Living here
Renters, Airbnb and elevators at QB Lofts
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at QB Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about QB Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

QB Lofts is about as small as a Toronto condominium gets: five suites, two storeys, and no management company. It sits on Queen Street East at the Riverside end of Leslieville, close to Broadview, and every suite is larger than 1,100 square feet. If you want a big loft-style home on Queen East without a tower around it, this is one of the very few options, and it asks more of you as an owner than almost any building I review. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
QB Lofts is a two-storey, five-suite condominium at 692 Queen Street East, in South Riverdale near Queen and Broadview, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. Condos.ca lists the developer as 692 Queen Street Holding, a build year of 2008 and a corporation, TSCC-1907, registered on 17 January 2008. The building is self-managed. Condos.ca lists common elements and water as the items included in the maintenance fee, and suite sizes of roughly 1,148 to 1,565 square feet.
QB Lofts at a glance
Five suites and no property manager
The defining fact about QB Lofts is scale. With five suites, the condominium corporation is effectively five households sharing a roof, a front door and a budget. Condos.ca lists it as self-managed, which means the owners themselves arrange insurance, repairs, bookkeeping and the annual meeting rather than paying a management company to do it.
Self-management keeps costs down and decisions quick when owners get along. It also means there is no professional manager to chase arrears, keep the reserve fund study current or make sure the paperwork meets the Condominium Act. Before you buy, find out who does each of those jobs today and how long they plan to keep doing it.
The developer is recorded only as a holding company named for the address, 692 Queen Street Holding. I could not find a public history for the project, its architect, or whether it is a conversion or new construction, so treat the loft label as a style rather than a confirmed heritage story.
Big floor plans on a low building
Condos.ca puts suite sizes at roughly 1,148 to 1,565 square feet. In this part of the city, that is two-bedroom-plus and three-bedroom territory, and it is well above the typical one-bedroom in the newer mid-rises along Queen East and Broadview.
On a two-storey building, every suite is close to the ground and close to the street. That has real advantages: no waiting for elevators, a house-like sense of arrival, and fewer neighbours above and below you. It also means street noise and privacy at grade deserve a careful look, because Queen Street East is a busy streetcar route.
Condos.ca tags the building with a pet restriction and notes that barbecues are permitted. I would read the declaration and rules for the exact pet terms rather than relying on a tag, especially if you have a larger dog.

Queen and Broadview, and the Ontario Line next door
This stretch of Queen Street East sits between the Don Valley and Broadview, where the Riverside strip runs into Leslieville. You are close to the restaurants, cafes and shops of both, and the Don Valley trails are just to the west.
The bigger change is the Ontario Line. Metrolinx is building an elevated Leslieville station over Queen Street East between Broadview and Carlaw. According to blogTO, column construction is scheduled from September 2026 to May 2027, with superstructure work starting in late 2027 and finishing work running into 2029. The province has not committed to an opening date beyond the 2030s.
In plain terms, the next few years along this part of Queen will include construction noise, lane changes and streetcar disruptions. In the longer run, a rapid transit station nearby should help values. If you are a long-term owner, the construction years are the price of that future benefit; if you plan to sell within two or three years, factor the disruption into your timing.
QB Lofts or a Riverside townhouse?
Most people who look at QB Lofts are also looking at freehold row houses and semis on the side streets off Queen and Broadview. The comparison is useful. A freehold gives you land and full control, but also the full cost of every roof, furnace and porch repair, and usually stairs over three floors.
A suite here gives you a similar amount of living space with the exterior shared between five owners. The fee is modest because the building is simple and self-run, but you trade some control: changes to windows, doors or outdoor space go through the corporation, and the declaration sets the rules on pets and leasing.
If you are torn between the two, ask yourself whether you would rather manage a house alone or a small building with four neighbours. Both are reasonable answers; they just suit different people.
Pricing a building that almost never trades
Condos.ca shows an average of about $425 per square foot here. I would not lean on that number. With only five suites, the average can rest on one or two sales, and it may be years old; it sits well below what I would expect for large suites on Queen Street East today.
There were no active listings when I checked, so there is no current asking range to quote either. The honest way to value a suite here is to compare it with recent sales of similar size in nearby low-rise lofts and with freehold townhouses in Riverside and Leslieville, then adjust for the self-managed structure.
On fees, condos.ca lists only common elements and water as included. Heat, hydro and parking are not listed, so budget for your own utilities and confirm what the fee covers on the status certificate. For recorded sale figures, see the data panel on this page or ask me for a building sold report.

Amenities at QB Lofts
There are no shared amenities to speak of, which is exactly what keeps a five-suite building affordable to run. The gym, the party room and the parks are all out on Queen Street and in the Don Valley.
Jatin’s honest take on QB Lofts
Who this building suits
QB Lofts suits buyers who want the space of a townhouse on Queen East without stairs to a third floor or a tower full of neighbours. Couples who work from home, small families and downsizers from nearby houses are the natural fit. It also suits people who are comfortable taking a turn on a small board.
What I’d want you to check
Start with governance. Ask for the last two years of financial statements, the most recent reserve fund study, the insurance certificate and the minutes of recent owner meetings. In a five-suite building, one owner falling behind on fees, or one major repair such as a roof or a foundation issue, lands on four other households, so the reserve fund balance matters more here than in a large building. Confirm the parking and storage arrangements in writing, since condos.ca does not list parking in the fee.
The value question
Because almost nothing trades here, value is a judgment call rather than a formula. For the right buyer, a large suite in a tiny building near a future rapid transit station is a rare thing. I would only pay a premium if the reserve fund and the paperwork are in good order, and I would want a lawyer who knows small self-managed condos to review the status certificate before you firm up.
