Living here
Renters, Airbnb and elevators at The Residences of Dempsey Park
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at The Residences of Dempsey Park?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Residences of Dempsey Park
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Residences of Dempsey Park is a rare thing in North York Centre: a group of house-sized townhomes a short walk from Yonge Street, in an area otherwise dominated by towers. There are 49 homes, built in 2001, each between about 1,800 and 2,300 square feet, beside a neighbourhood park. The area around them is changing quickly, and that is worth understanding before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Residences of Dempsey Park is a 49-home condominium townhouse community at 80 to 100 Ellerslie Avenue and 20 to 56 McBride Lane in Willowdale West, near North York Centre, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. Condos.ca also associates the record with 5075 Yonge Street. It was built in 2001 by 1205373 Ontario, a numbered company, and its condominium corporation is MTCC-1418, registered on 31 October 2001. Condos.ca lists ICC Property Management as the manager and lists common elements, building insurance, parking and water as included in the maintenance fee.
The Residences of Dempsey Park at a glance
Townhomes in the middle of North York Centre
North York Centre, the stretch of Yonge between Sheppard and Finch that the City has been building up as a civic centre since the 1970s, is mostly high-rise. The Residences of Dempsey Park is the exception: 49 low-rise townhomes on Ellerslie Avenue and a private lane, McBride Lane, just west of Yonge, named for the park beside them.
Condos.ca records homes from about 1,810 to 2,313 square feet. That is family-house territory, and it means the community competes with freehold townhomes and semis rather than with condo suites in the towers along Yonge.
The builder is recorded as 1205373 Ontario, a numbered company, so there is no brand name to research. I could not find a reliable published source for the architect or the original marketing name of the developer. If the history matters to you, the corporation or the original disclosure documents are the place to look.
Check the addresses and the plan
The community spans two streets, Ellerslie Avenue and McBride Lane, and condos.ca also attaches a 5075 Yonge Street address to the record. I could not confirm what, if anything, at that address belongs to the corporation. Before you buy, check the status certificate for the legal description, the number of units and the boundaries of the common elements.
I could not find a published floor plan for these homes, and there were no listings at the time of writing. Ask for the floor plan of the specific home and confirm the number of floors, bedrooms, ceiling heights and the parking arrangement, including whether there is a private garage. Condos.ca lists visitor parking and includes parking in the fee.
Homes facing Ellerslie and homes on the internal lane will feel different, with more traffic and more light on one side and more privacy on the other. Walk both before you decide which suits you.

The fee, and what the declaration decides
Condos.ca lists common elements, building insurance, parking and water as included. Heat and hydro are not on the list, so expect to pay them as you would in a house. Ask how the home is heated and cooled, and how old the furnace, air conditioner and water heater are; in a 2001 community, many will be at or past their original lifespan.
In a townhouse corporation, the declaration decides who pays for roofs, windows, doors, driveways, decks and fences, and who clears snow and cuts the grass. That split matters more than the fee itself. A higher fee that covers exteriors from a well-funded reserve can be better value than a low fee that leaves those costs with you.
With 49 homes, this corporation is large enough to spread costs better than a 15-home group, but small enough that a major exterior program will be felt. Read the reserve fund study and the plan for roofs, windows and the lane.
A neighbourhood under construction
The location is the main draw. You are a short walk from Yonge Street and the shops, library and civic buildings of North York Centre, with Dempsey Park next door. The data panel on this page has the subway, school and park details.
Groceries are shifting. The former Loblaws at RioCan Empress, 5095 Yonge Street, closed in late 2025 to make way for a T&T Supermarket set to open in October 2026, and Metro’s store at 20 Church Avenue near Yonge and Finch is being converted to a Food Basics.
Development is the bigger change. Ellie Condos, a G Group project at Yonge and Ellerslie, is in pre-construction, and the City is advancing the Beecroft Road extension ahead of a larger rebuild of Yonge between Sheppard and Finch. The 2020 Transform Yonge design is being reassessed, with findings expected in early 2027. Expect years of construction nearby, and more density at the end of it.
Pricing townhomes in a tower neighbourhood
There were no homes for sale or for rent at the time of writing, and condos.ca does not publish a building average per square foot. With 49 homes, sales happen, but not often enough to give a clean benchmark every year.
When I price a home here, I start with sales inside the community over several years, then look at freehold townhomes and semis on the streets west of Yonge, and then at large suites in the newer towers nearby. A condo townhouse should trade at a discount to a comparable freehold, because you pay a fee and share decisions with a board, but location close to Yonge narrows that gap.
The redevelopment around you cuts both ways. Construction is disruptive, but low-rise homes of this size become scarcer as the area fills with towers, which tends to support value over time. For the sale data, see the panel on this page or ask for my building sold report.

Amenities at The Residences of Dempsey Park
There is no amenity package in the tower sense: no concierge, gym or party room. What you get is a house-sized home with its own front door, barbecues permitted outdoors, visitor parking and a security system, with Dempsey Park and the facilities of North York Centre doing the job a party room would do elsewhere.
Jatin’s honest take on The Residences of Dempsey Park
Who this building suits
The Residences of Dempsey Park suits families who want house-sized space within walking distance of Yonge in North York Centre, and downsizers who want to stay in the area without moving into a tower. It suits buyers who are comfortable living through years of construction nearby in exchange for a central location.
What I’d want you to check
Confirm the legal description and how the Yonge Street address relates to the corporation. Read the declaration to see what the corporation maintains, then the reserve fund study for roofs, windows, the lane and any shared structures, all at or near replacement age in a 2001 community. Ask whether any special assessment has been levied or discussed, confirm the parking arrangement and the age of the furnace, air conditioning and water heater, and check the rules on pets, rentals and exterior changes.
The value question
I think this community has a long-term argument behind it: low-rise family homes are becoming scarce in North York Centre, and these are a short walk from Yonge. The value question comes down to condition and the reserve fund. A well-kept home in a well-funded corporation is a sound buy for an owner-occupier. A tired home in a corporation with a thin reserve is not, however good the location.
