Living here

Renters, Airbnb and elevators at Monza Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Monza Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Monza Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Monza is the most architectural of the new St. Clair West mid-rises, and also one of the smallest. The Benvenuto Group put 76 suites into a faceted, terraced building at St. Clair and Winona, registered in 2025, with a rooftop lounge looking back at the skyline. It is a building for people who care how their home looks from the street. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Monza Condos is a 76-suite boutique condominium at 863 St. Clair Avenue West, at Winona Drive, on the edge of Corso Italia and Wychwood in Toronto. It was developed by The Benvenuto Group and designed by StudioAC with +VG Architects, with common-area interiors by Patton Design Studio. Condos.ca lists eight storeys, while UrbanToronto reported nine at launch and a later approval for ten, so the published height varies. It was completed in 2025, and the condominium corporation, TSCC-3116, was registered on 5 May 2025.

A crystalline mid-rise on a café street

StudioAC and +VG Architects designed Monza with faceted, crystalline massing rather than the usual stacked box. The angled planes create large terraces on several levels, which is the building’s main selling point for buyers who want outdoor space without a house.

The design went to the City’s Design Review Panel in early 2019 and was well received, which is not something every mid-rise on St. Clair can say. The aim was bold architecture that still fits the street’s café culture, and the ground floor holds retail to keep the frontage active.

The name comes from the Italian city of Monza and its Grand Prix circuit, a nod to Corso Italia next door. The sales centre leaned into it with espresso and a vintage Lotus race car.

A faceted building is also more complex to build and maintain than a plain one. More corners mean more flashing, more terrace membranes and more places where water has to be managed, which is why I put the reserve fund study near the top of the checklist here. The design is the reason to buy; the maintenance plan is what protects it.

How tall is it? The records disagree

Condos.ca lists Monza at eight storeys. UrbanToronto described nine storeys at launch, then reported that a 2019 approval raised the permitted height from nine to ten, and its project thread lists ten storeys at about 36 metres.

The difference likely comes from how the rooftop amenity level and stepped upper floors are counted. It matters if you are buying on an upper floor, because the floor number on a listing may not match the count you see from the street. Check the registered plan.

What is consistent across every source is the suite count: 76. That makes Monza a genuinely boutique building, where you will know your neighbours and where each owner’s share of the budget is larger than in a tower.

A small building also has small-building economics. A roof, elevator or garage repair is shared among 76 owners rather than several hundred, so the reserve fund needs to be planned with care from the first study onward. A new corporation’s early decisions on contributions set the tone for decades.

Parking is limited, and that is by design

The 2020 site plan resubmission showed 57 parking spaces for the building: 52 for residents and five for visitors, on two underground levels after a planned third level was removed. With 76 suites, not every suite comes with a space.

That is a reasonable choice on a street with a dedicated streetcar, but it changes resale. A suite with parking will appeal to a different buyer, and command a different price, than one without. Confirm in the agreement or status certificate whether the suite you are buying has a deeded or exclusive-use space.

If you do not need a car, a suite without parking can be the better-value purchase here, because you are not paying for a space you will rarely use. Just price it honestly against suites that have one, and remember that the next buyer may want a space even if you do not.

Cyclists are better served. The plans showed 69 long-term bicycle spaces on the P1 and ground levels, and the building added a bike repair station, which is a sensible amenity for this part of the city.

Corso Italia, Wychwood and Hillcrest on one corner

Monza sits at the meeting point of four neighbourhoods: Corso Italia, Regal Heights, Hillcrest Village and Wychwood Heights, each with its own character. St. Clair West here is a strip of cafés, bakeries, breakfast spots and fresh markets, with the streetcar at the door.

Artscape Wychwood Barns, with its organic farmers’ market, dog run, splash pad and artist studios, is a short walk away. For dog owners in particular, that is a meaningful daily convenience.

900 St. Clair West, a larger brick building by Canderel and KingSett, sits across the street a few doors to the west. Buyers often see both, and the choice usually comes down to Monza’s design and terraces against 900’s size and brick facade.

Pricing at a 76-suite building

Condos.ca puts the average at about $1,314 per square foot. That is a premium figure for midtown, and it reflects new construction, a small suite count and the terrace-heavy design rather than a bargain entry point.

There were no suites listed for sale when I checked, only two for rent, which is typical of a building in its first year when most owners have just moved in. Launch coverage in 2019 put starting prices in the mid-$400,000s in one report and the low $500,000s in another, with the largest suites near $1.5 million, which gives a sense of the spread of suite sizes.

Fee inclusions are not published on condos.ca, so ask for the first-year budget and confirm what is covered and what is sub-metered. In a building this small, expect the fee per square foot to sit above that of a large tower, because concierge and rooftop costs are shared among fewer owners. My building sold report will show the aggregate sales as they begin to come through.

The amenities are compact and well chosen: a concierge lobby, a ground-floor fitness studio, parcel and mail rooms, and an indoor rooftop lounge opening onto a terrace with barbecues, dining tables and loungers facing the skyline. The rooftop is the part owners will actually use, especially in summer.

Jatin’s honest take on Monza Condos

Who this building suits

Buyers who value design and outdoor space and want to live on a walkable St. Clair West strip, including couples, professionals and downsizers from nearby houses who want a terrace. It suits people who do not need a car or are happy to buy a suite that has parking specifically.

What I’d want you to check

Confirm whether the suite has parking and a locker, how the terrace is classified and who maintains it, and how a faceted design affects window cleaning and terrace waterproofing costs in the reserve fund study. Read the first-year budget, ask about deficiencies and the remaining Tarion warranty, and check the registered floor number given the conflicting storey counts.

The value question

At about $1,314 per square foot, you are paying for a new, distinctive, small building in a much-loved part of midtown. The terraces are the reason to buy here, and a suite without one gives up much of what makes Monza different. Buy a terraced plan with parking and you hold the strongest resale position in the building.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
