Living here
Renters, Airbnb and elevators at Beacon Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 170 deals here in the last 24 months, 150 were leases and 20 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Beacon Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Beacon Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Beacon is the newest tower in the North York Centre strip with its own indoor connection to the subway. Sorbara put a 35-storey tower on a three-storey retail podium directly over North York Centre station, and that one fact drives most of the demand here. The questions for a buyer are about price per square foot and what is left out of the fee. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Beacon Condos is a 35-storey, 374-suite condominium at 5180 and 5200 Yonge Street, between Sheppard and Finch in the Willowdale West neighbourhood, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was developed by the Sorbara Group and designed by Wallman Architects with Rafael + Bigauskas Architects, and it was completed in 2019. The condominium corporation is TSCC-2737, registered on 27 September 2019, and condos.ca lists Revive Condominium Management Services as the manager. The fee includes common elements, heat, air conditioning, building insurance and water.
Beacon Condos at a glance
A tower built over the station
UrbanToronto’s coverage describes Beacon as sitting directly above North York Centre station on Line 1, with indoor access to the platform below. For a commuter, that is the whole case: you can get from your suite to a downtown train without stepping outside.
Construction started in late 2015, and the tower reached about 125 metres when it topped off. The three-storey podium holds around 15,000 square feet of retail along Yonge, with the residential amenities above it, so the building presents a commercial face to Yonge.
Sorbara is a long-established Toronto-area builder, and Beacon was its tower on this stretch of Yonge. Wallman Architects worked with Rafael + Bigauskas on the design, Thinc Design did the landscape and the paved driveway, and UNION31 designed the lobby and lounge interiors.
Layouts: mostly one- and two-bedrooms
Condos.ca puts suites at about 487 to 1,346 square feet. That is a typical range for a 2019 tower: compact one-bedrooms at the bottom, two-bedrooms in the 700s and 800s in the middle, and a smaller number of larger corner suites near the top.
When I checked, three of the four suites for sale were between 400 and 799 square feet. Two-bedrooms in the 700s are tight, and I always walk a buyer through the furniture plan before they fall for the view. A second bedroom with a sliding door and no window is not unusual in towers of this period, so check the plan.
I could not confirm ceiling heights or the parking and locker split from a reliable source. Ask for the floor plan and confirm on the status certificate whether the suite comes with a parking unit and a locker.

What the fee includes
Condos.ca lists common elements, heat, air conditioning, building insurance and water as included. Heat and cooling in the fee is better than many towers finished around 2019, where both are often on a suite meter.
Parking is not listed, and neither is hydro, so budget for both if they apply. The fee on the current listings works out to about $1.05 per square foot, with monthly fees from about $513 to $1,340. That is higher than Gibson Square next door at about $0.70, which includes parking.
In a building with a retail podium and a transit connection, part of what you pay may relate to shared spaces and agreements with the commercial owners. Ask for the shared facilities agreement and the budget with the status certificate, so you know what drives the number.
Owning or renting out a suite over the station
When I checked, six suites were for lease and four for sale. That balance is typical of a newer tower on top of a subway stop, and it suggests a good share of suites are held by investors as rentals.
For an owner-occupier, that means neighbours who change more often than in an older, owner-heavy building, and elevator bookings for move-ins on most weekends. It is not a problem, but it is part of the feel of the building, and it is worth asking the management office how moves and deliveries are handled.
For an investor, the appeal is clear. A suite with indoor access to Line 1 is easy to rent to students, young professionals and people who work along Yonge. The questions are the ones I ask on every rental purchase: what similar suites have actually leased for recently, how long they sat, and whether the fee and taxes still leave room for a return once you add parking if your tenant needs it.
Whichever you are, the building’s first several years of records are now available. Read them. A young building with a clean reserve fund study and few surprises in the minutes is the best case, and you should know before you buy whether that is what you are getting.
North York Centre around it
The stretch of Yonge between Sheppard and Finch has filled with towers over the last fifteen years. UrbanToronto placed Beacon among a run of similar mixed-use buildings, including Gibson Square, Hullmark Centre and Emerald Park, that together reshaped this part of Yonge.
Daily errands, banks and restaurants are on Yonge itself, and the civic buildings of North York Centre are a short walk. The trade-off is the usual one for a tower on a main street: traffic, noise and a busy sidewalk. The data panel on this page shows the transit, schools and parks nearby.
Priced between its neighbours
Condos.ca puts Beacon at about $834 per square foot. That sits between Hullmark Centre at Yonge and Sheppard at about $783 and the two Gibson Square towers next door at about $903 to $943. For a newer building with a direct subway connection, that is a reasonable place to be.
Four suites were for sale when I checked, asking from $488,000 to $1,030,000. With six suites for lease at the same time, there is a healthy rental market here, which is what I would expect for a tower on top of a subway station.
The fee is where the value comparison changes. A buyer who needs parking at Beacon may pay for it separately, while at Gibson Square it is in the fee. Run the full monthly cost, not just the purchase price, before you decide which building is cheaper to own.

UrbanToronto lists a gym, games room, movie room, party room, roof deck and guest suite, and condos.ca adds a concierge. It is a solid, conventional package; you buy here for the station connection, not for a pool.
Jatin’s honest take on Beacon Condos
Who this building suits
Commuters who ride Line 1 every day, professionals who work in the North York Centre offices, and first-time buyers who want a newer tower with heat and cooling in the fee. Investors also do well here, because a suite over a subway station is rarely vacant for long.
What I’d want you to check
Confirm parking, a locker and any separate charge for them before you firm up. Read the shared facilities agreement and the budget to understand the fee, and check the reserve fund study for anything coming up as the building approaches its first decade. On a two-bedroom, make sure the second bedroom has a window and fits a real bed.
The value question
At about $834 per square foot, Beacon is fairly priced for a 2019 tower with a direct subway connection. It is not the cheapest way to own on this stretch of Yonge once you add parking, but for a buyer who will use the station daily, I think the convenience is worth the premium.
