Do mostly owners or renters live here?

Leases 55%Sales 45%

Mix of owners and renters. Of 31 deals here in the last 24 months, 17 were leases and 14 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Treviso Condos?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Treviso Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Treviso is what happens when a developer replaces two big-box stores and a parking lot with an Italian-style piazza, a canal and bocce courts. This first phase, at 36 Via Bagnato, is the one in the community with parking in the fee, and that makes a real difference to the monthly numbers. It is a good building for a first-time buyer who wants a full amenity package without a downtown price. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Treviso Condos is a 435-suite condominium at 36 Via Bagnato, also addressed as 800 Lawrence Avenue West, at the northeast corner of Dufferin Street and Lawrence Avenue in North York’s Yorkdale-Glen Park area. Condos.ca lists 22 floors. It is the first phase of Lanterra Developments’ Treviso community, designed by Page + Steele / IBI Group Architects, and was completed in 2015. The condominium corporation, TSCC-2480, was registered on 27 August 2015, and Duka Property Management is listed as manager. Maintenance fees include common elements, heat, air conditioning, building insurance, parking and water.

A master plan, not a single tower

Treviso is a three-phase community on a site of nearly ten acres at Dufferin and Lawrence. Lanterra, with Dov Capital, cleared two big-box stores and a surface parking lot to build it. Page + Steele / IBI Group Architects designed the towers, NAK Design Strategies the landscape, and Studio Munge the interiors.

This phase was laid out as a U shape, with a point tower rising over lower podium wings that wrap a central piazza. The site plan includes a north-south water channel crossed by two bridges, bocce courts and street-level retail along the surrounding roads. Phases two and three, Treviso 2 at 830 Lawrence and the 15-storey Palazzo, followed on the same land.

Heights are reported differently depending on the source. UrbanToronto’s early coverage described a 20-storey tower over eight-storey podiums, its project database lists the three towers at 24, 20 and 15 storeys, and condos.ca shows 22 floors for this building. I would confirm the floor count of any suite you are looking at on the plan itself.

Parking in the fee, which the next phase does not have

The fee here includes common elements, heat, air conditioning, building insurance, parking and water. That is the full list, and it is better than Treviso 2 next door, where condos.ca does not show parking as an included item. If you are choosing between the two, price that difference in.

Active listings carry fees of roughly $0.87 per square foot. That is not cheap for North York, but with heat, cooling and parking bundled, the real monthly gap against a building that bills everything separately is smaller than it first appears.

The trade-off with bundled utilities is exposure to energy prices across the whole building. Ask for the last few years of budgets so you can see how the fee has moved, and confirm in the status certificate that a parking space is actually assigned to the suite you are buying.

Layouts for first buyers and small families

Suites run from about 382 to 1,231 square feet, so the building covers everything from compact one-bedrooms to family-sized plans. UrbanToronto’s coverage of the first phase noted deep balconies throughout, with planters built into the podium balconies.

The podium wings and the tower behave differently. Lower podium suites face the courtyard or the surrounding streets and feel closer to a mid-rise; upper tower suites trade that for views. On a site this size, which side of the building you face matters as much as the floor, so walk the courtyard before you choose.

Condos.ca lists guest suites, a recreation room, a meeting room and security staff, and it also flags a pet restriction. Read the declaration and rules for the details on pets and any leasing rules before you buy, rather than relying on a summary.

Dufferin and Lawrence, day to day

This is a practical North York location. Yorkdale Shopping Centre is close by, and the Allen Road and Highway 401 are a short drive, which suits buyers who commute by car. The panel beside this review shows the nearest subway station and walking times.

The surrounding blocks are a mix of established houses, low-rise retail and newer towers. The Treviso phases themselves added a park, shops and restaurants at street level, so the immediate area feels more finished now than it did a decade ago. The Columbus Centre and the shopping along Orfus Road are also close, which Lanterra highlighted when it marketed the later phases.

Living inside a three-phase community has a social side, too. The piazza and park draw residents from all three buildings, so the courtyard is busier on a warm weekend evening than in a stand-alone tower. Most buyers I talk to see that as the point of the place, but if you prize quiet, choose a suite that faces the street rather than the piazza.

Pricing: a below-midtown entry with a full fee

The building averages about $835 per square foot. That is above the newer, larger Treviso 2 next door at around $786, and I think the parking inclusion and the smaller average suite explain much of that difference.

When I checked, five suites were listed for sale, asking between $430,000 and $749,000, with fees ranging from about $490 to $944 a month. That spread mostly reflects size and floor rather than any change in the building.

Asking prices are not sale prices, and with three Treviso phases on the same block, there is plenty of comparable data. Use the 12-month sold summary on this page, and for a phase-by-phase comparison request my building sold report.

Amenities at Treviso Condos

ConciergeSecurity staffParty roomRecreation roomMeeting roomGuest suitesRaised sun deck with hot tubPiazza with water feature and bocce courtsVisitor parking

The amenity that defines Treviso is outside: the piazza, the water channel and the bocce courts give residents somewhere to walk and sit that most towers do not have. Inside, guest suites, a recreation room and a raised sun deck with a hot tub round out a package that works well for hosting family.

Jatin’s honest take on Treviso Condos

Who this building suits

First-time buyers and young couples who want a concierge building with a real courtyard, and car owners who value having parking in the fee and quick access to the Allen and the 401. The larger plans suit small families who want to stay in North York at a lower price per square foot than midtown. It is a weaker fit for buyers who want a quiet boutique building, because this is a large, busy community.

What I’d want you to check

The corporation was registered in 2015, so the building is now about ten years old and approaching its first big round of component work. Read the reserve fund study for the garage membrane, the heating and cooling plant and the landscaped podium roof, which in a courtyard design covers part of the garage. Check whether any shared facilities or costs are split with the neighbouring Treviso phases, and confirm parking and locker conveyance on the status certificate.

The value question

At about $835 per square foot with heat, cooling and parking included, I think the first phase of Treviso is fair value for an owner-occupier, and it holds up well against Treviso 2 once you add a parking cost to the newer building. The key is to compare total monthly cost across the phases, not just the asking price.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
