Top 5 Condo Buildings to Rent in Mimico, Etobicoke, Toronto (2026)

By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 22 September 2026 · 8 min read — five condo buildings worth renting in, what each is genuinely good and bad at, and what rent actually costs here.

Short answer

The best condo buildings to rent in Mimico are Grand Harbour, Marina del Rey, The Tides at Mystic Pointe, California Condos and Empire Phoenix. Condo apartments leased through TRREB’s MLS® System in district W06 averaged $2,419 a month for a one-bedroom and $3,267 for a two-bedroom in Q2 2026.

Pick on transit, suite size and what the rent includes — not on the lobby.

The five at a glance

# Building Address Built Why renters like it
1 Grand Harbour 2285–2287 Lake Shore Blvd W 1992 A landmark lakefront complex with big layouts and all-inclusive utilities for space-seeking renters
2 Marina del Rey 2261, 2267 & 2269 Lake Shore Blvd W 1990 The value-for-amenities lakefront pick, with a full recreation club and three buildings of rental supply
3 The Tides at Mystic Pointe 185 Legion Rd N 2006 A value pick with all-inclusive utilities and a solid amenity package in the Mystic Pointe enclave
4 California Condos 165 Legion Rd N 2013 The newer mid-2010s tower option in Mystic Pointe, balancing modern suites with established surroundings
5 Empire Phoenix 251 Manitoba St A high-supply tower with an outdoor pool for renters who drive or want quick highway access

How I chose them: I looked at Mimico the way a tenant should — how quickly you reach transit, what the building actually offers day to day, suite sizes, building age and condition, and how many units come up for lease so you have choice. This is my own shortlist, not a paid or third-party ranking, and every building fact below is linked to a source at the end.

What renting a condo in Mimico costs right now

Q2 2026, condo apartments Avg 1-bed Avg 2-bed Units leased
TRREB district W06 $2,419 $3,267 446
City of Toronto $2,316 $3,154 15,388
Whole GTA (TRREB area) $2,273 $3,013 21,251

Source: TRREB Rental Market Report, Q2 2026. District W06 is the TRREB reporting area that covers Mimico; it is wider than the neighbourhood itself, so treat these as a guide rather than a quote for any one building.

Across the GTA, average condo rents were still below a year earlier in Q2 2026 — one-bedrooms down 2.3% and two-bedrooms down 1.7% — with 27,844 units listed for rent against 21,251 leased. TRREB says conditions still favour renters, which means there is usually room to negotiate on start date, parking or a longer term.

Living in Mimico as a renter

A low-rise lakeside village with 1920s–1960s homes and walk-up apartments along a traditional main street, bordered on the east by mid- and high-rise condo enclaves. Quieter and more established than Humber Bay Shores while sharing its waterfront parks.

Mimico in brief
Where it is Historic lakeside village west of Humber Bay Park: roughly Mimico Creek / Humber Bay Park West to about Dwight Ave, from Lake Ontario north to the rail corridor and Gardiner area; main streets Lake Shore Blvd W and Royal York Rd. (Condo pockets: the Mystic Pointe enclave around Legion Rd N / Manitoba St, and the lakefront towers at 2261–2287 Lake Shore Blvd W.)
Transit Mimico GO station (Lakeshore West line, Royal York Rd area) for fast rail trips to Union. Lake Shore Blvd W streetcar (TTC 507 Long Branch by day between Humber Loop and Long Branch Loop; 501 Queen extends west late evenings) — routings have changed repeatedly during track work, check ttc.ca. Royal York bus north to Royal York station on Line 2. Park Lawn GO is NOT open.
Everyday life Village retail along Lake Shore Blvd W and Royal York Rd (Mimico Village); Humber Bay Park West, Mimico Linear Park / Waterfront Trail and the Humber Bay Butterfly Habitat; Metro at Park Lawn and Lake Shore on the east edge.
Official City neighbourhood Mimico-Queensway (City of Toronto neighbourhood 160); the Mystic Pointe pocket near Park Lawn sits at the boundary with Humber Bay Shores (161) — confirm on the City map before stating.

Things renters in Mimico should know

  • Mimico GO is the area's biggest renter advantage: GO rail to Union is typically quicker than the streetcar, but the station is a walk or short bus ride from the lakefront towers.
  • Several older lakefront buildings include heat, hydro and water in fees, which often means utilities-included rent.
  • Significant new tower applications are in the pipeline around Mimico (e.g. near Lake Shore and the GO), so expect construction over the next several years.

Before you sign a condo lease

  • Use the Ontario Standard Lease. Landlords of most private rental units, condos included, must use the province’s standard lease template for new leases.
  • Deposits are capped. A landlord can ask for a rent deposit of no more than one month’s rent, and it must go toward your last month. Damage deposits are not allowed; a key or fob deposit must be refundable. See Ontario rental deposit rules.
  • Check the rent-control date. The annual guideline (2.1% for 2026, 1.9% for 2027) does not apply to units first occupied as residences after 15 November 2018. Ask when the building was first occupied — in newer towers your increases are negotiable, not capped.
  • Get utilities in writing. Newer towers usually meter hydro separately; many older buildings include it in the condo fee. It can be a real monthly difference.
  • Read the condo rules. Tenants must follow the corporation’s declaration and rules — pets, move-in bookings, elevator deposits and short-term rental bans all live there.

The takeaway

In Mimico, Grand Harbour and Marina del Rey are where I would start, but the right building depends on your commute and whether you want amenities or square footage. Compare the all-in monthly cost — rent, hydro, parking, locker — not the headline rent, and remember that in Q2 2026 renters, not landlords, had the upper hand across the GTA.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

Frequently asked questions

What are the best condo buildings to rent in Mimico?

My top five for renters are Grand Harbour, Marina del Rey, The Tides at Mystic Pointe, California Condos and Empire Phoenix, chosen for transit access, amenities, suite sizes, building condition and rental supply.

How much does it cost to rent a condo in Mimico?

In Q2 2026, condo apartments leased in TRREB district W06, which covers Mimico, averaged $2,419 a month for a one-bedroom and $3,267 for a two-bedroom. The City of Toronto averages were $2,316 and $3,154.

Which condo in Mimico is best for transit?

Grand Harbour at 2285–2287 Lake Shore Blvd W: streetcar stops on Lake Shore Blvd W at the door; Mimico GO is roughly a 20-minute walk or short bus ride north.

Are older or newer condos better to rent in Mimico?

Newer towers offer more amenities and modern finishes but smaller suites, separately metered hydro and no rent-control guideline if first occupied after 15 November 2018. Older buildings usually have larger layouts and often include utilities in the rent.

Is rent control in effect for condo rentals in Toronto?

Yes for units first occupied as residences on or before 15 November 2018, where increases are limited to the provincial guideline (2.1% in 2026 and 1.9% in 2027) once every 12 months. Units first occupied after that date are exempt from the guideline.

Do I pay a realtor to help me rent a condo?

On most MLS condo leases in the GTA the landlord pays the brokerage commission, but always confirm in writing before signing any agreement. I can search these buildings and review the lease with you.
