Can you Airbnb a unit at Skyscape Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Skyscape Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Skyscape is a building I like for buyers who want a newer tower near Scarborough Town Centre without paying Town Centre Court prices. It is a 19-storey, 228-suite condo from 2008 on Grangeway Avenue, near McCowan and Ellesmere, with a concierge and a fee that covers your hydro. That fee looks expensive on paper, and you need to understand it before you compare. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Skyscape Condos is a 19-storey, 228-suite high-rise condominium at 68 Grangeway Avenue in Woburn North, Scarborough, near McCowan Road and Ellesmere Road, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area of Toronto. Condos.ca describes it as built in 2008 by The Conservatory Group. The condominium corporation is TSCC-1948, registered on 20 June 2008, and Nadlan-Harris Property Management is listed as the manager. Suites run roughly 545 to 1,207 sq ft. Condos.ca lists the fee as covering common elements, heat, hydro, water, air conditioning and building insurance.

The first of two Conservatory towers on Grangeway

Skyscape was the first phase of a two-tower Conservatory Group community on Grangeway Avenue. Its sister building, Altitude, followed at 88 Grangeway; a Daily Commercial News construction listing quoted on the SkyriseCities forum called it Skyscape Altitude Phase II, and condos.ca lists Altitude as a 2012 building.

That matters for two reasons. First, the two buildings are your closest comparables, so you can benchmark any Skyscape suite against a very similar product next door. Second, they share a developer and an era, so if you are deciding between them, the real differences are height, views, the fee structure and how each corporation has been run.

Condos.ca does not name the architect, and I could not find one in public sources. The original forum discussion was mostly about the base of the building and the greenery shown in the renderings, which is about what you would expect for a suburban tower of this period.

Suites from one-bedroom to large two-bedrooms

Suites here run from roughly 545 to 1,207 sq ft, which covers compact one-bedrooms through one-plus-dens to genuinely large two-bedroom plans. When I checked, the three suites for sale included a one-plus-den and two two-bedrooms, a reasonable mix for a 228-suite tower.

The larger plans are the interesting ones. A two-bedroom of 1,000 square feet or more in a 2008 concrete tower with a concierge costs far more almost anywhere closer to downtown, and that is the reason many families and downsizers end up in this part of Scarborough.

At 19 storeys, upper floors get open views over the low-rise neighbourhoods around McCowan and Ellesmere. Ask which direction a suite faces, because the outlook toward the Town Centre is very different from the outlook over the houses.

Why the fee per square foot looks high

Across the suites listed when I checked, fees ran from $796 to $1,106 a month, about $1.07 per square foot. Next to a new tower quoting 60 or 70 cents, that looks expensive. The difference is what it covers: condos.ca lists heat, hydro, water, air conditioning, common elements and building insurance.

Hydro is the big one. In most buildings from the 2010s onward, you have your own meter and your own bill every month. Here it is bundled. Before you compare fees, add a realistic hydro and heating bill back onto the other building.

What is not on the list is parking. Condos.ca does not show parking as a fee inclusion here, while it does for Altitude next door. Confirm in the status certificate whether the suite you want comes with a space, whether it is owned or assigned, and whether there is a separate charge.

McCowan and Ellesmere after Line 3

This location was built around the Scarborough RT. Line 3 closed in 2023, and the TTC has been running replacement buses since. According to blogTO, the new Scarborough Busway from Kennedy Station to Ellesmere, with priority lanes on Ellesmere Road toward Scarborough Town Centre, was set to begin service on 30 September 2026.

The longer-term change is the Scarborough Subway Extension, which will carry Line 2 from Kennedy to Sheppard Avenue and McCowan Road, expected around 2030. That puts a subway terminus up McCowan from you. I would treat it as a long-term plus for owners rather than a reason to overpay today, because construction timelines in this city slip.

For daily life, Scarborough Town Centre handles most shopping, and Highway 401 is close for drivers. Grangeway itself is a quiet side street rather than an arterial, which keeps traffic noise down on the lower floors. The data panel on this page shows the transit, school and park details.

What Skyscape costs compared with its neighbours

Condos.ca puts the building average at about $566 per square foot. Altitude next door sits at about $560, so the two are effectively priced as twins. The towers at Town Centre Court ask more: EQ1 at about $617, Equinox at 60 Brian Harrison Way at about $621 and Centro at about $641.

When I checked, three suites were for sale and none for lease. Asking prices ran from $449,000 to $611,000. Those are asking prices, not sale prices.

Fees vary by suite size, so the per-square-foot figure is the fairest comparison. At about $1.07, Skyscape sits in the upper range for Scarborough, but most of the buildings charging less do not include hydro. When you compare, plug in your own household’s real hydro and heating costs from your current bills, not a guess, and the picture usually becomes much clearer.

The discount against the Town Centre Court towers is partly location and partly the fee. Buyers mentally subtract a higher monthly cost from what they will pay. If hydro and heat are in your budget either way, that discount can work in your favour. If you want to see what suites have actually sold for, use my building sold report.

Jatin’s honest take on Skyscape Condos

Who this building suits

First-time buyers who want a newer concrete tower with a concierge, families who need a large two-bedroom, and anyone working at or near the Town Centre. It also suits buyers who want a predictable monthly cost, because hydro and heat are in the fee. It is less suited to an investor chasing the lowest possible fee, since a high fee per square foot eats into rental returns.

What I’d want you to check

This building is now more than 15 years old, which is when the first big reserve fund items start coming due: hallway and lobby refreshes, garage membrane work and mechanical equipment. Read the reserve fund study and the board minutes. Confirm parking and locker status for the specific suite, and read the pet rules, since condos.ca lists a pet restriction.

The value question

At about $566 per square foot, Skyscape is cheaper than the Town Centre Court towers and priced in line with Altitude. Once you account for hydro and heat in the fee, the monthly cost gap with newer buildings is smaller than it looks. For an owner planning to stay through the subway opening, I think it is a solid choice. If you want help choosing between Skyscape and Altitude, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
