All three sit far enough down the York numbering sequence to be clearly of their decade rather than pioneers — which itself is useful, because it corrects a common error. And one of them, at 16 units, is self-managed. That is a genuinely important thing for a buyer to understand before making an offer.

These are not early corporations — and that matters

Martin Grove Road carries some of the very first condominium corporations in Ontario at its northern end: York Condominium Corporation No. 1 sits at 2068–2088 Martin Grove. It is easy to assume that everything on the street shares that history.

It does not. YCC 239 (1975) is roughly 230 corporations later in the sequence than YCC 1 (1968–69) — about seven years apart, and a different era of construction, financing and design. YCC 478 at 40 Rexdale Boulevard is later still.

If you see a listing on this street invoking “one of the first condos in Ontario,” check the corporation number before you believe it.

A 16-unit self-managed corporation

This deserves genuine thought, in both directions

2028 Martin Grove has 16 units and is listed as self managed. Its fees are reported to exclude hydro, heat, air conditioning and water — a low-inclusion structure.

What self-management gets right. No management fee. Decisions made by people who live there and care about the outcome. Contractors hired on the basis of who actually did good work last time. Plenty of small corporations are run better by their owners than any third party would run them.

What can go wrong. Self-management depends on a small number of volunteers with the time, skill and willingness to do it. Record-keeping can be informal. Status certificates can be slow to produce. Reserve fund studies can be treated as a formality rather than a plan. And when the one person who has quietly run everything for fifteen years moves out, the corporation can find itself with no institutional memory at all.

None of that is a prediction about this corporation. It is a checklist. If you are buying at 2028 Martin Grove, ask who does the administration, how long they have done it, whether the reserve fund study is current, and whether the corporation has ever had a special assessment. The board will tell you, and their answers will tell you a lot.

And the arithmetic again: 16 units means every capital cost is divided sixteen ways.

40 Rexdale Boulevard is the outlier

It is the only one of the three in Rexdale–Kipling rather than the Mount Olive / West Humber cluster, and at 1979 it is the newest. Both sources agree on 60 units, two storeys, roughly 1,000–1,199 square foot homes, and one parking space per unit with indoor and visitor parking. Equity Builders Mississauga Corp is named as manager by a single source.

One parking space per unit is worth flagging for a two-vehicle household. Confirm whether additional parking can be rented from the corporation and on what terms.

A data problem worth knowing about

The same database tags 2004 Martin Grove as Mount Olive–Silverstone–Jamestown and the immediately adjacent 2028 Martin Grove as West Humber–Clairville. Those are neighbouring properties on one block of one street. At least one tag is wrong.

Neighbourhood tags in listing databases are not authoritative. If neighbourhood matters — for school catchment, for resale comparison, for anything — use the City of Toronto’s official neighbourhood map.

What is unverified across all three

  • Developer — unknown for all three.
  • Storeys at 2004 Martin Grove — one database says “1,” which is a known artifact for townhouse corporations and is not a measurement.
  • Unit sizes at 2004 Martin Grove and 40 Rexdale — one source returns no data.
  • Property managers — single-sourced where named, and contracts change.
  • Registration dates — none confirmed against a registry. Use the free Condominium Authority of Ontario search.
  • Any maintenance fee figure — no source publishes one at building level and I am not going to extrapolate from a single listing.

The takeaway

Three ordinary, affordable 1970s townhouse corporations that almost nothing has ever been written about. The most useful things I can tell you: they are of their decade, not pioneers, whatever a listing implies about Martin Grove Road; 2028 Martin Grove is a 16-unit self-managed corporation, which is a real consideration deserving direct questions to the board; and 40 Rexdale comes with one parking space per unit, which matters if you have two cars.
