Living here
Renters, Airbnb and elevators at Rosedale Terrace
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Rosedale Terrace?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Rosedale Terrace
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Rosedale Terrace is one of the smallest condominiums on Yonge Street in midtown. It has 19 suites over five storeys, a few doors from the Summerhill shops, and a fee that covers heat and parking. Buildings this small rarely come up for sale, and when they do, you need to look harder at the corporation than you would in a big tower. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Rosedale Terrace is a five-storey condominium of 19 suites at 1174 Yonge Street, Toronto M4W 2L9, between Marlborough Avenue and Alcorn Avenue in Summerhill, between Rosedale and Yonge-St. Clair in midtown Toronto. It was completed in 2001. The building profile names Tonum as the developer. The condominium corporation is MTCC-1367, registered on 30 March 2001. Property management is listed as GPM Property Management. Maintenance fees include common elements, heat, building insurance, parking and water.
Rosedale Terrace at a glance
A boutique building on a main street
Most of the small condominiums in this part of midtown sit on side streets. Rosedale Terrace is directly on Yonge, which gives it a different character: shops and cafés at your door, and the noise and life of a main street outside the front windows. Its brick and concrete exterior and European-style design are meant to fit in with the older low-rise buildings along this stretch.
The building is listed in the Annex area on some sites, but in practice it is a Summerhill address. Rosedale is a short walk east, Yonge and St. Clair is to the north, and the shops and restaurants of Summerhill are along the same block.
Nineteen suites is very small, even by boutique standards. You will know most of your neighbours by name, the hallways are quiet, and the building feels more like a small apartment house than a condo tower. That is the appeal.
The flip side of a tiny building is governance. A board drawn from 19 owners is a small group, and the way the building is run depends heavily on a few people. Ask how long the current directors have served, how often the board meets, and whether the property manager attends regularly.
What the suites are like
I could not find a published range of suite sizes for this building, and with so few suites, listings are rare. Recent listings have included two-bedroom suites in the 700 to 799 square foot range with open living and dining areas, hardwood floors and balconies.
At this scale, every suite is different, and many will have been renovated at least once since 2001. Ask for the floor plan, the exposure and a list of updates. A suite facing Yonge will have more light and more street noise than one facing the back.
Ceiling heights are not published. If they matter to you, measure them at the showing rather than relying on the listing description.
Living on Yonge also means thinking about practical details a tower handles for you. Without a concierge, ask how parcels are received, where garbage and recycling go, and how deliveries and moves are booked. These sound minor, but in a small building they shape your week.

I work this area every week and I will give you a straight answer, including when the answer is to wait. No pressure, and no drip campaign you cannot get out of.

Fees, parking and lockers
The fee covers common elements, heat, building insurance, parking and water. Hydro is the main utility you pay yourself. Parking in the fee is worth more than it looks on Yonge Street, where a monthly space nearby is hard to find and not cheap.
Sources describe the parking differently. The building profile lists a parking garage, while at least one listing describes surface parking. Either way, confirm in the status certificate whether the suite comes with an owned or exclusive-use space, and whether a locker is included. One recent listing came with an exclusive-use locker on the lower level.
The amenities are minimal: a party room, a meeting room, an elevator, a security system and visitor parking. There is no gym, pool or concierge. In a 19-suite building, that keeps the shared budget small, which is the right trade-off. Every amenity a small corporation adds has to be paid for by very few owners.
Pets are allowed with restrictions. Check the rules for the specific limits before you buy.
Daily life in Summerhill
This is one of the most walkable stretches of Yonge Street in midtown. Grocery stores, cafés, restaurants and specialty food shops are all within a few blocks, and the large LCBO at Scrivener Square, in the old North Toronto railway station, is close by.
For a buyer moving out of a Rosedale or Moore Park house, the location makes sense: you keep the same neighbourhood and the same shops, but give up the stairs, the snow shovelling and the upkeep of a house. The data panel on this page covers transit, schools, Walk Score and nearby food and parks.
Yonge Street in midtown has had a number of development proposals in recent years. Check active applications near Yonge and Summerhill on the City of Toronto map, because new construction on this block would affect light, noise and views.
Pricing in a building with almost no listings
With only 19 suites and no current listings, I cannot quote a fair range of asking prices or an average price per square foot for this building. Any single sale moves the average too much to be a useful guide. In a building this size, the honest answer is that each suite has to be priced on its own.
The better approach is to price a suite against similar small buildings nearby, adjusted for size, condition, parking and the fact that heat is included in the fee here. Balconies, a parking space and a renovated kitchen will move the number more than the floor the suite is on in a five-storey building.
If you want to know when a suite comes up, set up a building alert, and ask me for recent results for the building and its neighbours. My building sold report shows what has actually closed.

Amenities at Rosedale Terrace
The amenity list is small because the building is small. What you are paying for is a quiet, low-rise home on Yonge with parking and heat included, not a gym or a lobby.
Jatin’s honest take on Rosedale Terrace
Who this building suits
Downsizers from Rosedale, Moore Park and Summerhill who want to stay in the same neighbourhood, and buyers who want a small, quiet building and walk everywhere. It also suits people who want parking and heat in the fee and do not need amenities.
What I’d want you to check
In a 19-suite building, every major repair is split among very few owners. At 25 years old, the roof, windows, elevator, parking surfaces and heating equipment are all due for planning, so read the reserve fund study and recent board minutes closely and ask whether a special assessment has been discussed. Confirm the parking and locker arrangements, the pet restriction, any leasing rules, and active development applications on Yonge nearby.
The value question
Without active listings, the value question is about scarcity. Small, well-run buildings in Summerhill tend to hold their buyers, and suites rarely trade. If the reserve fund is healthy and the suite has parking, I think a buyer who plans to stay for years is getting something hard to replace. If the reserve fund is thin, walk away, because in a building this size there is no one else to share the bill.
