Islington Place tops out around 1,900 square feet. Thistle Down Terrace is the only corporation in this whole area for which I found a genuine City of Toronto primary-source document. And “Richgrove Village” refers to at least three different properties — a trap worth knowing about before you search listings.
Islington Place Townhouses — YCC 409
Built 1978, 74 units, in Kingsview Village–The Westway near Dixon Road and Islington Avenue. GSA Property Management is named as manager by a single source.
Two things stand out. First, the homes are large: roughly 1,499 to 1,900 square feet, the biggest of any corporation in this group. Second, the addressing is unusual — the complex is addressed off pedestrian paths rather than streets: Maple Branch Path, Sweet Pea Path and Peach Tree Path. That is a distinctive late-1970s planned-complex layout where homes front onto landscaped walkways rather than roads.
It is charming to walk through and it has a practical consequence: check how the specific home is accessed, where its parking is relative to its front door, and how far you will carry groceries in February. Sources disagree on the Maple Branch Path address range (60–161 versus 93–161), which is a small thing but a reminder to verify the address on the agreement.
Thistle Down Terrace — YCC 262, and a rare primary source
Built 1976, 64 units, off Islington Avenue and Albion Road in Etobicoke North. One database explicitly states “Building Amenities Unavailable,” which I take at face value — I am not going to invent amenities for it.
A City of Toronto delegated approval form names “York Condominium Corporation No. 262,” references “York Condominium Plan 262,” locates it in Ward 01 – Etobicoke North near Islington Avenue and Albion Road, and carries an appendix headed “Thistledown Terrace Condominium.”
In 2016, the City entered a 180-day temporary licence agreement with the corporation to cross its common elements for access to a storm sewer replacement project, at a total cost of $2,460 including registration. The document was prepared 1 June 2016, tracking number 2016-110.
That is the only registry-adjacent, primary-source confirmation of a corporation number I found for any townhouse corporation in North Etobicoke. It is also a nice illustration of the sort of thing that quietly happens to a small corporation and never appears in any listing.
At YCC 262 and roughly fifty years old, this is one of the earlier registrations in Etobicoke North — numbering in the 200s dates to the mid-1970s.
Richgrove Village — and the name that means three things
The condominium corporation at 5–35 Richgrove Drive was registered on 10 August 2011, has 88 units, is reported as TSCC 2137, and has homes of roughly 1,004 to 1,397 square feet. Shiu Pong Management is named as manager by one source. No developer is named anywhere I looked. Amenities are minimal: visitor parking, security guard, parking garage, barbecues permitted.
1. The condominium corporation at 5–35 Richgrove Drive — the one described above, and the only one you can buy a unit in.
2. Minto’s rental apartments at 7 and 21 Richgrove Drive, marketed as “Richgrove Village.”
3. A 20-storey, 225-unit Minto rental building at 610–620 Martin Grove Road, at the northwest corner of Martin Grove and Eglinton West, architect Rafael + Bigauskas, including seniors housing, affordable rental and market rental.
Numbers 2 and 3 are rentals. You cannot buy a unit in either. If a search result for “Richgrove Village” shows a 20-storey tower, that is not the condominium corporation.
What is unverified across all three
- Developers — none named for any of the three. The Rafael + Bigauskas attribution belongs to the Minto rental tower, a different building entirely.
- Architects — none named.
- Storey counts — reported as “1” or “2” by databases whose storeys field is unreliable for townhouse corporations. Effectively unverified.
- Suite sizes for Thistle Down Terrace.
- Parking arrangements for Islington Place.
- Corporation numbers — YCC 409 and TSCC 2137 come from a single listings database. Only YCC 262 is corroborated by a City document.
What I would check
- The declaration, especially for the two 1970s corporations, to understand what is unit and what is common element.
- The reserve fund study and its predecessors.
- Special assessment history, in writing.
- For Islington Place specifically: how the home is accessed from parking, given the pedestrian-path addressing.
- The corporation number, via the free Condominium Authority of Ontario registry search.
The takeaway
Three quiet corporations with homes larger than most Toronto condominium buyers ever see — Islington Place approaches 1,900 square feet. Thistle Down Terrace is the only one of them with a genuine City document behind its corporation number, which tells you how thin the public record is on properties like these. And before you search Richgrove Village, know that two of the three things carrying that name are rental buildings you cannot buy into.
