Leases 73%Sales 27%

Renter-heavy building. Of 106 deals here in the last 24 months, 77 were leases and 29 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Residenze Palazzo at Treviso 3?

3units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Residenze Palazzo at Treviso 3

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Palazzo is the smallest and newest of the three Treviso buildings at Dufferin and Lawrence, and it is the one I show buyers who want the Treviso community at an entry price. The suites are compact, the rooftop has a pool, and you share the piazza and park with two larger phases next door. The question is whether the fee works for a suite this size. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Residenze Palazzo at Treviso 3 is a 372-suite condominium at 3091 Dufferin Street, at the northeast corner of Dufferin Street and Lawrence Avenue West in North York’s Yorkdale-Glen Park area. Condos.ca lists 16 floors, while UrbanToronto lists 15 storeys. It is the third and final phase of Lanterra Developments’ Treviso community, designed by Page + Steele / IBI Group Architects with interiors by Studio Munge, and was completed in 2019. The condominium corporation is TSCC-2705, registered on 7 March 2019, and condos.ca lists Duka Property Management as manager. Condos.ca lists the fee as covering common elements, building insurance and water.

The last piece of an Italian-themed master plan

Lanterra planned Treviso as a small town on a site of nearly 10 acres at Dufferin and Lawrence, with buildings arranged around a piazza. A 2014 article reposted on Lanterra’s site describes colonnades, a water feature, bridges and bocce courts, with street-level shops and restaurants. Lanterra’s president called it a city within a city.

Treviso 1 at 36 Via Bagnato came first, Treviso 2 at 830 Lawrence Avenue West followed, and Palazzo completed the plan. Lanterra lists 435, 586 and 372 suites across the three phases, close to 1,400 in total. All three were designed by Page + Steele / IBI Group Architects, with landscape by NAK.

The size of the community park depends on the source. Lanterra’s project page describes a one-acre public park, while UrbanToronto’s project database describes a three-acre park. Either way, Palazzo owners share open space and retail that a stand-alone building of this size would not have.

Being the final phase has a practical upside. Lanterra describes the community as complete and sold out, so Palazzo owners are not living beside a Treviso construction site, as owners of the earlier phases did while the later buildings went up between 2015 and 2019. What you see around the piazza today is, broadly, what you get.

Height, suite sizes and layouts

UrbanToronto lists Palazzo at 15 storeys and about 56 metres, the shortest of the three Treviso buildings, and condos.ca counts 16 floors. The 2014 sales article described 390 suites in a 15-storey building, while Lanterra and condos.ca now list 372, so the final count changed during construction.

Condos.ca records suites from about 352 to 936 square feet. Seven of the eight suites listed for sale when I checked were one-bedrooms under 600 square feet, which tells you this phase leans toward small suites. There are two-bedrooms, but they are the minority.

A 352-square-foot suite is a studio in all but name. If you are comparing one-bedrooms here, check whether the bedroom has a window and a door, whether the kitchen is on a wall of the living room, and how much storage there is. Get the floor plan rather than relying on a listing description.

A rooftop pool and a Studio Munge lobby

The 2014 article listed a 24-hour concierge, a pet spa, a fitness centre, a boardroom, a theatre, lounges, games and party rooms, and a rooftop terrace with a pool and hot tub. Condos.ca lists a concierge, party room, gym, outdoor pool, rec room, rooftop deck and barbecues, and notes FibreStream internet.

Studio Munge did the interiors, a firm buyers often recognise from more expensive downtown buildings. A rooftop pool in a 372-suite building is also a real draw in summer, especially for buyers coming from a rental without one.

Check which amenities belong to Palazzo and which are shared with Treviso 1 and 2. Shared-facility agreements spell out who pays for what, and they matter when one building wants to renovate and another does not. Your lawyer can find them in the declaration and the status certificate package.

Dufferin and Lawrence, day to day

Yorkdale Shopping Centre is close by, the outlet strip on Orfus Road is next to it, and the Columbus Centre is a few minutes away. Lanterra’s materials point to quick access to the Allen Road and Highway 401, which is the reason many owners who drive choose this corner.

Dufferin and Lawrence are both busy arterials, so suites facing them will hear traffic. Suites on the inner side face the rest of the Treviso community, which is usually quieter but puts neighbouring windows closer. The panel beside this review shows transit, schools and nearby food.

The retail at the base of the community matters more than it might seem. Lanterra describes about 60,000 square feet of space for shops and restaurants, and having a coffee, a pharmacy or a quick dinner downstairs is part of what you are paying for. Walk the piazza at different times of day and see which units are leased and busy before you decide.

Pricing: between the two earlier phases

Condos.ca puts Palazzo’s average at about $792 per square foot. That sits between Treviso 1 at around $835 and Treviso 2 at around $786, and well above older buildings on Lawrence West such as The Shermount at around $646. The smaller average suite size here pushes the per-foot number up.

Eight suites were listed for sale when I checked, asking from about $406,000 to $589,990, with monthly fees of roughly $467 to $757. Across those listings, fees work out to about $1.15 per square foot, which is high for a building completed in 2019. Hydro and heating are not listed as included, so add those on top.

With eight listings at once, buyers have room to negotiate and sellers face competition from near-identical suites. For actual trades, use the 12-month panel data, and ask me for a building sold report that covers all three Treviso phases, since they trade as a set.

The rooftop pool and Studio Munge shared spaces give Palazzo more polish than its price suggests, and the Treviso piazza adds outdoor space you would not get in a stand-alone building. Concierge, gym and party room cover the daily basics.

Jatin’s honest take on Residenze Palazzo at Treviso 3

Who this building suits

First-time buyers and young professionals who want a newer building with a pool near Yorkdale and the 401, at a price below most of midtown. It also suits investors looking for a compact suite in a well-known community. Couples planning a family will likely outgrow most suites here and should look at the larger plans in Treviso 1 or 2.

What I’d want you to check

Ask why fees run about $1.15 a square foot, and read the budget and reserve fund study with the pool and roof in mind. Review the shared-facility agreements with the other Treviso phases. At 2019, the building is past its one- and two-year Tarion warranty periods, so look in the board minutes for how deficiency items were resolved. Confirm whether the suite includes parking and a locker, and measure the layout before you commit.

The value question

At around $792 a square foot, you are paying a premium per foot for small suites, a pool and the Treviso setting. The higher fee eats into that value over time. For a buyer who will use the pool and stay a few years, I think it is fair. For an investor, I would compare it carefully with Treviso 2, which averages slightly less per foot, and look at total monthly cost across both before choosing.
