Living here

Renters, Airbnb and elevators at Harmony Village Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Harmony Village Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Harmony Village Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Harmony Village Townhomes is where I look when a family needs three or four bedrooms in Toronto and the budget will not stretch to a freehold house. These are large condominium townhomes from 2007 on Finch Avenue West, and the monthly fees are strikingly low for the size. Low fees are a good thing only if you understand why they are low, and that is most of what this review is about. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Harmony Village Townhomes is a 63-home condominium townhouse complex at 3027 to 3061 Finch Avenue West in the Humbermede area of North York, Toronto. Condos.ca credits it to Harmony Park Properties and lists it as built in 2007. The condominium corporation is TSCC-1874, registered on 21 August 2007. Homes run roughly 1,630 to 2,206 square feet. Condos.ca lists the fees as covering common elements, building insurance and parking.

Big homes inside a small condo corporation

The headline fact is size. Condos.ca records these homes at about 1,630 to 2,206 square feet, and the current listings are three-bedroom-plus-den and four-bedroom homes. That is detached-house space, and it is rare to find it inside a condominium in this price band.

With only 63 homes, this is a small corporation. Small corporations can be easy to live in, with owners who know each other and a board that answers its phone. They can also be fragile, because a large repair is split among fewer people. Both are worth keeping in mind as you read the documents.

One data point does not add up. Condos.ca lists the complex as one storey, which cannot be right for homes of this size on a townhouse footprint. Treat the storey count as an error and get the floor plan and the number of levels from the listing for the home you are considering.

Not the same as the Harmony Village condos next door

The name causes confusion. The Harmony Village name also covers neighbouring low-rise condominium buildings at 3031 to 3047 Finch Avenue West, which one listing site credits to Invar Building Corp and City Core Developments, completed around 2008 with 136 suites of about 580 to 1,297 square feet.

Those are separate corporations with their own budgets, reserve funds and rules, and their own amenities. When you search for this complex online, check that the corporation number on anything you read is TSCC-1874 before you rely on it.

For a buyer, the practical point is comparables. The smaller suites in the neighbouring buildings are not good comparisons for a 2,000 square foot townhome, so make sure any pricing you look at is drawn from this complex or from similar townhomes nearby.

Why the fees are so low, and what that means

The two active listings I had showed fees of $310 to $340 a month. On homes of 1,630 square feet and up, that is roughly 15 to 21 cents per square foot, a fraction of what a tower suite pays.

Townhouse complexes usually have lower fees because there is no lobby, elevator, concierge or central heating plant to run. But very low fees can also mean the corporation is responsible for fewer things, with owners covering items such as their own roofs, windows or driveways, or that the reserve fund is being topped up slowly. I could not confirm which applies here.

This is the question to settle before you buy. Read the declaration to see what the corporation repairs and what you repair, then read the reserve fund study to see whether today’s fee is enough to pay for the next 20 years of work. A low fee with a thin reserve is not a bargain.

Daily life on Finch West

The complex sits on Finch Avenue West in Humbermede, a mostly residential part of northwest Toronto with established housing, plazas along Finch and the Humber River valley close by. The setting is suburban, and most households here will own a car.

The biggest change nearby is Line 6 Finch West. The TTC opened the light rail line on 7 December 2025, running along Finch from Finch West station on Line 1 to Humber College. For a household on Finch Avenue West, that is a real upgrade from the bus, and it is the kind of infrastructure that tends to support values over time.

When I pulled the data there were two homes listed for lease alongside the two for sale, so some owners here are landlords. That is normal for a complex of this age, but in a 63-home corporation the balance between owners and tenants shapes who sits on the board and how the common areas are treated. Ask the manager how many homes are currently leased and whether the rules set any leasing conditions.

Highway 400 and Highway 427 are both within driving reach, which matters for families who commute to Vaughan, Brampton or the airport employment area. The data panel beside this review has the exact transit and walking details.

Price per square foot and what is listed now

Condos.ca puts the average here at about $401 per square foot, which is low for Toronto. On the published size range, that implies something like $650,000 to $885,000, depending on the home, its condition and whether it has been updated.

The two active listings I had were asking $800,000 to $900,000, which sits inside that range. Two listings is a thin sample, so I would want to see the last year of trades in this complex before I advised on an offer.

Compared with a freehold semi or detached house in the same area, you give up land ownership and pay a monthly fee, but the fee here is small. The real test is whether the reserve fund is in good shape, because that is what keeps those fees low without a special assessment later.

There is no clubhouse, gym or pool here, and that is part of why the fees are low. You are paying for a home, not an amenity package, which suits families who already have their own routines.

Jatin’s honest take on Harmony Village Townhomes

Who this building suits

Families who need three or four bedrooms and want to stay in Toronto rather than move to the 905. It also suits multi-generational households who need the space, and buyers who would rather put their money into square footage than amenities. If you plan to be on Line 6 every day, the location gets better than it used to be. Buyers who have been renting a house in the area and want to stop paying someone else’s mortgage are a natural fit too.

What I’d want you to check

Start with the declaration and find out exactly what the corporation maintains. Then read the reserve fund study and board minutes, because a 2007 complex with fees this low needs a clear plan for roofs, windows, paving and any shared garage or parking areas. Confirm the number of levels and the true size of the home, given that the published storey count is wrong, and check that every document you read refers to TSCC-1874, not the neighbouring Harmony Village condos.

The value question

At about $401 per square foot with very low fees, the space-for-money case is strong. The risk is not the price, it is the paperwork: if the reserve fund is healthy and owners’ responsibilities are clear, this is one of the better ways to buy family space in northwest Toronto. If the reserve fund is thin, the low fee is borrowing from your future.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
