Renters, Airbnb and elevators at 1131 Sandhurst Circle Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 1131 Sandhurst Circle Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1131 Sandhurst Circle Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1131 Sandhurst Circle is the townhouse complex I think of when a family tells me they want to walk to the mall, the library and the grocery store without giving up a backyard. It is a 115-home condominium from 1978 in Agincourt North, on the same loop road as Woodside Square, and its homes have basements and private yards. It is also one of the older corporations in this part of Scarborough, which shapes what you need to check. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1131 Sandhurst Circle Townhouses is a condominium townhouse complex of 115 homes at 1121–1131 Sandhurst Circle and 2–20 Thunder Grove in the Agincourt North neighbourhood of Scarborough, Toronto, near Finch Avenue East and McCowan Road. It was built in 1978. The condominium corporation is YCC-378, registered on 1 March 1978, and ICC Property Management is listed as the manager. Condos.ca does not name a developer or publish a fee inclusion list for this complex.

A townhouse complex on Woodside Square’s loop road

Sandhurst Circle is the loop road that wraps the northwest corner of Finch Avenue East and McCowan Road, and its anchor is Woodside Square, the shopping mall at 1571 Sandhurst Circle. The mall opened in 1977, the year before this complex was finished, so the two have grown up together. The homes here sit on Sandhurst Circle itself and on Thunder Grove, a short side street.

The complex has 115 homes in one corporation, YCC-378, registered on 1 March 1978. That makes it one of the earliest of the 1978 Scarborough townhouse corporations; several others in L’Amoreaux and Dorset Park were registered later the same year, in the YCC-380s and 400s. I could not find a developer named for this complex, and condos.ca does not list one.

Sandhurst Circle has a real mix of housing around it. Wedgewood Grove, a tower at 30 Thunder Grove, sits on the same side street, and Sandhurst Circle Townhomes, a much newer complex from 2002, is further around the loop. When you look at a home here, confirm from the status certificate that it belongs to YCC-378.

Backyards, basements and the family layout

Current listing details describe homes with an open living and dining area on the main floor that walks out to a private backyard, bedrooms upstairs, and a fully finished basement. That is the classic family townhouse layout: living space at grade, sleeping space above, and a flexible lower level for a family room, office or gym.

The walk-out from the main floor to a private yard is the feature I would weigh most here. A yard you can step into from the kitchen changes how a family uses a home in summer, and it is something most condo apartments, and even some newer stacked townhouses, simply do not offer.

Condition varies from home to home after nearly fifty years. Some owners have renovated kitchens and floors; others have left the homes close to original. Ask what the seller has replaced themselves, such as windows, the furnace, air conditioning or the electrical panel, and what the corporation has done to the exterior.

An older corporation and its reserve fund

Condos.ca does not publish fee inclusions here, so get them from the status certificate. In other 1978 Scarborough townhouse complexes I have reviewed, listings report the fee covering common elements, building insurance and parking, sometimes water, while owners pay their own heat and hydro. Confirm what applies to YCC-378 before you compare fees with anything else.

A complex registered in early 1978 is well into its second cycle of major exterior work. Roofs, windows, doors, fences, the private road and underground services all have finite lives. Ask ICC Property Management for the most recent reserve fund study and the last two or three years of board minutes, and look at whether the planned work is funded or deferred.

With 115 homes, the corporation is large enough to spread big projects across a reasonable number of owners. That helps. It does not replace reading the numbers, and in a complex this age a low fee alongside a thin reserve fund is a warning, not a bargain.

Living next to Woodside Square

The practical draw is the mall on your doorstep. Woodside Square has more than 90 stores, and a Toronto Public Library branch has operated inside the mall since its early years. Current listing descriptions also point to groceries, banks, restaurants, medical offices and a cinema around the mall, so a lot of weekly errands can be done on foot. The trade-off is weekend traffic around the mall and its parking lot.

Since the 1980s Agincourt has grown into one of the GTA’s best-known suburban Chinatowns, and the restaurants and grocers across the area reflect that. For drivers, McCowan Road and Finch Avenue East connect to Highway 401 to the south and to Markham to the north.

The bigger change is coming from the south. The Line 2 subway extension from Kennedy Station will end at a new terminus at Sheppard Avenue East and McCowan Road, and is expected around 2030. That puts future subway service on the same road as this complex. The data panel on this page shows current routes and stations; check it against your own commute.

What 1131 Sandhurst Circle costs

When I checked, there was one home listed for sale and none for lease. I do not quote a single listing’s price or fee on these pages, because that identifies one owner’s sale, and one asking price is not a market.

Condos.ca does not publish square footage or a price per square foot for this complex, so a per-square-foot comparison is not possible. The comparison I would make is with recorded sales of similar townhouses around Sandhurst Circle, adjusted for condition, finished basement and whether the yard backs onto the loop road or onto green space.

With 115 homes, a few sales a year is normal here, and a longer window gives you a better read than any single listing. I can pull the recorded sales for you through my building sold report.

Amenities at 1131 Sandhurst Circle Townhouses

Private backyardsFinished basementsWalk to Woodside Square

Condos.ca lists no shared amenities for this complex, so do not expect a gym, pool or party room. In practice the mall next door does much of that work, with a library and shops on the same loop road, while the corporation’s budget stays focused on roofs, roads and grounds.

Jatin’s honest take on 1131 Sandhurst Circle Townhouses

Who this building suits

Families who want a backyard and a basement and would like to walk to groceries, shops and a library. It also suits older buyers who want to give up the car for everyday errands but are comfortable with stairs, and anyone who works in Markham or along the 401 corridor.

What I’d want you to check

Confirm the home is in YCC-378 and get the fee inclusions from the status certificate. Read the reserve fund study with roofs, windows, fences, the private road and underground services in mind, because this corporation was registered in early 1978. Ask how the declaration splits responsibility for windows, doors and the furnace, and look at the last few years of board minutes for planned projects and fee increases.

The value question

Walkability to a full-service mall is rare for a Scarborough townhouse, and the future subway terminus at Sheppard and McCowan adds a longer-term reason to own on this stretch. If the reserve fund supports the work this age of complex needs, I think this is one of the more practical family townhouse choices in Agincourt North for an owner planning to stay five years or more.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
