Living here

Renters, Airbnb and elevators at Rouge Hill Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Rouge Hill Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Rouge Hill Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Rouge Hill Townhomes is a small, quiet complex at the far east end of Toronto, where Lawrence Avenue runs out of city and into lake and parkland. With only 51 homes and garages attached to the units rather than a shared underground garage, it carries fewer of the big structural risks I worry about in larger townhouse complexes. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Rouge Hill Townhomes is a 51-home, three-storey condominium townhouse complex at 6400 Lawrence Avenue East and 51 to 73 East Avenue in West Rouge, Scarborough, near Port Union Road, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was built in 1997; condos.ca does not list a developer. The condominium corporation is MTCC-1146, registered on 7 May 1997, and the property manager is listed as Maple Ridge Community Management. Maintenance fees include common elements, building insurance and parking.

A small complex with its own garages

Condos.ca records 51 homes over three storeys, with sizes of roughly 1,102 to 1,713 square feet. Listing descriptions describe brick townhouses with an attached garage and private parking, a main floor with the kitchen and living areas, and a lower level with a recreation room that walks out to a patio and connects to the garage and front foyer.

That garage arrangement is the most important structural fact about this complex. Unlike Markham Gardens in Malvern or Guildwood Townhomes on Livingston Road, the homes here do not sit over one large shared underground garage. That removes one of the biggest and least predictable capital costs a townhouse corporation can face.

Some homes also have a finished basement below the walk-out level, and one recent listing mentioned a gas fireplace and central vacuum. Floor plans differ, and bedroom counts on listings do not always match the room descriptions, so ask for a floor plan and count the rooms yourself.

Three-storey living suits some buyers better than others. You get separate floors for living, sleeping and recreation, but you also climb stairs every day, which matters if you are buying to downsize.

Two addresses and more than one name

The complex has homes on both Lawrence Avenue East, all under the single address 6400 Lawrence Avenue East, and on East Avenue, numbered 51 to 73. Some listing sites also call it Rouge Hill Walk Townhomes. Whatever the name, the corporation is MTCC-1146. Homes on the two streets can feel different day to day, since Lawrence Avenue is an arterial road and East Avenue is a residential street, so visit at different times of day before you choose a side.

A complex this size rarely has much for sale at once, and there were no homes listed for sale or rent when I wrote this. Set up an alert if you want to buy here, and be ready to move when the right home comes up.

Small corporations have a different dynamic from large ones. With 51 owners, every shared cost is divided among fewer people, and the board is made up of your neighbours. That can mean responsive management, but it also means a single roofing or paving project lands harder on each home.

A lean fee and what it leaves to you

The fee includes common elements, building insurance and parking. Heat, hydro and water are not on the list, so you will pay utilities directly as you would in a freehold. Condos.ca lists visitor parking, BBQs permitted and pets permitted, with no shared recreation facilities.

Condos.ca did not show a current fee range, since there were no active listings. Ask the seller for the current monthly fee and the most recent budget, and compare it with the reserve fund study to see whether the fee is keeping pace with planned work.

In a 1997 complex, I would expect roofs, windows, doors, decks and driveways to be on the replacement schedule if they have not been done already. Check the declaration for which of those items belong to the corporation and which belong to you.

Because the corporation insures the buildings, ask your own insurer what owner’s coverage you need for improvements and contents, and check the corporation’s insurance deductible in the status certificate.

Living in West Rouge

West Rouge is the last neighbourhood before the city ends at the Rouge River. It is residential and quiet, with the lake to the south and the Rouge River valley, part of Rouge National Urban Park, to the east. Port Union Waterfront Park runs along the shore, with a trail that is popular with walkers and cyclists heading east along the lake.

Commuters here typically rely on the Lakeshore East GO line and Highway 401 rather than the subway. Listing descriptions describe Rouge Hill GO station and TTC routes as close by; the data panel on this page shows the exact distances from this complex, along with nearby schools and parks.

What Rouge Hill Townhomes costs

Condos.ca puts the average here at about $481 per square foot, well above Markham Gardens at about $323 and Guildwood Townhomes at about $368. That premium reflects the attached garages, the smaller complex and the lakeside location.

There were no active listings at the time of writing, so there is no current asking range to quote. The sold data in the panel above shows what homes here have actually traded for.

Because homes here come up so rarely, a single sale can move the per-square-foot average noticeably. Treat the $481 figure as a guide rather than a precise benchmark, and look at the condition of each sold home behind it.

When a home does come up, compare it with freehold townhouses in West Rouge and Port Union as well as other condo townhouses. The fee here is modest, so the gap between a condo townhouse and a freehold may be smaller than you expect once you account for the corporation handling exterior maintenance.

There is no pool, gym or party room, and the fee reflects that. The lake, the waterfront trail and the Rouge River valley are the amenities here, and they are better than most condo recreation rooms.

Jatin’s honest take on Rouge Hill Townhomes

Who this building suits

Buyers who want a three-storey townhouse with its own garage at the quiet east end of the city, close to the lake and trails, without the exterior maintenance of a freehold. It suits GO commuters, families who spend weekends outdoors and downsizers from West Rouge who want to stay in the area.

What I’d want you to check

Ask for the reserve fund study and look at roofs, windows, doors, driveways and decks. Check the declaration for owner versus corporation responsibilities, confirm the current fee and the utilities you will pay directly, and inspect the lower level carefully for water history, since it opens to both the patio and the garage. Read the rules on pets and rentals in the status certificate.

The value question

At about $481 per square foot, Rouge Hill Townhomes is not cheap for Scarborough, but you are buying attached garages, a small corporation without a shared garage to repair and a lakeside location. If the reserve fund is healthy, I think it is good value against freehold townhouses in the area. Its weakness is scarcity, so patience is part of the price. When a well-kept home does come up, I would rather see a buyer pay a fair price promptly than wait another year for the next one.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
