Leases 77%Sales 23%

Renter-heavy building. Of 102 deals here in the last 24 months, 79 were leases and 23 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Ellipse East Tower?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Ellipse East Tower

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Most buyers who look at Ellipse East Tower cannot tell it apart from its twin at 36 Lee Centre Drive, and the listings do not always help. They are two separate condominium corporations with two budgets, so the address matters more than the view. What 38 Lee Centre offers is a fee that carries heat, cooling and parking, at a price per square foot well below new Scarborough towers. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Ellipse East Tower is a 34-storey, 383-suite high-rise condominium at 38 Lee Centre Drive in Woburn, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was developed by Lee Development Group, built in 2004 and registered on 24 December 2004 as TSCC-1650 (one other summary gives different corporation numbers for the pair, so confirm it on the status certificate). Condos.ca lists Crossbridge Condominium Services as manager. Maintenance fees include air conditioning, heat, common elements, building insurance, parking and water. Suites run from about 476 to 1,117 sq ft.

One of five towers in a planned block

Lee Centre Drive is not a street of unrelated buildings. It is a planned cluster by one development family, laid out on a block just south of the Highway 401 and McCowan Road interchange. A 1998 City of Toronto report on the block describes a first phase, Hillsborough Court, with 464 suites and ground-floor retail, and notes that a third tower, May Tower, was then under construction for Lee Development Corporation.

The two Ellipse towers came next, with the East Tower finishing in 2004. The result is a little neighbourhood of high-rises sharing roads, a park and retail at the base, which is why the area reads more like a campus than a strip of towers.

That history helps you. When you compare 38 Lee Centre against May Tower II across the street or the older Hillsborough Court buildings, you are comparing towers of a similar age and builder background, which makes the comparables more meaningful than they usually are in Scarborough.

Two towers, two corporations: get the number right

Condos.ca lists this tower as TSCC-1650. Another building summary I read gives the Ellipse pair as TSCC-1608 and TSCC-1656. Those cannot all be right, so ask for the status certificate early and read the corporation number at the top of it before you rely on any fee or reserve figure.

The reason this matters is practical. If the two towers are separate corporations, each has its own reserve fund study, its own board and its own rules. A strong reserve fund at 36 Lee Centre tells you nothing about 38, and any shared-facility agreement between them will set how costs for the amenity space, garage and grounds are split. Ask for that agreement too.

The same summary describes the towers as 34 and 38 storeys in one place and as a single 38-storey building in another. Condos.ca gives 34 storeys and 383 suites for the East Tower. I use the condos.ca figures here, but the floor count on your listing should match the registered plan.

Layouts from compact one-plus-dens to two-plus-dens

Condos.ca puts suites here between about 476 and 1,117 square feet. Current listings show the usual mix for a tower of this era: one-bedroom-plus-den plans in the 600s, two-bedrooms in the 700s and two-bedroom-plus-den suites in the 900s.

In buildings from the early 2000s, the den is often an open nook rather than a room with a door, so check the floor plan before you count it as a second bedroom. The larger suites in this range are the ones that hold value for families, because a 900-plus square foot two-plus-den is hard to find in a new Scarborough tower at any price.

The name refers to the curved form of the towers, which one summary describes as a curved glass wall. Ask whether windows and balcony doors are original. In a 2004 building they are approaching the age where a corporation plans replacement, and that is a large line in any reserve fund.

Daily life between the 401 and the town centre

The location is the reason most people buy here. You are tucked against the 401, which makes driving east to Durham or west across the city simple, and you are close to Scarborough Town Centre for shopping, the civic centre and the bus terminal.

Transit is in transition. The old Line 3 Scarborough RT closed in 2023 and buses now cover that route. The City’s Line 2 East Extension will run 7.8 km from Kennedy with new stations at Lawrence and McCowan, Scarborough Centre and a new terminus at Sheppard and McCowan, and construction is underway. That is a long-term reason the Lee Centre block should hold demand, though the City has not published an opening date.

The trade-off is noise and traffic. Suites facing the highway or the McCowan ramps will hear it, so visit at rush hour and ask which way the suite faces before you fall for the floor plan.

Within the block, the towers share a small park and retail at the base of the older buildings, so a coffee or a quick errand does not need the car. For a big grocery run or anything else, most residents still drive or take the bus to the town centre.

What 38 Lee Centre costs, and what the fee buys

Condos.ca shows an average of about $606 per square foot for this tower. That sits well below what new towers in Scarborough City Centre ask from builder inventory, which is the main value case here.

At the time of writing there were five suites for sale, asking between $379,900 and $570,000. Their maintenance fees ran from $667 to $985 a month, about $1.04 per square foot on average.

That fee looks high next to newer buildings, but read what it carries: heat, air conditioning, water, building insurance, common elements and parking. In most new towers heat and cooling sit on your own meter and parking is a separate charge. Hydro for your suite is the main cost you add on top here, so ask for a recent bill when you compare.

Amenities at Ellipse East Tower

ConciergeParty roomGuest suitesMeeting roomUnderground parking garage

Condos.ca lists concierge, a party room, guest suites and a meeting room for this tower, and another summary describes an Ellipse club with an indoor pool, whirlpool, sauna and gym. Ask which facilities sit in which tower and how the two corporations share them, because that decides who pays when the pool needs work.

Jatin’s honest take on Ellipse East Tower

Who this building suits

First-time buyers and commuters who drive the 401 and want a predictable monthly cost. With heat, cooling and parking in the fee, your budget does not swing in January or July. It also suits buyers who need a true two-plus-den at a price that new Scarborough towers cannot match.

What I’d want you to check

Confirm the corporation number, because the sources I found disagree. Then read the reserve fund study with a 2004 building in mind: windows, balcony doors, the garage membrane and the heating and cooling plant are all entering their replacement years. Ask for any shared-facilities agreement with 36 Lee Centre, and check the status certificate for special assessments.

The value question

At around $606 per square foot with major utilities and parking bundled, this is one of the cheaper ways into a concierge tower near Scarborough Centre. The Line 2 extension is a real long-term support for demand. I would buy here as an owner planning to stay five years or more, provided the reserve fund is healthy and the suite does not sit on the noisiest face of the building.

It was built in 2004 and the condominium was registered on 24 December 2004, according to condos.ca.

How big is the building?

Condos.ca lists 34 storeys and 383 suites. One other summary gives a different storey count, so check the registered plan.

Is 38 Lee Centre the same condo as 36 Lee Centre?

No. They are twin towers but separate condominium corporations, with their own boards, budgets and reserve funds. Confirm which one you are buying into on the status certificate.

What do maintenance fees include?

Air conditioning, heat, common elements, building insurance, parking and water. Suite hydro is extra.

What suite sizes are available?

Roughly 476 to 1,117 square feet, from one-bedroom-plus-den plans up to two-bedroom-plus-den suites.

Who manages the building?

Condos.ca lists Crossbridge Condominium Services. Confirm the current manager in the status certificate.

Is parking included?

Parking is listed among the fee inclusions, but confirm that the specific suite you are buying comes with a deeded or assigned space.

What amenities does the building have?

Condos.ca lists concierge, a party room, guest suites and a meeting room. Another summary describes a shared club with a pool, sauna and gym; confirm which facilities are in which tower.

How does it compare with May Tower II across the street?

May Tower II is two years older and smaller, with 24 storeys and 271 suites, and its fee also includes hydro. Ellipse East is taller and has a concierge listed. Compare the total monthly cost, not the fee alone.

What rental yield does Ellipse East Tower offer an investor?

At a median price of $421,250 and a median rent of $2,300 a month, the gross yield is about 6.6%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Ellipse East Tower?

Mostly renters. Of the deals here in the last 24 months, 77% were leases and 23% were sales.

Can you Airbnb a unit at Ellipse East Tower?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
