Renters, Airbnb and elevators at 3301 Weston Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 3301 Weston Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 3301 Weston Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

3301 Weston Townhouses is one of the smallest condominium corporations I have looked at in Toronto: eight townhouses on Weston Road, south of Finch Avenue, registered in 1977. Everything that is normal about buying a condo townhouse is magnified here, because eight owners share every decision and every bill. That is not a reason to walk away, but it is a reason to slow down. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
3301 Weston Townhouses is a condominium townhouse complex of eight homes at 3301 to 3315 Weston Road in the Humbermede neighbourhood of North York, Toronto, near Weston Road and Finch Avenue West. It was built in 1977. The condominium corporation is YCC-322, registered on 12 April 1977, and condos.ca lists KSM Property Management as the property manager. Condos.ca does not list amenities or what the maintenance fee includes.
3301 Weston Townhouses at a glance
Eight owners, one corporation
In a 300-suite tower, one owner who stops paying fees or one board member who loses interest barely registers. In an eight-home corporation, each owner is one-eighth of the budget and, quite possibly, one of the board. Governance here is personal.
That can work very well. Small complexes where neighbours know each other often make quick, sensible decisions and keep costs down. It can also stall, when there are not enough willing volunteers or owners disagree about spending.
Before you buy, find out who sits on the board, how often it meets and how decisions are made. Condos.ca lists KSM Property Management as the manager, and having a professional manager in a corporation this small is a good sign, but confirm the arrangement and what the manager is paid to do.
Why the reserve fund matters even more here
With only eight homes, a single roof replacement or a repaving project is divided eight ways. That makes the reserve fund the most important number in the whole purchase. A corporation that has saved steadily can absorb a big project. One that has kept fees low for years may need a special assessment when the work comes due.
At nearly 50 years old, this complex is well into its replacement cycles. Roofs, windows, exterior doors, fences, paving and drainage have all had to be dealt with at least once. Ask for the latest reserve fund study and look at what is planned in the next five to ten years and whether the money is already there.
Insurance is the other line to watch. Small corporations have less bargaining power with insurers, and the cost of the corporation’s building policy is shared among very few owners. Ask what the current premium and deductible are, and how they have moved recently.

The homes and the street
Condos.ca lists the complex as one storey, which is how its database records townhouse complexes, and does not publish sizes or amenities. Treat any listing here as you would a freehold townhouse: measure it, confirm the number of levels and ask whether the basement is finished.
The homes are addressed on Weston Road, a busy north-south arterial, rather than on a quiet internal lane. That gives you easy access by car and bus, but depending on how the home is set back and oriented, it can also mean traffic noise and less privacy. Visit at rush hour as well as on a weekend.
Parking is not listed by condos.ca. Ask whether the home has a garage, a driveway or an assigned space, and whether there is any visitor parking at all, because on a road like Weston that matters.
Humbermede and what is changing on Finch
Humbermede, also known as Emery, runs from the Humber River east to Highway 400, between Sheppard and Finch. It grew from a farming hamlet at Finch and Weston that was once called Dayton and was renamed Emery. Most of the housing is low-density, especially semi-detached homes, with high-rises at the southwest corner of Finch and Weston and an industrial area along the rail lines.
The biggest recent change is Line 6 Finch West, the light rail line that opened on 7 December 2025 along Finch Avenue, linking the area to Line 1 at Keele Street and to Humber Polytechnic in the west. The data panel on this page shows how close the nearest stops are. The former Finch West Mall site at the southeast corner of Finch and Weston is also worth watching for future change.
The Humber Valley parks are close, including Habitant and Summerlea, and the Carmine Stefano Community Centre is on Weston Road in the south of the neighbourhood.
Pricing an eight-home complex
At the time of writing there were no homes here for sale or lease, and condos.ca did not publish a building price per square foot. With only eight homes, a sale may happen once every few years, so there is no meaningful building average.
That means pricing has to come from outside the complex. Compare with other 1970s condominium townhouses in Humbermede and around Weston and Finch, and with freehold semis on nearby streets, which is what most buyers here will also be considering. Adjust for parking, basement finish, the fee and what it covers.
Factor the reserve fund into the price too. Two identical homes in two different corporations are not worth the same if one has a healthy fund and the other faces a special assessment. My building sold report pulls the nearby comparables.
Think about resale as well. A complex this small has almost no sales history of its own, so the next buyer’s appraiser and lender will also be working from outside comparables. Some lenders look harder at very small corporations, so talk to your mortgage broker early and make sure the financing is solid before you waive conditions.

Jatin’s honest take on 3301 Weston Townhouses
Who this building suits
Buyers who want a townhouse in northwest Toronto at a lower price than a freehold semi, who are comfortable being close to the running of their building and may be willing to sit on the board. It also suits people who want quick access to Weston Road, Highway 400 and the new Finch West line.
What I’d want you to check
Read the reserve fund study and status certificate closely, because each major repair here is split only eight ways. Ask about board membership, insurance premiums and deductibles, and any planned exterior work. Confirm what the fee includes, what parking comes with the home, and which parts of the home the corporation maintains. Visit at rush hour to judge Weston Road noise, and ask the seller how long the other owners have lived there, because a stable group of neighbours matters more in a complex of eight than almost anywhere else.
The value question
The value case is a townhouse at a townhouse price on a well-connected corridor that now has light rail. The risk is concentration: a small corporation can be excellent or fragile, and the documents tell you which. If the fund and the board both check out, I think this can be a good owner-occupier buy. If either is weak, I would walk away or price the risk firmly.
