Living here
Renters, Airbnb and elevators at beBloor Condos
Do mostly owners or renters live here?
Mix of owners and renters. Of 30 deals here in the last 24 months, 15 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at beBloor Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about beBloor Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

beBloor is the building I suggest to first-time buyers who want to be on the Bloor subway line in the west end and keep their monthly costs predictable. It is a 2006 Lorbeth tower of 238 compact suites, and the fee covers heat, air conditioning, water and parking. The strip around it is changing quickly, which is both the opportunity and the thing to watch. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
beBloor Condos is a 15-storey, 238-suite condominium at 1369 Bloor Street West, Toronto M6P, west of Lansdowne Avenue, at the north-western edge of the area I group as Queen West, Trinity-Bellwoods, Kensington and Little Italy. It was developed by Lorbeth Development Corporation and completed in 2006. The condominium corporation is TSCC-1802, registered on 6 October 2006, and Horizon Property Management is listed as manager. Suites range from about 402 to 859 sq ft. The fee covers common elements, heat, air conditioning, building insurance, parking and water.
beBloor Condos at a glance
An early tower on this stretch of Bloor
Lorbeth finished beBloor in 2006, well ahead of the current wave of tower proposals on this part of Bloor West. At 15 storeys it stands out on a stretch that is still mostly low-rise, and it has had two decades to settle into the street.
The project also includes a separate townhouse component, listed as beBloor Townhomes at 1379 Bloor Street West and 30 Merchant Lane. Those townhomes are a different corporation, so if you see listings under the beBloor name, check which building they belong to before you compare fees.
Lorbeth is not a household name among Toronto developers. That is not a negative, but it means the building’s twenty-year record, not the brand, is what you should judge it on.
Compact suites, by design
Condos.ca records suites from about 402 to 859 square feet. There are no large plans here. The plans are studios, one-bedrooms and one-plus-dens, with compact two-bedrooms at the top end of the range.
That makes beBloor a starter building. With 238 suites in a narrow size range, there are many similar units, which usually means there are comparables to work with when you buy and when you sell.
When comparing suites, the details matter more than the size. A one-plus-den with a usable den, a balcony and a good exposure can live much larger than its square footage. Look at storage too: in suites this size, a locker and good closets make a big difference.
The amenity list includes a party room, a media room, a meeting room, a parking garage and visitor parking. Condos.ca also flags a pet restriction, so read the rules before you bring a dog home.

The fee is the story here
Current listings show fees of about $0.78 per square foot, and that figure includes heat, air conditioning, building insurance, water and parking. For a twenty-year-old building, that is a reasonable number given what it covers.
Two suites were for sale when I checked, with monthly fees from about $447 to $633. On a starter budget, the fact that heating and cooling are bundled in means your winter and summer costs do not swing.
An inclusive fee has one catch. When gas, electricity for the shared systems and insurance costs rise, they flow straight into the fee, so ask for the last three or four years of budgets and see how quickly it has climbed. A steady, modest increase is a good sign; a long freeze followed by a jump usually is not.
Parking is included in the fee for suites that have a space, but not every suite comes with one. Confirm it on the listing and in the status certificate, because in this part of the city a deeded space affects both your daily life and your resale.
Bloor near Lansdowne, and what is coming
This is a working stretch of Bloor, with everyday shops and services rather than a polished retail strip. If you want the Annex or Bloor West Village, this is not it; if you want a real neighbourhood main street in the west end, it is worth a look.
It is also about to get much denser. In late 2020, KingSett Capital applied to redevelop the Value Village site at 1319 Bloor Street West, a couple of blocks east, with two towers of 31 and 33 storeys, about 634 homes, a small public park and an entrance and platform for a proposed Bloor-Lansdowne GO station. Proposals change, so follow the City’s application file before you count on it.
Large projects take years to move from application to occupancy, and some never proceed at all. If you buy here expecting the GO station, treat it as possible upside rather than a certainty, and price the suite on what the street offers today. Ask the property manager whether the board has been following or commenting on nearby applications.
For an owner here, that kind of project can bring better transit, more retail and years of construction nearby. Transit, schools and nearby parks are summarised in the data panel on this page.
Price per square foot, and asking ranges
Condos.ca shows an average of about $875 per square foot for the building. Small suites always trade higher per square foot than large ones, so that number reflects the suite mix as much as the location.
Asking prices across the two active listings ranged from about $569,000 to $739,000. Asking is not selling, and I would check recent aggregate trades before setting a price.
Compared with newer towers on Bloor West, you give up new finishes and gain a much more inclusive fee. Add heat, cooling and a parking charge back onto a newer building and the gap in monthly cost can be wide. My building sold report shows the recent aggregate trades.

Amenities at beBloor Condos
The amenity package is modest: rooms you can book for a party, a film night or a meeting, plus underground and visitor parking. It keeps the fee in check, and in a building of small suites the party room is the one most owners will actually use.
Jatin’s honest take on beBloor Condos
Who this building suits
First-time buyers who want to own on the Bloor line in the west end, young professionals who want cafes and restaurants on the doorstep, and investors who prefer a predictable fee. It also suits buyers who want to be in early on a stretch of Bloor that is about to change.
What I’d want you to check
At twenty years old, the building is in the window where windows, balcony membranes, the garage and the heating and cooling equipment come due. Read the reserve fund study carefully, ask whether any special assessment has been discussed in the board minutes, and check the fee history. Confirm parking and a locker for the specific suite, review the pet rules, and make sure you are reading documents for the tower, not the townhomes.
The value question
At around $875 per square foot with an all-in fee, beBloor is fair value for a west-end subway address. The upside is the street: if the proposed towers and GO station proceed, this stretch will look very different in ten years. The cost is construction in the meantime. For a buyer planning to stay three to five years, I think the trade is reasonable, as long as the reserve fund holds up.
