Living here
Renters, Airbnb and elevators at Waterford Towers
Do mostly owners or renters live here?
Mix of owners and renters. Of 23 deals here in the last 24 months, 10 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Waterford Towers?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Waterford Towers
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Waterford Towers is one of the first complexes built when the motels on this part of Lake Shore came down, and it is now one of the easier buildings in Humber Bay Shores to buy into. There are plenty of suites for sale, the prices per square foot are reasonable, and the fee covers your heat and cooling. The fee is also the thing you have to understand before you make an offer. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Waterford Towers is a 284-suite condominium complex of three connected towers, up to 17 storeys, at 2083 to 2095 Lake Shore Boulevard West in Humber Bay Shores, part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area of Toronto. It was built in 2005. The condominium corporation is TSCC-1659, registered on 9 March 2005, and GPM Property Management manages it. The fee includes heat, air conditioning, water, parking, building insurance and common elements. I could not confirm the developer from a reliable source.
Waterford Towers at a glance
Three towers on one landscaped site
Waterford is not one building but three towers sharing private landscaped grounds, with addresses running from 2083 to 2095 Lake Shore Boulevard West. The tallest reaches 17 storeys. That is mid-rise by Humber Bay Shores standards, where many newer neighbours rise well past 30 storeys, and it changes the feel of the place: fewer suites per elevator bank, a lower skyline from the grounds and more of a campus than a tower.
It also means the views are different from those in the taller towers. The higher floors look over the parks and the lake, but lower suites here look at their neighbours or the grounds. Within one corporation you can find very different exposures, so price each suite on its own view rather than on what the building as a whole is known for.
The complex went up in the first wave of rebuilding on this strip. blogTO’s history of the area notes that redevelopment of the old motel row accelerated in the early 2000s, and Waterford was registered in 2005, years before the tall towers that now dominate the shore.
From small one-bedrooms to very large suites
Condos.ca records suites from about 594 to 4,608 square feet. Most of what comes up for sale is one-bedroom, one-bedroom-plus-den and two-bedroom suites between about 600 and 1,000 square feet. At the top end, a small number of very large suites are outliers and do not reflect the typical plan.
Buildings of this age were usually planned with somewhat larger rooms than today’s investor-sized suites, but check each floor plan rather than assuming it. You will also see original finishes in suites that have not been renovated, so walk several before you judge the building.
Parking is included in the fee, which is a real benefit on Lake Shore. Confirm on the status certificate whether the space is owned or exclusive-use, and ask whether a locker comes with the suite, because that varies. I could not find a reliable source for ceiling heights or the architect, so check floor plans and measure during a viewing.

Why the fee looks high
This is the part you need to understand. Across the suites currently listed, the fee averages about $1.46 per square foot, and monthly fees range from just under $1,000 to about $1,600. That is high for a 2005 building and one of the highest on this stretch of Lake Shore.
Part of the reason is what it includes: heat, air conditioning, water, parking, building insurance and common elements. In many newer towers, you pay a separate heating and cooling bill and often a parking fee too. So the real gap is smaller than the per-square-foot number suggests. Even so, three towers with grounds, a rooftop deck and a concierge cost money to run, and the costs are spread over 284 suites rather than the 500 or more in some neighbours.
Before you buy, ask for the last three years of budgets and the reserve fund study. A building turning 20 is starting to plan its major work, such as the roofs, garage membrane, elevators and heating and cooling equipment. You want to know whether the fee already accounts for that or whether increases are coming.
Daily life on Lake Shore
The complex sits on Lake Shore Boulevard West just north of Humber Bay Shores Park, so the Waterfront Trail, the lakefront parks and the Mimico Creek wetlands are a short walk. This is the main reason people buy here, and it is worth seeing on a weekday evening and a summer weekend.
The area is still changing. The City’s Park Lawn Lake Shore Transportation Master Plan, endorsed in 2022, supports the redevelopment of the former Christie cookie site at Park Lawn and Lake Shore as a mixed-use district with a new Park Lawn GO station, along with new streets crossing the Gardiner and the rail corridor and a dedicated transit right-of-way on Lake Shore. That will bring years of construction and more people, but also more shops and better transit nearby.
Driving is easy, with the Gardiner close by, and the streetcar runs along Lake Shore. The data panel on this page covers transit, schools and nearby food in more detail.
Where Waterford sits on price
Condos.ca puts the average around $771 per square foot. That is below most of the newer towers in Humber Bay Shores, which is what you would expect for a 2005 building with mid-rise views, and it is the main reason first-time buyers look here.
There are 13 suites for sale and one for lease at the moment, which is a lot for 284 suites. One-bedroom and one-bedroom-plus-den suites ask roughly $549,000 to $620,000, two-bedrooms roughly $650,000 to $699,000, and a two-bedroom-plus-den sits a little above that. With this much choice, buyers have room to negotiate, and sellers have to price for condition and view.
When you compare Waterford with a newer building, add the newer building’s heating, cooling and parking costs to its fee. Then compare the full monthly figure. For recent sold prices, see the data panel or ask me for the building sold report.

Amenities at Waterford Towers
The amenity list is practical rather than resort-style: a staffed concierge, a rooftop deck for summer, a party room and guest suites for visiting family. The lake and the parks across the road do most of the work that a pool or a large gym would do in a newer tower.
Jatin’s honest take on Waterford Towers
Who this building suits
First-time buyers and downsizers who want to live by the lake without paying new-tower prices, and people who prefer a smaller mid-rise to a 50-storey tower. Because the fee covers heat, cooling and parking, it also suits anyone who wants predictable monthly costs.
What I’d want you to check
The fee and the reserve fund. Read the reserve fund study and the last few budgets, ask about planned work on the roofs, garage, elevators and heating and cooling equipment, and look at board minutes for anything else coming. Because there are three towers, find out which tower your suite is in and whether any work is planned for that one. Confirm the parking and locker details for the specific suite.
The value question
At around $771 per square foot, Waterford is good value for the lake, but the fee is high and it is a 20-year-old building. If the reserve fund is healthy and the budget is stable, the high fee is mostly utilities you would pay elsewhere. If the fund is weak or big increases are planned, a newer building at a higher price per square foot may cost you less over five years. Do the numbers both ways before you decide.
