Living here
Renters, Airbnb and elevators at Prominence Point
Do mostly owners or renters live here?
Mix of owners and renters. Of 26 deals here in the last 24 months, 12 were leases and 14 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Prominence Point?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Prominence Point
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Prominence Point is a building where the views and the fee both stand out. This 1991 tower near Guildwood looks north over the Scarborough Golf and Country Club and south toward the lake, and its suites start around 900 square feet. The catch is that monthly fees on current listings are all above $1,000, and you need to understand why before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Prominence Point is a 17-storey, 150-suite high-rise condominium at 90 Dale Avenue in Scarborough, Toronto, in the Guildwood area near Kingston Road. It was built in 1991 by Granville Constructors, and the condominium corporation is MTCC-978, registered on 24 July 1991. Nadlan-Harris Property Management is listed as the manager. The maintenance fee covers common elements, heat, hydro, water, air conditioning, building insurance and parking.
Prominence Point at a glance
A small tower with a big outlook
With 150 suites over 17 storeys, Prominence Point averages fewer than ten suites a floor. That is a modest count for a tower, and in practice it means fewer neighbours per elevator and hallway and a smaller community to get to know.
The setting is the selling point. Listing descriptions describe north-facing views across the Scarborough Golf and Country Club and lake views to the south, and floor-to-ceiling windows in some suites. Very few condos in Toronto look onto a private golf course, and an established club is far less likely to be built on than the plazas and parking lots that surround most suburban towers.
Granville Constructors built it in 1991. That builder has little public profile today, so judge the building on its own record: the reserve fund study, recent board minutes and the history of major repairs.
Two-bedroom suites sized like houses
Recorded suites range from about 901 to 1,296 square feet, and every suite currently listed is a two-bedroom. This is a building for people who want space: two bedrooms, two bathrooms in many plans, real dining areas and the kind of closet storage that newer condos rarely offer.
Corner units are worth seeking out here, because they combine the golf-course and lake exposures and get light from two sides. Interiors range from original to fully renovated after 35 years, so price each suite on its condition, not on the building average.
Parking is underground and is included in the fee. Ask whether the specific suite also comes with a locker, since that varies and is not guaranteed by the building’s fee structure.
One practical note on layouts from this era: kitchens are often enclosed rather than open to the living room, and some owners have removed walls to modernize. If you plan to do the same, ask the management office what approvals the corporation requires and whether any walls carry building services, before you budget for it.

Why the fees are above $1,000
Current listings show monthly fees of about $1,012 to $1,126. On suites of 900 to 1,300 square feet, that is roughly 85 cents to $1.20 a foot, which is high for east Scarborough.
Part of the explanation is what the fee covers: common elements, heat, hydro, water, air conditioning, building insurance and parking. On a large suite, hydro and heating alone are a significant monthly bill that a newer building would leave to you. Part of it is also the cost of running a pool, hot tub, sauna and 24-hour security across only 150 suites.
What I cannot tell you from public information is whether the fee also reflects a reserve fund catching up on deferred work. That is exactly what the status certificate and reserve fund study are for. Ask how fees have changed over the past five years and what major projects are scheduled. A building that has raised fees steadily to fund its reserve is in a better position than one that held fees flat and now faces a large shortfall.
Guildwood living, between the golf course and the lake
Guildwood is one of Scarborough’s most established residential pockets. It grew out of the Guild Inn estate, where the Clark family sold land in the 1950s on the condition that the subdivision keep as many trees as possible, and it still has that leafy, low-density character south of Kingston Road.
Guild Park and Gardens, with its collection of architectural fragments rescued from demolished Toronto buildings, and the top of the Scarborough Bluffs are part of daily life for residents who walk. Guildwood GO station on the Lakeshore East line serves commuters, and the distances are in the data panel on this page.
Kingston Road is also on the corridor of the City’s proposed Eglinton East LRT, which would run from Kennedy station along Eglinton, Kingston Road and Morningside. When costed in 2023, construction was projected for 2027 to 2034 if the line is approved and funded, so treat it as a long-term possibility rather than a reason to pay more today.
Prominence Point pricing in context
The building average sits around $416 per square foot, which is low for Toronto and in line with other early-1990s towers in this part of Scarborough. Large suites and high fees both push the per-foot number down, because buyers price in the monthly cost.
When I checked, four suites were for sale with asking prices from $399,900 to $549,000. That spread is wide for a building where every listing is a two-bedroom, and it mostly reflects floor, view and renovation level. No suites were listed for rent.
The way I think about value here: compare the total monthly cost, mortgage plus fee, against a newer building where you pay hydro, heat and parking on top. The gap is smaller than the fee alone suggests, but the fee still needs to be justified by a healthy reserve fund.

Amenities at Prominence Point
A pool, hot tub and sauna in a 150-suite building is a lot of shared facility per owner, which is good for residents who use them and part of why the fee is high. If you will never swim, factor that in honestly.
Jatin’s honest take on Prominence Point
Who this building suits
Buyers who want a large two-bedroom with a view that will not be built out, and who value Guildwood’s trees, the Bluffs and a golf course outside the window. It also suits downsizers who want heat, hydro and water in one predictable payment and staff at the front desk. It is less suited to investors, because a fee above $1,000 eats deeply into rental income on a suite at this price.
What I’d want you to check
The fee is the first thing to understand. Read the budget and the reserve fund study to see whether fees are high because of what they cover or because the corporation is funding catch-up repairs. In a 1991 building, look for the status of windows, balcony membranes, elevators, the garage and pool equipment. Condo sites note a pet restriction, so confirm the rules if you have an animal.
The value question
At around $416 per square foot you are buying a lot of space and a rare view for the money. The fee reduces how much buyers will pay, which is why prices here sit where they do. If the reserve fund is healthy, Prominence Point is good value for an owner-occupier; if it is not, the fee will keep climbing and so will the discount buyers demand.
