Living here

Renters, Airbnb and elevators at Bellamy Place

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Bellamy Place?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Bellamy Place

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bellamy Place is an 82-home condominium townhouse complex on Trudelle Street, registered in 1975, just off Eglinton Avenue East near Bellamy Road North. It offers family-sized homes with garage parking on a street that also has a tower and other townhouse complexes, so you have alternatives to compare it against. Public information about it is thin, which means most of your homework happens in the status certificate. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Bellamy Place is an 82-home condominium townhouse complex at 321 to 357 Trudelle Street in the Eglinton East neighbourhood of Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Eglinton Avenue East and Bellamy Road North. It was built in 1975, and the condominium corporation, YCC-237, was registered on 21 November 1975. Condos.ca does not name a developer or publish a fee-inclusion list, and lists the manager under the corporation’s own name.

What the record says about Bellamy Place

The basics are clear. YCC-237 was registered on 21 November 1975, the complex has 82 homes, and the addresses run from 321 to 357 Trudelle Street. Condos.ca lists a parking garage, visitor parking and permission for barbecues as the amenities.

The management entry is less clear. Condos.ca lists the manager as York Condominium Corporation, which is the corporation’s own legal name rather than a management company. That may mean the board manages the complex itself, or simply that the database has no manager on file. Find out which before you offer, because a self-managed complex depends heavily on the volunteers on its board.

I could not find a published developer, architect or floor-plan set for the complex. That is common for townhouse corporations of this age, and it matters less than the condition of the buildings and the strength of the reserve fund, which is where I would put your attention.

Homes, parking and what to measure yourself

The one home for sale when I checked was described as three bedrooms plus a den or fourth bedroom, which tells you these were built as family homes. Ask whether the home you are viewing is an end unit or an interior one, since that affects light, noise through party walls and, often, price.

Because there is no reliable public size range, ask for the floor plan and measurements of any home you like, and compare them like for like with nearby complexes. Check the basement, how it is finished, and whether it has ever taken on water.

Condos.ca lists a parking garage and visitor parking. Confirm whether the home you are buying has its own garage, a driveway space, or both, and whether any parking is exclusive-use common element rather than owned. Those details affect both convenience and what you can sell later.

Living in a townhouse rather than an apartment also changes the routine. You climb stairs between every floor, you take your garbage and recycling to wherever the corporation collects it, and the snow on your own steps may be yours to clear even when the corporation ploughs the roads. The declaration and rules settle those details, so read them with your daily life in mind.

Fees and the documents to read

Condos.ca has no inclusion list for this corporation, and with only one home for sale I can’t quote a fee range. Ask for the current budget, which shows what the fee pays for, and the fee history over the past five years, so you can see whether increases have been steady or sudden. If the fee looks high or low next to the other complexes on Trudelle Street, the inclusion list usually explains why.

For a 1975 complex, the reserve fund study is the most important document you will read. Look at the schedule for roofs, windows, doors, paving and underground services, and compare the fund’s balance with what the study says it should hold. Then read the board minutes for planned projects.

Read the declaration for where the line falls between what the corporation maintains and what you maintain, and the rules for pets and leasing. Ask what insurance deductible the corporation carries, since owners are often charged it when a claim starts in their home.

Trudelle Street and the Eglinton East corridor

Trudelle Street is a residential pocket just off Eglinton Avenue East. Along the same street you will find McCowan Place, a high-rise condominium at 121 Trudelle Street, and another townhouse corporation at 155 to 199 Trudelle Street and 10 to 30 Torrance Road. Those are your natural comparables when you shop.

Eglinton GO Station, on the Lakeshore East line, is at 2995 Eglinton Avenue East, and TTC buses stop at Eglinton and Bellamy Road North. The station was made accessible in 2024, with four new elevators and stairwells to its pedestrian tunnels. The panel on this page shows the walking time from the complex.

The longer-term change is the planned Scarborough East Rapid Transit line, formerly the Eglinton East LRT. It would run 18.6 km from Kennedy Station, where Line 5 Eglinton has terminated since it opened in February 2026, to Malvern Town Centre, with a stop at Eglinton GO. It has no funding or opening date yet.

How to price a home at Bellamy Place

There was one home for sale when I checked, so I can’t quote an asking range or a fee range without identifying it. The sold figures in the panel on this page are the better guide, and an 82-home complex produces enough sales over a year or two to give you a fair picture.

When you compare, line up three things: size, condition and fee. A home with a larger plan, a finished basement and updated systems is not the same product as an original one, and a higher fee may hide inclusions, such as water, that a lower one does not.

The other townhouse complex further along Trudelle Street and the apartments at McCowan Place give you a sense of what the street trades at. If you want the aggregate numbers before you offer, my building sold report pulls them for you.

Amenities at Bellamy Place

Parking garageVisitor parkingBBQ permitted

There is no gym, pool or party room. The amenity package is the practical one a townhouse buyer actually uses: garage parking, visitor spaces for guests and permission to barbecue at home.

Jatin’s honest take on Bellamy Place

Who this building suits

Families who want a three-bedroom townhouse with garage parking on the Eglinton East corridor, and commuters who use the GO train or expect the planned rapid transit to reach this stretch of Eglinton. It also suits buyers who are comfortable doing their own due diligence on an older complex.

What I’d want you to check

First, find out who actually manages the complex, because condos.ca lists only the corporation’s name. Then read the reserve fund study for a 1975 complex: roofs, windows, doors, paving and underground services. Confirm the fee inclusions, the parking that comes with the home, the owner’s responsibilities under the declaration and whether the furnace and water heater are owned or rented.

The value question

Value here depends almost entirely on the corporation’s finances and the condition of the home, because there is little else in the public record to lean on. With a healthy reserve fund and clean minutes, a family townhouse with garage parking this close to Eglinton is a sensible buy. Without them, the other complexes on Trudelle Street are worth a look.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
