Living here
Renters, Airbnb and elevators at The Beach Condominiums III
Do mostly owners or renters live here?
Renter-heavy building. Of 10 deals here in the last 24 months, 8 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Beach Condominiums III?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Beach Condominiums III
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

If you like the idea of the Beach Condominiums but want to pay less per square foot, this is the one I would look at first. The Beach Condominiums III has almost the same suites as its two older sisters, a slightly longer amenity list and an average price per square foot that sits roughly ten percent lower. The job is to find out why before you treat that as a bargain. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Beach Condominiums III is a four-storey, 48-suite condominium at 1765 Queen Street East in the Beach, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 2000 and is the third of a five-building complex on the former Greenwood Raceway lands. The condominium corporation is MTCC-1342, registered on 19 October 2000, and condos.ca lists Mareka Property Management as manager. Condos.ca lists heat, hydro, air conditioning, water, building insurance, common elements and parking as included in the fee.
The Beach Condominiums III at a glance
The third building on the Greenwood lands
The Beach Condominiums sit on what was the northern edge of a racetrack. Woodbine Race Course opened here in 1874, became Greenwood Raceway after a 1963 rebuild, and ran its last races in 1993 before the operation moved to Etobicoke. The grandstand was demolished and the land became houses, townhomes, parkland and a few low-rise condominiums.
This building, at 1765, is the third of five along the south side of Queen and the westernmost of the first three. It registered in October 2000, about a year and a half after The Beach Condominiums I at 1829 and eleven months after II at 1797.
Like its sisters, it is four storeys, not a tower. The scale matches the main street, and the old track lands behind it, with Woodbine Park and the boardwalk further south, give the block more green space than most of Queen East.
What III offers that its sisters don’t list
The suites are almost a copy of the other two: condos.ca records about 612 to 1,088 square feet across 48 units. Where III stands out on paper is the amenity list. Condos.ca lists a gym, a party room, barbecues permitted, an underground garage, a security system and a security guard, and it lists pets as allowed.
A gym in a 48-suite building is small by definition, so don’t expect a club. But for owners who just want a treadmill and some weights without leaving the building in February, it is a real plus. Ask to see it, and ask how the security guard is scheduled, because in a building this size that is often part-time.
The fee list is also generous. Condos.ca lists hydro along with heat, air conditioning and water. Dash Property Management’s building page, however, notes electricity by Enercare. Those two can both be true in different ways, but it is exactly the kind of detail that changes your monthly budget, so confirm it with the manager and on the status certificate.
The security guard is the other unusual item for a building this size. Ask what hours are covered and what it costs the corporation each year, because staffing is one of the largest lines in a small building’s budget and one of the first things a board looks at when fees need to rise.

Why it may be priced lower
Condos.ca shows III at about $932 per square foot, against about $1,031 at I and $1,026 at II. On nearly identical suites, that gap needs an explanation, and it is not always a bad one.
It could be suite mix, the share of lower-floor or north-facing units that happened to sell, or simply a small sample: in a 48-suite building, a few sales can move the average a long way. It could also reflect something in the building’s finances, such as a thinner reserve fund or upcoming work. Only the documents will tell you which.
That is why I would read this building’s reserve fund study side by side with I and II. If the finances are comparable, III may simply be the best-priced way into this row. If they are not, the discount may be fair.
Daily life near Woodbine Avenue
At 1765, you are close to the Woodbine Avenue end of the Beach, where Queen Street East shifts from Leslieville’s shops into the lakeside main street. The beach, the boardwalk and the Martin Goodman Trail are a short walk south through the old track lands.
The Queen streetcar runs along this stretch, and the data panel on this page has the transit, school and Walk Score details. Day to day, groceries, coffee and the lake are on foot, and many owners treat a car as optional.
Summer weekends and festivals bring a lot of visitors to the east end. That is part of the appeal for most people here, but it is worth seeing for yourself before you buy.
Price and fees at The Beach Condominiums III
At about $932 per square foot, condos.ca puts III below its two sisters and below most of the Beach-area boutique buildings I have reviewed, such as Bellefair Kew Beach Residences at about $1,012 and Academy Lane Lofts at about $1,077. For buyers who want the lake on foot in a low-rise building, that is one of the lower entry points on this stretch of Queen.
The fee, per condos.ca, covers heat, hydro, air conditioning, water, building insurance, common elements and parking. If hydro really is in the fee, the all-in monthly cost compares well with newer buildings where you pay hydro, heat and parking separately. Check how electricity is metered before you rely on that.
There were no active listings in the building when I checked, so I can’t give a current asking range. In a 48-suite building, listings are infrequent, so if you are set on this row, it pays to be ready with financing and documents in hand. For recorded sale figures, see the data panel on this page or ask me for a building sold report.

Amenities at The Beach Condominiums III
A small gym and a party room are the only shared spaces, but in a 48-suite building that is more than most. The beach, the boardwalk and Woodbine Park do the rest.
Jatin’s honest take on The Beach Condominiums III
Who this building suits
This building suits buyers who want the Beach in a low-rise building and are watching price per square foot: downsizers from nearby houses, couples moving up from a one-bedroom, and anyone with a pet, since condos.ca lists pets as allowed. The inclusive fee suits people who want one predictable monthly number.
What I’d want you to check
Get the status certificate, the latest reserve fund study, two years of financial statements and recent board minutes, and compare them with the sister buildings if you can. At about 26 years old, the roof, windows, terraces, garage membrane and heating and cooling equipment are all due for attention. Confirm how hydro is billed, given the Enercare reference, and read the pet rules for size and number limits. Confirm the parking space and any locker in writing.
The value question
On the numbers alone, III looks like the best value of the three, about $100 per square foot below its sisters for nearly the same suite. I think it can be a very good buy, but only if the reserve fund and the hydro arrangement check out. If they do, I would choose III over I or II for most buyers.
