Renters, Airbnb and elevators at West Hill Heights

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at West Hill Heights?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about West Hill Heights

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

West Hill Heights is the kind of complex that gets overlooked because it has no pool, no clubhouse and no marketing story. What it does have is 81 townhouses, a fee that sits under $600 a month on current listings, and 47 years of history you can read before you buy. That history is where I would spend your time. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

West Hill Heights is an 81-home condominium townhouse complex at 15 to 49 Collinsgrove Road in West Hill, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Kingston Road and Morningside Avenue. It was built in 1979, and the condominium corporation is YCC-498, registered on 21 November 1979. Condos.ca lists Larlyn Property Management as the manager and does not record a builder or a list of fee inclusions. Listed amenities are BBQs permitted, garage parking and visitor parking.

One of the last pieces of West Hill’s building boom

West Hill was mostly farmland until after the Second World War. It filled in fast through the 1950s, 1960s and 1970s, first with bungalows on Kingston Road side streets, then with curved crescents, apartment towers and townhouse complexes, and by the late 1970s almost all of the land was built out. West Hill Heights, registered in November 1979, belongs to the tail end of that wave.

It was not alone. Within about a year, several townhouse corporations were registered within a few blocks of each other: 152 Homestead Road (YCC-447) in December 1978, 443 Manse Road (YCC-483) in July 1979 and this one, YCC-498, that November. If you are shopping townhouses in West Hill, you are often choosing between near-identical-age complexes, and the differences come down to how each board has run its money.

At 81 homes, this is the largest of those three neighbours by a wide margin. That matters more than people think. More homes means the cost of a new roof cycle or a repaving job is shared across more owners, and it usually means a deeper pool of volunteers for the board.

What you get, and what the fee is likely paying for

The amenity list is short: BBQs permitted, garage parking and visitor parking. There is no pool, gym or party room on record. For many buyers that is a feature rather than a gap, because amenities are where older complexes quietly bleed money.

Condos.ca does not list what the fee includes here, and I would not guess. In a townhouse complex the fee normally funds the common elements and the reserve fund, but whether water, cable or anything else is bundled varies from corporation to corporation. The status certificate and the budget attached to it will answer this in one page.

Condos.ca also lists a parking garage. Ask whether that means a garage built into each home or a shared structure. The answer changes who pays for repairs: a shared garage is a corporation cost that shows up in the reserve fund, while a garage door on your own unit may be your responsibility under the declaration.

Larlyn Property Management is the manager on record. A professional manager on a complex this size is normal; what I would look at is how long the current manager has been in place and whether the board minutes show projects being planned ahead or reacted to.

What 47 years does to a townhouse complex

A 1979 complex has already been through at least one full cycle of roofs, and probably windows, doors, fences and asphalt. The question is not whether that work happens, but whether it was paid for from the reserve fund or from special levies, and whether the next round is already funded. That is all in the reserve fund study.

Inside the home, walk through with a list. Check the age of the furnace, air conditioner and hot water tank, and whether the tank is rented. Look at the electrical panel, and ask a home inspector to confirm the wiring type, because homes from this era can include aluminum branch wiring that insurers ask about.

Then look at the basement or lowest level for staining, efflorescence or a musty smell, especially along the garage wall. Finally, read the declaration for who owns windows, doors, decks and the yard. In many complexes of this age the patio is exclusive-use common element, which means the corporation sets the rules for fences, sheds and changes.

Daily life between Kingston Road and the Highland Creek valley

Collinsgrove Road sits just off the Kingston Road and Morningside Avenue area. Kingston Road was already a four-lane highway by the 1950s and is still where West Hill shops, with plazas rather than a main street. The old Morningside Mall, built in the late 1970s around the same time as this complex, was demolished by 2007 and replaced by a plaza.

The best thing nearby is green. Morningside Park, at about 241 hectares, is Toronto’s largest municipal park, filling most of the Highland Creek valley between Lawrence Avenue East and Ellesmere Road. It has trails, picnic areas and a genuinely wild feel, with deer and eroded valley walls, and it connects into a forested corridor that runs past the University of Toronto Scarborough.

On transit, be careful with what you read in listings. The City’s proposed Eglinton East LRT would run along Kingston Road and up Morningside Avenue, with a planned Kingston–Morningside stop. It is still a proposal: in April 2026 the mayor recommended renaming it the Scarborough East Rapid Transit line, and the province said it was not on its priority list. I would not pay a premium for it today. The panel on this page shows the transit you can actually use.

What homes here are asking, and the fee question

At the time of writing, two homes were listed for sale, asking from $599,000 to $675,000, with monthly fees of about $558 to $563. Both are described as three-bedroom homes. Condos.ca does not publish a reliable size range for the complex, so I would not lean on a per-square-foot figure here; compare against the sold data in the panel above and against recent townhouse sales in West Hill.

A fee in the high $500s for a family-sized townhouse in Toronto is modest. It can be modest for two very different reasons: because the complex is lean and well funded, or because fees have been held down and the reserve fund has fallen behind. You can only tell which by reading the reserve fund study and the last two years of budgets.

If you are weighing this against a resale freehold in West Hill, the trade is simple. You give up the lot and some control, and you gain shared exterior maintenance and a lower entry price. That trade only works if the corporation is healthy.

This is a no-frills complex: you are paying for the grounds, the roofs and the reserve fund, not for a pool or a party room. For buyers who just want a townhouse with a garage and a backyard BBQ, that keeps the monthly number honest.

Jatin’s honest take on West Hill Heights

Who this building suits

First-time buyers and young families who want three bedrooms and a garage in Toronto for less than a West Hill freehold, and who would rather spend weekends in Morningside Park than in a building gym. It also suits downsizers from nearby bungalows who want to stay in the neighbourhood without cutting grass.

What I’d want you to check

Read the reserve fund study first, and look specifically at roofs, windows and doors, paving and the garages, and whether any of those were paid for by special levy in the past decade. Confirm what the fee includes and whether each home is separately metered for gas, hydro and water. Have an inspector look at the electrical system and the lowest level, and read recent board minutes for planned projects or fee increases.

The value question

On asking prices in the high $500,000s to mid $600,000s with a fee under $600, this is one of the more accessible ways into a three-bedroom home in the east end. I think it is good value for an owner-occupier if the reserve fund is in decent shape. If the study shows large projects coming with little money set aside, build that into your offer rather than hoping the fee will hold.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
