Living here

Renters, Airbnb and elevators at 900 St. Clair West

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 900 St. Clair West?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 900 St. Clair West

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

900 St. Clair West is what most people picture when they say they want a condo on a real main street: a brick building with shops at the base, a dedicated streetcar out front and a neighbourhood of independent restaurants around it. Canderel and KingSett finished it in 2024, and it was the first phase of their St. Clair Village plan. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

900 St. Clair West is a 12-storey condominium at 900 St. Clair Avenue West and 185 Alberta Avenue, at the northeast corner of St. Clair and Alberta in the Wychwood and Hillcrest Village area of Toronto. It was developed by Canderel Residential and KingSett Capital and designed by BDP Quadrangle. Condos.ca lists 116 suites, while launch coverage described 122. It was completed in 2024, and the condominium corporation, TSCC-3069, was registered on 27 June 2024. Duka Property Management is listed as the manager.

Brick, bronze and a five-storey street wall

BDP Quadrangle, with principal Richard Witt, designed the building in cordovan-bronze and maroon brick with dark bronze window frames, over a glazed base. The southwest corner is wrapped in large glass panels, and the rest reads as a solid masonry building, which is unusual for a new condo on this scale.

The massing follows the City’s main-street pattern. A five-storey base holds the street, and the upper floors step back above it, which creates a rooftop terrace for residents and keeps the building from overwhelming St. Clair. South-facing balconies begin at the fifth level.

On the St. Clair frontage is a 55-foot mural, The Spirit of St. Clair, based on a 1961 Toronto Archives photo taken at St. Clair subway station. It was created by artists working with Akin Collective and the Museum of Contemporary Art, and it gives the building a local identity most new condos do not have.

Where your suite sits in that design matters. Suites at the glazed southwest corner get the most glass and the widest outlook over St. Clair, while suites behind the brick have more conventional windows and more wall for furniture. Upper suites above the step-back gain the terrace-level setbacks. Look at the elevation drawings, not just the floor plan, before you choose.

Suites, and two records that disagree

At launch in 2019, the developers described 122 suites from one to three bedrooms, roughly 450 to 1,300 square feet. Condos.ca now records 116 suites. The difference may reflect plan changes during construction, so if you are comparing floor plans, work from the registered plans rather than the original brochure.

Resale listings when I checked included compact one-bedroom and one-plus-den plans in the 500 to 700 square foot range, as well as a much larger three-bedroom-plus-den. That spread is typical of a boutique midtown building: mostly efficient suites, with a small number of large ones.

Condos.ca lists only KingSett Capital as developer, but launch and ground-breaking coverage consistently describe a Canderel Residential and KingSett Capital partnership. I treat it as a joint project.

Retail at grade and the St. Clair Village plan

Retail units line the Alberta Avenue frontage, with storefronts along St. Clair as well. That means ground-floor activity and convenience, but also deliveries and commercial garbage handling. Ask where the retail loading and waste are on the site relative to the suite you are considering.

Living above retail is a trade-off worth thinking through. You gain a café or shop in your own building and a livelier sidewalk, but you also take on the hours, deliveries and occasional odours that come with commercial tenants. Suites on lower floors facing Alberta feel that most, so visit at different times of day before you commit.

The building was billed as the first phase of a larger St. Clair Village community. Ask what further phases are planned nearby, because new construction on the block would affect views and noise for some suites.

The rezoning was first filed in 2016 by an earlier landowner, before Canderel and KingSett took the project forward. Ground broke in February 2020, and the building was registered in mid-2024.

St. Clair West, day to day

This stretch of St. Clair West sits where Wychwood, Hillcrest Village and Corso Italia meet. The dedicated streetcar right-of-way runs along St. Clair in front of the building, and the street is lined with bakeries, cafés, restaurants and small grocers.

Artscape Wychwood Barns, with its farmers’ market and park, is close by, and Hillcrest Village and the side streets to the north are among the more attractive house neighbourhoods in midtown.

Monza Condos, a smaller Benvenuto Group mid-rise, sits across St. Clair a few doors to the east at 863 St. Clair West. Buyers often look at both, and they suit slightly different people: Monza is smaller and more sculptural, while this building is larger, taller and more traditional in its brick.

Pricing and fees

When I checked, four suites were listed for sale, asking from about $500,000 to $2.55 million. Monthly fees across those listings ran from about $419 to $2,464, an average of roughly $0.96 per square foot.

A range that wide tells you more about the suite mix than about the building’s value, so ignore the headline numbers and compare on price per square foot. In a building of this size, a handful of resales can move any average sharply, which is another reason to look at the sold data over a full year.

That fee level is on the high side for a new building. Part of it is scale: with about 116 suites, the cost of concierge, a rooftop terrace and a full-time manager is shared among fewer owners than in a tower. Ask what the fee includes, since condos.ca does not publish inclusions, and whether heat, cooling and water are sub-metered.

Compare it with Monza across the street and other new St. Clair West mid-rises on both price and fee per square foot. In a first-year building, read the budget and reserve fund study, and expect adjustments as real costs replace estimates. My building sold report shows the aggregate sold picture.

Amenities at 900 St. Clair West

ConciergeGymParty RoomRooftop Terrace

The package is compact: concierge, a gym, a party room and the rooftop terrace created by the step-back above the fifth floor. In this location, the street is the real amenity, and the building does not try to compete with it. If you want a pool or a theatre room, look elsewhere.

Jatin’s honest take on 900 St. Clair West

Who this building suits

Buyers who want to live on a walkable midtown main street with the streetcar at the door, in a building that looks like it belongs there. It suits professionals, couples and downsizers from nearby houses who want a smaller building and do not need a pool.

What I’d want you to check

Confirm the suite count and your suite’s registered floor plan, the first-year budget and what the fee includes. Ask about deficiencies and remaining Tarion warranty, retail loading and waste near your suite, and any further St. Clair Village phases planned nearby. Confirm parking and locker allocation, since they are not covered in published sources.

The value question

You pay a midtown main-street price and a fee that is higher than many new buildings. In return you get brick construction, retail at the door and a location that has held its appeal for decades. For an owner who plans to stay, that trade is reasonable. For an investor, the fee per square foot needs a close look against expected rents.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
