporations sometimes run on informal habits rather than written rules.
The value question
At roughly $867 per square foot on the condos.ca average, you are paying a premium over nearby midtown condos and getting a much larger, more private home in return. Compared with buying a detached house on the same street, the value case is the time and maintenance you save. I think it can be excellent value for the right buyer, provided the corporation’s finances and paperwork are in good order. If they are not, the small size that makes the building appealing also makes problems harder to absorb.
