Can you Airbnb a unit at No. 10 Bellair?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about No. 10 Bellair

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

No. 10 Bellair is for the buyer who wants the amenities of a hotel and the privacy of a small building. It has only 133 suites over 27 storeys, a two-storey spa with an indoor salt-water pool, and valet parking, all on a short side street a few steps off Bloor. It is also expensive to own, and the fee is a number you need to understand before you fall for the pool. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

No. 10 Bellair is a 27-storey high-rise condominium of 133 suites at 10 Bellair Street, just north of Bloor Street West in Yorkville, Toronto. It was built in 2003. The condominium corporation is TSCC-1519, registered on 23 May 2003. Suites range from about 362 to 6,030 square feet, from studios to four-bedroom residences. Maintenance fees include air conditioning, common elements, heat, hydro, building insurance, parking and water.

Few suites, a lot of building

The defining feature of No. 10 Bellair is the ratio. A 27-storey tower with only 133 suites means roughly five suites a floor on average, and much less on the upper floors where the largest residences sit. You share elevators, hallways and the lobby with far fewer neighbours than in a typical Yorkville tower.

The suite mix is unusually wide. Recorded sizes run from about 362 square feet to over 6,000, so the same building holds studios and residences larger than most detached houses. Toronto Life profiled a lower penthouse of nearly 4,000 square feet with 10-foot ceilings, three balconies and views in four directions, which gives you a sense of what the upper floors offer.

I could not confirm the developer or architect from a reliable source, and the building profile leaves the developer blank. Ask the property manager or check the declaration if that matters to you.

The spa floors and the valet

This is the reason most people buy here. The building page describes a two-storey spa and fitness centre with an indoor salt-water pool, yoga studios and a golf simulator, plus a landscaped sky garden with a glass pavilion and terrace. Toronto Life also noted valet parking and fresh flowers in the lobby every week.

In practice, that means you can swim, train and use a sauna without a club membership, and you hand your car to someone at the door. For a buyer coming out of a large house, that service level is often what makes the move to a condo feel acceptable.

It also costs money every month. A pool, a valet and a staffed spa level are spread across only 133 suites, which is why the fee per suite here is high even before you look at the inclusions.

Studios and full-floor-style residences under one roof

The range from studios to residences of several thousand square feet is unusual, and it shapes who lives here. The lower floors hold compact suites that suit a professional or a pied-à-terre buyer, and the upper floors hold large residences that function like houses, often with multiple balconies and two parking spaces.

That mix has a practical effect on the fee. Fees are allocated by each suite’s share of the common elements, so the large residences carry most of the budget. A studio owner here still pays a high fee per square foot, because the pool, spa and valet cost the same no matter how big your suite is.

When you compare suites, look at the outlook as well as the size. Yorkville has added several tall towers in the last decade, and some upper-floor views that were open when this building was new now look toward glass. Ask what is proposed on the blocks around Bellair before paying a premium for a view.

A side street off Bloor

Bellair Street is a short street running north from Bloor Street West into the Yorkville core, lined with designer shops and restaurants. The building sits back from Bloor itself, so you are a minute from the shopping and the subway without facing it, and the street is calmer than Bloor or Avenue Road.

Its immediate neighbour on Bloor is 102 Bloor Street West, a converted office building, and one agent page describes 102 Bloor’s gym as part of a Bellair Club. If you are comparing the two, ask exactly which facilities each corporation owns and which are shared.

Top-tier Yorkville pricing, with most bills inside the fee

The building averages about $1,555 per square foot, which puts it in the top tier of Yorkville resale and roughly double what you pay a few blocks east on Bloor. Price per square foot varies a great deal here, because a studio and a 4,000-square-foot penthouse in the same tower are very different products.

At the time of writing, two two-bedroom-plus-den suites were listed, asking from about $2.5 million to about $2.63 million, with monthly fees of roughly $2,600 to $2,750. That fee covers air conditioning, heat, hydro, building insurance, parking and water. Strip out the utilities and parking you would pay separately in a newer tower, and the gap narrows, though it does not disappear.

Supply is the other factor. With 133 suites, only a handful are for sale at any time, and the large residences can sit for a while because the buyer pool at that price is small. If you are selling one of the upper suites, plan for a longer marketing period than a typical condo; if you are buying, that thin market can give you room to negotiate.

For anything beyond asking prices, my building sold report shows what has actually closed here.

This is a full spa level, not a token gym: a salt-water pool, sauna, yoga studios, a golf simulator and a sky garden, with valet at the front door. For daily life it means most of what you would pay a club for is downstairs, and the cost is built into a fee shared by only 133 suites.

Jatin’s honest take on No. 10 Bellair

Who this building suits

Downsizers selling a large house who want full service, privacy and space, and buyers who will genuinely use a pool and spa every week. The large upper suites suit people who would otherwise look at a Rosedale or Annex house and want to lock the door and travel. Smaller suites suit a buyer who wants a Yorkville pied-à-terre with hotel-level service, as long as they accept the fee.

What I’d want you to check

The building is now more than 20 years old with a pool and a staffed spa, so the reserve fund study is the most important document you will read. Look at the pool equipment, the heating and cooling plant, the windows and the garage, and at how the fee has moved over the last five years. Confirm the current property manager, the pet restriction and how many parking spaces belong to the suite. Read board minutes for any planned amenity work. For the largest suites, ask whether any were combined from two units, and confirm that the combination was registered properly.

The value question

At roughly $1,555 per square foot, No. 10 Bellair is priced as a top Yorkville address, and it earns that with its amenity package and low density. Whether it is good value depends on whether you use what you are paying for. If you will swim, train and use the valet, the all-in fee replaces several bills you would otherwise pay. If you will not, a newer, simpler tower nearby will cost you less every month.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
