Renter-heavy building. Of 18 deals here in the last 24 months, 12 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Alexus Condominium?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Alexus Condominium

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Alexus is the building I look at when a buyer wants to live in the Village, off the main street, and get more square footage for the money than the towers around Yonge allow. It is an 11-storey, 94-suite building from 2000 on Alexander Street, a quiet block between Yonge and Church, and it trades at one of the lowest prices per square foot in this part of downtown. A low price always has a reason, and finding it is your job before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Alexus Condominium is an 11-storey, 94-suite condominium at 70 Alexander Street, just west of Church Street in the Church-Wellesley area of downtown Toronto. It was built in 2000 by Greenrock Alexus, designed by Northgrave Architect Inc. and built by D.J. Campbell Construction. The condominium corporation is MTCC-1329, registered 15 August 2000, and Wilson Blanchard is listed as manager. Maintenance fees include common elements, heat, air conditioning, water and building insurance. Suites range from about 542 to 1,523 square feet.

A brick mid-rise on a quiet Village side street

Alexander Street runs between Yonge and Church, a block north of Carlton, and it feels more residential than either of them. The Alexus is a beige brick and concrete building of 11 storeys, with 94 suites, which keeps it at a human scale on a tree-lined street.

The building was designed by Northgrave Architect Inc. and built by D.J. Campbell Construction, according to the Architectural Conservancy of Ontario’s Toronto building records, and completed in 2000. It has no heritage designation. It was built at a time when downtown condos still had generous floor plans, before suites shrank in the 2010s.

A 94-suite corporation is small. Owners know each other, the board is close to the people it represents, and a single bad decision or a single large repair affects everyone more directly than it would in a 400-suite tower.

Bigger suites than the towers nearby

condos.ca records suites from about 542 to 1,523 square feet. Even the smallest suites here are larger than many one-bedrooms in towers built since 2015, and the top end is a true family-size suite or a downsizer’s home.

That size advantage is the main reason to look. A one-bedroom of 550 to 600 square feet with a proper separate bedroom lives differently from a 450-square-foot one-bedroom with a sliding door. When you compare buildings, compare total price for the space you need, not only price per square foot.

Floor plans in buildings of this age often have closed kitchens, smaller windows than a glass tower and original finishes. Many suites have been renovated and some have not, so the condition of the suite you are looking at matters as much as the building.

The Village at your door

Church Street and the Church-Wellesley Village are a minute’s walk east, with its bars, restaurants and the Pride festival every June. Buddies in Bad Times Theatre is on the same street. Expect a lively weekend scene nearby, and much more activity around Pride.

One block south, the former Maple Leaf Gardens at Church and Carlton now holds a large grocery store and Toronto Metropolitan University’s athletic centre. Allan Gardens is a short walk east and Yonge Street is a short walk west; transit details are in the automatic panel on this page.

Alexander itself is quieter than the streets around it, but sound carries in the Village on summer nights. A suite facing the back or set higher up is a different experience from a low suite facing the street. Walk the block on a Friday night before you commit.

What a 2000 building needs now

At about 26 years old, The Alexus is in the window where original building systems come due. Windows and their seals, the roof and roof terrace membrane, the garage, the elevators and the central heating and cooling plant are the big items, and each one is shared across only 94 owners.

Suites use fan-coil units fed by the building’s heating and cooling system, according to a recent listing. The fan coil inside your suite is usually your responsibility, and units from 2000 are near the end of their life. Ask whether yours has been replaced, and ask whether the corporation has a program for replacing them building-wide.

The rooftop hot tub is a nice amenity and one more item the reserve fund must carry. None of this is a reason to avoid the building. It is a reason to read the paperwork with care and to price your offer with the next ten years in mind.

Why the price per square foot is low, and what to ask

condos.ca puts the building average at about $530 per square foot. For comparison, the same source shows 555 Yonge Street at about $665, The Marquis at 135 Maitland Street at about $659 and X Condos at about $877. The Alexus is well below all of them.

There are ordinary reasons a building trades low: larger suites, which always sell for less per square foot; older finishes; higher fees; and a thin market with few sales. There can also be building-specific reasons, such as a large repair coming up. I do not know which applies here without the documents, so get the status certificate, reserve fund study and recent board minutes before you treat the low number as a bargain.

condos.ca lists common elements, heat, air conditioning, water and building insurance in the fee. Hydro is not listed, so budget for it. At the time of writing there was one suite for sale and one for rent, which is too thin a market to quote. Ask me for the building sold report at /building-sold-report/ for real comparables.

The amenities are modest but useful: a 24-hour concierge, a sixth-floor party room, a guest suite and a shared rooftop terrace with barbecues and a hot tub, according to a recent listing, with no pool. The rooftop hot tub is the surprise in a building this size, and it is also one more piece of equipment the reserve fund has to cover.

Jatin’s honest take on The Alexus Condominium

Who this building suits

Owner-occupiers who want to live in the Church-Wellesley Village on a quieter street, and buyers who care more about square footage than amenities or new finishes. It also suits a buyer who is happy to renovate a dated suite in exchange for a lower entry price. Small-building buyers who want a concierge and a rooftop without paying for a pool will find the mix here sensible.

What I’d want you to check

Start with the reason for the low price per square foot. Read the reserve fund study and board minutes, and ask whether any major work is planned for windows, the roof, the garage or the elevators of a 26-year-old building. condos.ca lists the building as allowing pets; confirm any limits in the declaration and rules. Suites use fan-coil heating with central air, according to a recent listing, so check the age of the suite’s fan coil unit.

The value question

If the documents are clean, a suite here at about $530 per square foot, with heat and cooling in the fee and more space than newer towers offer, is strong value for someone who will live in it. If the documents show a large repair coming, the discount may simply be the market pricing it in. Either way, this is a building where paperwork decides the deal.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
