Do mostly owners or renters live here?

Leases 64%Sales 36%

Renter-heavy building. Of 77 deals here in the last 24 months, 49 were leases and 28 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Residences at The Consilium I?

2units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Residences at The Consilium I

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Residences at The Consilium I is the big one on Corporate Drive: 557 suites, 29 storeys, two pools and a fee that covers almost every utility. It is also the oldest condo tower on Corporate Drive and Lee Centre Drive by condos.ca’s build years, and with ten suites for sale at the time of writing, buyers have choice and negotiating room. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Residences at The Consilium I is a 29-storey, 557-suite high-rise condominium at 88 Corporate Drive in Woburn North, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was built in 1992; condos.ca does not list a developer. The condominium corporation is MTCC-1023, registered on 1 May 1992, and the property manager is listed as Del Property Management. Maintenance fees include air conditioning, common elements, heat, hydro, building insurance, parking and water.

The first residential tower at Consilium Place

Consilium Place is an office complex beside Highway 401, across from Scarborough Town Centre, and the Residences at The Consilium added condominium homes to it. The name marks this building at 88 Corporate Drive, registered in 1992, as the first of two; The Residences at The Consilium II stands at 68 Corporate Drive under its own corporation, and condos.ca dates it to 1997.

Condos.ca writes the name as Consilium l with a lower-case L, but the name refers to the first of two buildings, and you will see it written as Consilium I or Consilium 1 on listings. Whichever spelling you see, confirm the address and the corporation number, MTCC-1023, so you do not compare it with sales in the second phase.

At 557 suites, this is a large building with a large budget. That brings economies of scale on staff and amenities, and it also means more elevators, more garage and more mechanical equipment to maintain.

Height and position matter too. Upper floors on some exposures look out over much of Scarborough, while lower suites facing the 401 will hear it. Visit at rush hour before you commit.

Two pools and an all-inclusive fee

Condos.ca lists both an indoor and an outdoor pool, a sauna, a games room, a security guard and a security system, and its list continues beyond what I could capture. Two pools in one building is uncommon anywhere in Toronto, and it is one of the main reasons buyers choose this tower over its neighbours.

The fee includes hydro, heat, air conditioning, water, building insurance, parking and common elements. Active listings showed monthly fees of about $577 to $1,014, and condos.ca puts the average fee on active listings at about 89 cents per square foot. That is lower than Hillsborough Court next door at about $1.06, with a similar list of inclusions, which is the advantage of spreading costs across more than twice as many suites.

Bulk utilities make the monthly budget predictable, but they also tie your fee to the building’s total energy use. Ask the corporation how utility costs have moved over the last few budgets.

Outdoor pools are seasonal and cost money to open, staff and close every year, and pool mechanical systems are a reserve fund item in their own right.

Suite sizes and what 1992 means

Condos.ca records suites of roughly 711 to 1,343 square feet, and the current listings are mostly one-bedroom-plus-den and two-bedroom plans, some with a den. Even the smallest suites here are larger than many one-bedrooms built in recent years.

Most suites will have been updated over 34 years, but not uniformly. Expect anything from original kitchens to full renovations, and price them separately.

A 1992 tower is well into the age when big-ticket items come due. Elevator modernization, window and balcony door replacement, garage waterproofing, the pools’ mechanical systems and the heating and cooling plant are all items I would look for in the reserve fund study, along with what has already been done.

Parking is in the fee, but confirm that the suite you are buying actually has a space and whether any locker is owned or exclusive-use. The status certificate will show what is attached to the unit.

A neighbourhood about to change

Corporate Drive is an office and residential enclave with Scarborough Town Centre on the other side of the 401. Daily life here revolves around the mall, the highway and the services around them, while the streets themselves are quiet outside office hours.

Two changes are coming. Metrolinx is building the Scarborough Subway Extension from Kennedy Station to Sheppard Avenue and McCowan Road, with major construction at Scarborough Centre station under way since September 2025. And UrbanToronto has reported proposals for new towers on the Consilium lands since 2019, including a two-tower rental, so expect more neighbours and construction in the years ahead. The data panel on this page shows current transit options and distances.

Price per square foot and active listings

Condos.ca puts the average at about $517 per square foot, slightly above Hillsborough Court next door at about $490.

At the time of writing, ten suites were listed for sale. The eight I could review asked from about $349,900 to $515,000. With that much supply, I would not pay a premium for anything other than a genuinely renovated suite, a better view or an unusual layout.

When you compare this building with a newer one, add hydro, heat and water to the newer building’s fee before you decide which is cheaper to carry. The sold data in the panel above shows what suites have actually traded for, which matters more than asking prices when there is this much choice.

Look at days on market in the panel as well. If suites are sitting, your offer can reflect that.

Amenities at The Residences at The Consilium I

Indoor poolOutdoor poolSaunaGames roomSecurity guardSecurity systemUnderground parking

An indoor pool for winter and an outdoor pool for summer is a real lifestyle feature, and in a 557-suite building the cost per owner is more manageable than it would be in a small tower. Ask for the full amenity list on a tour, since condos.ca shows more than the items I could confirm.

Jatin’s honest take on The Residences at The Consilium I

Who this building suits

First-time buyers and downsizers who want space, two pools and one predictable monthly bill near Scarborough Town Centre and the 401. It also suits investors and end users who value a deep resale market, because with 557 suites there are almost always comparables to price against. It suits less well buyers who want new finishes or a small, quiet building; with this many suites, the lobby and elevators are busy.

What I’d want you to check

This is a 1992 building, so the reserve fund study is the most important document you will read. Look for elevator, window, balcony door, garage and pool work, what has been completed and what is scheduled. Check recent utility costs in the budget, confirm the parking and locker that come with the suite, and read the pet rules, since condos.ca flags a pet restriction. Make sure the listing is under MTCC-1023 rather than the second phase.

The value question

At about $517 per square foot with hydro, heat and air conditioning included and a lower fee per square foot than its neighbour, this is a fair-value building with more choice than most. The age is the trade-off. If the reserve fund shows major work already done or well funded, I think it is one of the more sensible buys in Woburn. With ten suites for sale, take your time and negotiate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
