Leases 70%Sales 30%

Renter-heavy building. Of 44 deals here in the last 24 months, 31 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Bloor Walk?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Bloor Walk

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bloor Walk is for buyers who want Bloor and Yonge on foot and a pool without paying for one alone. Philmor Group’s tower on Hayden Street, completed around 2005, has its own top-floor club and roof terrace, and shares a pool, whirlpool and fitness centre with Couture next door under a shared amenities agreement. The fee is the part I want you to look at closely, because it covers less than most buildings nearby. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Bloor Walk is a high-rise condominium at 100 Hayden Street, just south of Bloor Street East and east of Yonge in the Church-Wellesley area of downtown Toronto. It was developed by Philmor Group and designed by Bernard H. Watt. condos.ca lists 18 storeys and 165 suites, built in 2005, while one listing describes 22 storeys and 164 suites from 2004. The condominium corporation is TSCC-1655, registered 3 February 2005, and Crossbridge Condominium Services is listed as manager. Maintenance fees include common elements, building insurance and water. Suites range from about 526 to 3,066 square feet.

Brick and stone, with a club on top

Bloor Walk was built before the glass towers took over this corner. Its mix of brick, stone and glass, with warm wood accents inside, reads more like a mid-2000s apartment tower than the dark glass of its newer neighbours. CondoInvestments lists Bernard H. Watt as architect.

The amenity floor is at the top, not in a podium. A listing by Urbaneer describes a top-floor club with a party room, a card room, two lounges and a games room, opening onto a landscaped roof terrace with two barbecue areas. A rooftop amenity that every owner can use, with a view, is rarer than it sounds.

The same listing says the building was renovated in 2013. Ask what that work covered, since a refresh of common areas and a replacement of building systems are very different things.

The shared pool with Couture

The feature most buyers do not know about is the shared amenities agreement with Couture at 28 Ted Rogers Way. According to Urbaneer, Bloor Walk owners have access to a ground-floor pool and whirlpool with an outdoor terrace, plus a health spa and fitness centre, under that agreement.

Shared amenities are a good deal when they work, because two corporations split the operating and replacement costs of a pool. They can also be a source of friction. Read the agreement in the status certificate: how costs are split, who controls bookings and repairs, and what happens if one corporation wants out.

If a pool and a real gym matter to you, Bloor Walk gives you access to both without the cost of running them alone. If they do not, you are still paying your share.

Ask Crossbridge, which manages the building, for the current amenity booking rules, and ask a resident how easy it is to get pool time in practice. A shared pool used by two towers can be busy at the hours you would want it.

Sizes, and the records that differ

condos.ca records suites from about 526 to 3,066 square feet. Most of what sells is one-bedroom and one-plus-den suites of 500 to 800 square feet, with two-bedrooms and a small number of very large upper suites. CondoInvestments gives a typical range of about 592 to 944 square feet.

Public sources do not agree on the basics. condos.ca and CondoInvestments show 18 storeys, 165 suites and a 2005 completion, with CondoInvestments giving a height of about 65 metres. Urbaneer’s listing describes 22 storeys, 164 suites and 2004. Floor numbering that skips numbers and a registration year after occupancy can explain some of this, but confirm the details in the status certificate.

Bloor Walk is also easy to confuse with Bloor Walk Residences across the street at 99 Hayden Street, a nine-storey Philmor building from 1999. It is a separate corporation with its own fees and reserve fund. Make sure every document you review names TSCC-1655.

Hayden Street, day to day

Hayden is a short street tucked south of Bloor between Yonge and Church. You are a few minutes’ walk from the Bloor and Yonge interchange, the Manulife Centre and Yorkville, with Rosedale just across Bloor and the Village to the south.

The building has ten underground visitor spaces reached from Jarvis Street, per Urbaneer. With X Condos, X2 and Couture all within a block, this pocket is dense, so check what any suite you like looks at now and what it might look at later.

The trade-off for that location is noise and construction. Bloor East and the streets around Yonge have seen steady development, and more towers are proposed across the area. A suite facing an empty lot or a low building today may not keep that view, so I would weigh a north or upper-floor exposure more heavily here.

Price per square foot, and a fee that leaves heat out

condos.ca puts the building average at about $839 per square foot, close to Couture at about $816 and a little below X Condos at about $877. For a building of this age, that is a strong number, and it reflects the location a block from Bloor and Yonge.

The fee needs a careful look. Across current listings it works out to about $1.16 per square foot, which is high for this area, yet condos.ca lists only common elements, building insurance and water as included. Heat and hydro are not on that list. Part of the fee is your share of the club floor, the 24-hour concierge and the shared pool agreement. Ask for a full year of utility bills for any suite you are considering.

At the time of writing four suites were for sale, asking from about $439,000 to about $635,000, all between 500 and 800 square feet.

Between its own top-floor club and roof terrace and the pool and gym it shares with Couture, Bloor Walk offers more than most buildings of its size. The shared arrangement is the part to understand before you buy, since it ties your amenities to another corporation. Ask for a copy before you make an offer.

Jatin’s honest take on Bloor Walk

Who this building suits

Professionals who want Bloor and Yonge on foot, use a pool and gym, and like a rooftop club over a podium amenity floor. It also suits buyers who prefer the warmer brick-and-stone look of a mid-2000s building to the glass towers around it. Investors will find a deep pool of one-bedroom tenants this close to Yorkville and the university, but the fee will squeeze the return.

What I’d want you to check

Read the shared amenities agreement with Couture: cost split, maintenance responsibility and how disputes are handled. Ask what heating and cooling cost each suite, since heat is not in the fee. Read the reserve fund study for windows, the roof terrace and garage membranes and elevators in a 20-year-old building. Confirm the storey and suite count in the status certificate, and check the pet rules, since condos.ca flags a pet restriction.

The value question

At about $839 per square foot, Bloor Walk is priced like a good location, and it is one. The thing that weakens the value case is a fee of more than a dollar a square foot that does not cover heat. If you will use the pool, the gym and the roof terrace, the fee buys something real. If you will not, a building with leaner fees nearby may serve you better.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
