Renters, Airbnb and elevators at Azul Lofts

Do mostly owners or renters live here?

Leases 50%Sales 50%

Mix of owners and renters. Of 6 deals here in the last 24 months, 3 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Azul Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Azul Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Azul Lofts is the building I point to when a buyer wants Dundas West but cannot face a 300-suite tower. It is tiny, with 28 suites registered in 2012, and it puts parking inside the maintenance fee, which is rare for a building this small. It is also a building where the paperwork matters more than the finishes, and I will tell you why. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Azul Lofts is a six-storey, 28-suite condominium at 1636 Dundas Street West and 284 Brock Avenue in Toronto, at the corner of Dundas and Brock between Little Portugal and Dufferin Grove, in the wider Queen West, Trinity-Bellwoods, Kensington and Little Italy area. It was developed by We Care / Wise Move Group and completed in 2012. The corporation is TSCC-2251, registered on 25 July 2012, and Orion Management is listed as property manager. Suites run from about 548 to 1,242 sq ft. The fee covers common elements, water, building insurance and parking.

Two buildings on one small lot

Azul is an infill project, and the layout of the site explains most of what living here feels like. A six-storey loft building sits on the Dundas Street frontage, and a row of three-storey townhouses sits behind it, set back from the main street. The two share one corporation, which is why the address carries both 1636 Dundas and 284 Brock.

Cars enter from Brock Avenue, not Dundas. Local observers on the SkyriseToronto forum noted during construction that the Brock side reads mostly as a driveway, while the Dundas side presents a conventional brick street wall. That is a fair description. The building was designed to fit the main-street pattern rather than to make an architectural statement.

The practical result is that loft owners face the Dundas streetscape and the quieter residential blocks around Brock, while townhouse owners get a more tucked-away entrance. If you care which side you are on, ask before you fall for a plan, because the two products live very differently.

What 548 to 1,242 square feet looks like here

Suite sizes run from about 548 to 1,242 square feet. With only 28 suites across two building types, there is no typical floor plate, and the larger sizes tend to belong to the townhouse side or to multi-level plans. Every resale is close to a one-off.

That cuts both ways. You are unlikely to find yourself in a building with dozens of identical one-bedrooms competing against yours when you sell. You are also unlikely to find a clean comparable from last month, so pricing a suite here takes more work than in a tower.

Small buildings also mean a quiet lobby, neighbours you will actually know, and a board drawn from a handful of owners. Some buyers love that. Others find that a few strong personalities can shape decisions, so it is worth reading the minutes to see how the board operates.

I would not assume ceiling heights or finishes from the word loft in the name. This is a new-build soft loft, not a warehouse conversion, so confirm ceiling height, flooring and window sizes from the actual suite and the original plans rather than from marketing language.

Parking in the fee, and a rooftop deck

Condos.ca lists common elements, water, building insurance and parking as included in the fee. Parking inside the fee is uncommon in a building this size, and in this part of Dundas West, where street parking is tight, a garage space has real value. Confirm that the suite you are buying actually comes with a deeded or exclusive-use spot, because not every suite in a building necessarily has one.

Heat and hydro are not on the inclusion list, so budget for them separately and ask the seller for a year of utility bills. With a small number of owners sharing the costs, the fee per square foot can move more sharply than in a large building when a big repair comes due.

The amenity list is short but useful: a rooftop deck, a party room and meeting room, visitor parking, a security system and barbecues permitted. Condos.ca also flags a pet restriction, so read the declaration and rules before you commit if you have an animal.

Dundas and Brock, day to day

This corner sits where Little Portugal meets the Brockton and Dufferin Grove side of Dundas West. Walking east takes you into the bakeries, churrasqueiras, bars and small restaurants that made this stretch of Dundas popular, and the streets around are lined with older semis and row houses.

To the north-west, the old industrial strip around Sterling Road has been reinventing itself for years, with the Museum of Contemporary Art Toronto and new residential projects now part of the picture. That change is a reason values have held up in this pocket, and it is also a reason to expect more construction nearby.

Dundas West is a working main street. Expect streetcar noise, deliveries and late-night patios on the Dundas side, and a quieter feel at the back. The data panel on this page has the transit, school and walkability details.

Pricing a 28-suite building

There were no active listings at the time I wrote this, and condos.ca does not publish a building average price per square foot for Azul. That is normal for a building of 28 suites: sales are infrequent, and a single year may see only one or two.

When you have so little data inside the building, look outward. Comparable boutique loft buildings in this part of the west end, such as Abacus Lofts on Dundas near Ossington, average roughly $940 per square foot on condos.ca, and newer, more design-led buildings ask more. Azul’s townhouse suites should be compared with other condo townhouses, not with tower suites.

Remember to compare all-in costs. Azul’s fee includes parking and water but not heat. The automatic data panel on this page shows recent aggregate figures, and if you are serious about a specific suite I can prepare a building sold report before you make an offer.

This is a building you live in for the neighbourhood, not the amenities. The rooftop deck is the one feature most owners will actually use, and the short list keeps the shared costs of a 28-suite building manageable.

Jatin’s honest take on Azul Lofts

Who this building suits

Buyers who want a small, quiet ownership group on a lively stretch of Dundas West, owners who will use the included parking, and people who want a townhouse-style home in a condo without the price of a freehold on the side streets.

What I’d want you to check

Small buildings live or die by their reserve fund, so read the status certificate, the latest reserve fund study and at least a year of board minutes closely, and ask whether any special assessments have been discussed. At about 14 years old, look at the roof and rooftop deck membrane, the garage waterproofing and windows. Confirm which parking space and locker belong to the suite, whether you are buying a loft or a townhouse unit, and how the pet restriction is worded.

The value question

Azul is not a design landmark, and its resale values depend on the suite more than the building name. What you get is a small corporation, parking in the fee and a strong main-street location. Bought at a fair price after a careful document review, I think it is a sensible owner-occupier purchase; bought without that review, it is a gamble I would not take.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
