Leases 75%Sales 25%

Renter-heavy building. Of 117 deals here in the last 24 months, 88 were leases and 29 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Liberty Lakeview Towers?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Liberty Lakeview Towers

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Liberty Lakeview Towers is the complex I point to when buyers ask where in Liberty Village the fee actually covers their parking. It is a 2013 Plaza development spread across several addresses on East Liberty and Pirandello, and it almost always has a good selection of studios and one-bedrooms for sale. It is not a showpiece, and it does not pretend to be. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Liberty Lakeview Towers is a multi-building condominium complex in Liberty Village, part of King West, Liberty Village and CityPlace (downtown Toronto), with addresses at 65, 75 and 85 East Liberty St and 6 Pirandello St. It was developed by Plaza and completed in 2013. The condominium corporation is TSCC-2322, registered 19 July 2013, and ICC Property Management manages it. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.

One corporation, several addresses

Liberty Lakeview is not a single tower. Listings appear under 65, 75 and 85 East Liberty Street and 6 Pirandello Street, and listing data also uses 87 East Liberty, all under one condominium corporation, TSCC-2322. When you search for a suite, check every address, or you will miss half the inventory.

A single corporation across several buildings has advantages. Costs for things like the garage, the amenity spaces and management are shared across a large number of owners, which can help keep fees stable. The trade-off is that you are one vote among many, and capital projects in one building are paid for by owners in all of them.

Plaza developed the complex and it was registered in July 2013, a couple of years after CanAlfa finished Liberty Towers and Bliss nearby. I could not find a reliable public source for the architect, the exact storey counts or the total number of suites, so treat any figure you see for those as unconfirmed until you have the declaration.

In practice, the address on the listing tells you which building and which elevator bank you will live with every day. Visit the specific building, not just the complex, and ask whether the lobby, garage entrance and amenity rooms are in your building or a short walk through another one. In winter that difference matters.

The fee is the main selling point

The fee includes common elements, heat, air conditioning, water, building insurance and parking. That is one of the more complete inclusion lists in Liberty Village. Many newer towers nearby leave out parking, and several meter heat and cooling to each suite.

Fees on current listings average about $0.91 per square foot. On paper that is middle of the pack, but once you add back parking and utilities that other buildings bill separately, the all-in monthly cost here often compares well. Note that the parking inclusion only helps if the suite you buy actually comes with a space.

Listing data also shows Beanfield Fibre in the building, which matters if you work from home, along with a concierge and guest suites.

A building of studios and one-bedrooms

The current listings tell you what this complex mostly sells: studios and one-bedrooms in the 500s and 600s, a few one-bedroom-plus-dens, and the occasional larger suite in the 900s. If you want a studio or a first one-bedroom in Liberty Village, there is real choice here at almost any time.

That choice cuts both ways. Eleven suites for sale at once means buyers have leverage, but it also means you will be competing with your neighbours when you sell. Pick a suite that stands out within the complex, whether that is a better view, a better floor plan or a parking space.

As with most buildings of this era, look carefully at the den in any one-bedroom-plus-den. Some are real rooms that fit a desk or a guest bed; others are alcoves off the living room.

For investors, the steady supply of studios and one-bedrooms is a sign of a deep rental market as well as a deep resale one. Seven suites are listed for rent right now alongside the sales. Price your rent against the other suites in the complex first, because that is what tenants will compare you with.

Life on East Liberty and Pirandello

The complex sits in the residential heart of Liberty Village, with the neighbourhood’s cafés, restaurants and shops a short walk away. The Liberty Market complex and the newer towers along East Liberty are on the same stretch.

This is one of the densest parts of the city, and East Liberty is busy with traffic, deliveries and pedestrians. Suites facing Pirandello or the interior of the site are likely to be quieter than those on East Liberty itself. Transit, schools and parks are in the data panel on this page.

Mid-range pricing for Liberty Village

The building average is about $860 per square foot. That is a little above CanAlfa’s Liberty Towers at about $814 and Bliss at about $818, and below the newer Liberty Market Tower at about $907. For a 2013 complex with parking in the fee, that is a fair middle position.

There are 11 suites for sale right now. Eight current listings, from studios in the 500s to a one-bedroom-plus-den in the 900s, are asking between $420,000 and $699,000. That gives you good comparables for the common suite types, and a negotiating position when several similar suites are on the market at once.

With heat, cooling and parking all in the fee, the fee is also the number most likely to move. Ask for the last three years of budgets in the status certificate and see how fast fees have risen, and whether the reserve fund contributions have kept pace.

When you compare this complex with its neighbours, compare the all-in monthly cost: fee, parking, heat and cooling. A building with a lower fee can easily cost more each month once those are added back. For actual sold prices and rents here, see the data panel or my building sold report.

Listing data shows a practical package: concierge, guest suites, a media room, a meeting room and a party room. I could not confirm those, so ask management for the current list before you count on any of them.

Jatin’s honest take on Liberty Lakeview Towers

Who this building suits

First-time buyers and investors who want a studio or one-bedroom in Liberty Village with predictable monthly costs, and drivers who want their parking covered by the fee. It also suits buyers who like having many suites to choose from.

What I’d want you to check

This complex is now more than 10 years old, so read the reserve fund study for the garage membrane, windows, balcony guards and elevators across all the buildings, and ask whether any special assessment has been discussed. Confirm that the suite comes with a parking space, since that is where the fee value comes from. Listing data notes a pet restriction, so read the rules if you have a pet, and confirm the amenity list with management.

The value question

At about $860 per square foot with parking and heat in the fee, Liberty Lakeview is a sensible, middle-of-the-market buy. It will not command a premium for its architecture, but it gives you fair value and lower monthly surprises than many neighbours. With so much inventory, take your time and negotiate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
