Renter-heavy building. Of 68 deals here in the last 24 months, 49 were leases and 19 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Altitude Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Altitude Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Altitude is the building I suggest when a buyer wants something newer than the 1990s towers around Scarborough Town Centre but doesn’t want to pay new-construction prices. At 88 Grangeway Avenue, this 2012 tower by The Conservatory Group sits inside landscaped, gated grounds, with concierge service and parking in the fee. It is not brand new, and that is what makes the numbers work. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Altitude is a 26-storey, 222-suite condominium at 88 Grangeway Avenue in the Woburn North neighbourhood of Scarborough, Toronto, in the Woburn area near Scarborough Town Centre. It was developed by The Conservatory Group and completed in 2012, and the condominium corporation is TSCC-2272, registered on 15 November 2012. Pro-House Management manages the building. The maintenance fee includes common elements, heat, air conditioning, building insurance, parking and water.

A Conservatory Group tower in a gated setting

Altitude was developed by The Conservatory Group, which acted as both owner and general contractor according to trade press coverage of the project. That matters to a buyer, because one company carried responsibility for the building from planning through construction rather than handing it to an outside builder.

The developer’s marketing leaned hard on the setting: gated grounds, fountains, gardens, terraces and putting greens, presented as a quiet retreat a few minutes from the mall and Highway 401. Marketing is marketing, but the basic idea holds. The tower sits back from the busy roads, inside its own landscaped site.

Trade press described a second Altitude phase of about 20 storeys and more than 200 units, designed by EI Richmond Architects. I could not confirm which architect is credited for this 26-storey tower specifically, so ask the corporation or check the registered plans if it matters to you.

Larger suites than the new towers nearby

Suites on record run from about 616 to 1,455 square feet. Listings I saw ranged from one-plus-den to two-plus-den plans, and the building was marketed on large windows and generous balconies. That puts it between the big 1990s towers and the compact suites in many of the newest projects around Scarborough Centre.

Suites come with standard appliances, including a dishwasher, range hood and in-suite laundry, according to building listings. At 13 years old, many suites are on their first or second owner, so finishes should be in reasonable shape, but look at flooring, appliances and window seals as you would in any building of this age.

Den layouts are worth a careful look. In some plans the den is a true room that can take a bed or a desk, and in others it is an alcove off the living area. Bring a tape measure, because two suites both labelled one-plus-den can live very differently.

Upper floors are where the name earns its keep. At 26 storeys, Altitude rises above much of the low-rise commercial land around it, and higher suites look out over the city in several directions. Ask about exposure and what is planned on nearby lots, since new towers keep arriving in this area.

Parking and heat in the fee, hydro on your meter

The fee covers common elements, heat, air conditioning, building insurance, parking and water. Hydro is not on the list, so budget for it separately. FibreStream internet is available in the building, a plus if you work from home.

Active listings when I checked carried fees of roughly $576 to $913 a month. With parking and heat included, that is a fair structure for a building with concierge staff and landscaped grounds to maintain.

When you compare with the older towers nearby, such as Consilium II on Corporate Drive, remember those buildings often include hydro but sometimes leave out parking. Line up the full monthly cost, not the fee alone.

Daily life near Scarborough Town Centre

The building sits close to Scarborough Town Centre, the civic centre and the transit hub around it, with Highway 401 a short drive north. Groceries, services and the mall’s shops are close at hand, which is the main reason buyers choose this pocket.

The area is changing. The Line 2 subway extension is being built toward Scarborough Centre, and new condo towers continue to rise around the mall. That should improve connections over time, while also bringing construction and more competing supply.

The setting is still commercial at heart. Wide arterial roads, office buildings and parking lots surround the area, so the gated grounds do real work in making the building feel residential. Walk the route you would take to the mall and transit before you buy, at the times of day you would actually use it, so you know what the trip is like on foot.

Centennial College and the University of Toronto Scarborough are within reach, and that student and staff population supports rental demand. If you are buying to rent, factor that in. If you are living here, expect a mix of owners and tenants in the building.

What Altitude costs per square foot

The building average sits around $560 per square foot on condos.ca. That is very close to the older towers on Corporate Drive, even though Altitude is roughly 15 years newer. For buyers comparing the two, you are getting a newer building at a similar price per foot, with less space at the top end.

Four suites were listed for sale and five for rent when I checked, with asking prices ranging from $429,000 to $579,000. That is a healthy level of choice for a 222-suite building.

Five suites listed for rent alongside four for sale tells you a fair share of owners here are investors. That is not a problem in itself, but it affects how the building feels day to day and how the board is run. Ask what share of suites are tenanted, and look at the board minutes for any rules on leasing and move-ins.

Compared with new-construction pricing around Scarborough Centre, Altitude offers a meaningful discount for a building that is not much older in practical terms. My building sold report shows how recent trades have gone.

Amenities at Altitude Condos

Concierge and security staff, a gym, a pool, a media room and a party room cover the essentials, and the landscaped, gated grounds are the part owners use without thinking about it. Confirm which amenities are currently operating before you buy, since pools and media rooms are sometimes closed for repairs.

Jatin’s honest take on Altitude Condos

Who this building suits

First-time buyers and young couples who want a newer building near Scarborough Town Centre with parking included, commuters who use Highway 401, and investors targeting students and staff at nearby colleges. It suits buyers who want a quiet, landscaped setting more than a street-front address.

What I’d want you to check

At 13 years old, the building is moving into its first major repair cycle, so read the reserve fund study for the garage, windows, balcony guards and mechanical systems. Sources differ on pets: condos.ca lists a pet restriction while another listing site says cats and dogs are allowed, so check the rules in the status certificate. Confirm what is planned on nearby sites if your view matters.

The value question

At about $560 per square foot with parking and heat in the fee, Altitude prices close to buildings 15 years older. You get a newer tower, concierge service and grounds that feel calmer than the surrounding area. For an owner planning to stay through the transit work, I think it is one of the more balanced choices near the Town Centre, provided the reserve fund checks out.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
