Renter-heavy building. Of 47 deals here in the last 24 months, 38 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Park Lake Residences?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Park Lake Residences

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Park Lake Residences is the building I point to when a buyer tells me they want the lake across the street, not a Humber Bay Shores tower forest and not a downtown waterfront price. Two Pemberton Group towers sit on the north side of Lake Shore Boulevard facing Sunnyside Beach, and the fee covers heat, air conditioning and parking. It is 15 years old, which is both its value case and the reason to read the paperwork carefully. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Park Lake Residences is a two-tower condominium at 1900 and 1910 Lake Shore Blvd W in Toronto, on the north side of Lake Shore across from Sunnyside Beach and Park, at the western edge of Parkdale and the High Park–Swansea area. The towers rise 18 and 19 storeys from a shared five-storey podium, with about 278 suites (one source says 275). It was developed by Pemberton Group, completed in 2010 and registered on 22 December 2010 as TSCC-2129, and is managed by FirstService Residential. Suites run from about 575 to 2,044 sq ft. Maintenance fees include heat, air conditioning, water, parking, common elements and building insurance.

Two towers, one corporation, and a lake you actually cross the street to

Park Lake is really two buildings that share one condominium corporation. The west tower at 1900 Lake Shore is 19 storeys, the east tower at 1910 is 18, and the two are joined by a five-storey podium whose roof is the building’s main outdoor amenity. When you search listings you will see both addresses, and some portals file everything under one or the other, so search both before you conclude there is nothing for sale.

What sets it apart is the frontage. This stretch of Lake Shore between the Humber and Parkdale has very few condo towers, and this one faces Sunnyside Park directly. You walk out the door, cross Lake Shore, and you are on the Martin Goodman Trail and the beach, not looking at the lake from behind three more rows of towers.

The trade-off is that Lake Shore Boulevard, the Gardiner and the rail corridor all run along this strip, so the lower floors and north-facing suites live with traffic noise. South-facing upper floors are where the lake views are, and that is where most of the premium sits.

Layouts: one-bed-plus-dens to big two-bed-plus-dens

Suites range from about 575 sq ft to just over 2,000 sq ft. The bulk of the stock is one-bedroom-plus-den and two-bedroom plans, with larger two-bedroom-plus-den suites and penthouse levels at the top of each tower. That size range is wider than most 2010-era buildings, which matters if you are a downsizer coming out of a house.

Listings describe nine-foot ceilings, floor-to-ceiling glass, hardwood floors, granite counters with breakfast bars and stainless appliances. Recent listings also describe forced-air heating and ensuite laundry. These are the original builder finishes, so expect many suites to have been updated by now and price the ones that have not accordingly.

Pay attention to exposure. With two towers sharing one podium, the towers partly look at each other, so a suite’s view depends heavily on which side and which floor it sits on. I have seen listings here contradict themselves on orientation, so confirm the exposure yourself at the showing rather than trusting the feature sheet.

Parking, lockers and what the sources disagree on

Parking is included in the maintenance fee, which is not something you get at most newer waterfront buildings. The building profile on condos.ca describes above-grade parking levels on the second to fourth floors with about 30 visitor spots, while individual listings record parking as underground. I would not pick one; ask the listing agent or the management office which level the space is on, because above-grade podium parking and underground parking age differently and carry different repair costs.

Lockers are not universal. Some listings show an owned locker and others show none, so treat a locker as something to confirm on the deed and the status certificate, not something to assume comes with the suite.

The amenity list notes a pet restriction but no published details. Before you buy with a dog, read the declaration and rules in the status certificate for size, number and breed limits.

What is changing on the waterfront in front of you

The most important neighbourhood story here is in the park, not on the street. The City of Toronto’s Western Beaches Public Realm Plan update covers the shoreline from the Humber River mouth east to Marilyn Bell Park, which takes in Sunnyside. The final plan went to committee and City Council in June 2026.

The ideas tested include a cleaner, swimmable shoreline, a wider beach, a pedestrian path alongside the Martin Goodman Trail, better underpasses at Lake Shore, year-round washrooms, and keeping Sunnyside Pavilion as a community hub. These are plans and phased budgets, not shovels in the ground, but for an owner here the direction is clearly toward a better front yard.

Day to day, you are between High Park to the north and the lake to the south, with Roncesvalles, Bloor West Village and The Queensway as your shopping and dining options. The transit, school and Walk Score details are in the data panel on this page, so I will not repeat them.

What Park Lake costs per square foot, and what the fee really buys

The building averages about $756 per square foot on condos.ca. Strata.ca breaks it out by type, with one-bedroom-plus-dens trading higher per foot than the larger two-bedrooms, which is the normal pattern: smaller suites cost more per foot, bigger suites give you more space per dollar.

Active asking prices when I checked ran from roughly $499,000 to $613,000 for one-bedroom-plus-dens in the 600 to 699 sq ft range, and from about $630,000 to $828,000 for two-bedrooms between 800 and 999 sq ft. Fees on those listings ran from about $640 to $931 a month, or roughly $0.99 per square foot.

Nearly a dollar a foot looks high next to a newer building quoting $0.65. But here heat, air conditioning, water and parking are all in the fee. Put a parking charge and a hydro bill for heating and cooling back onto the cheaper building and much of the gap closes. Hydro for lights and appliances is still yours. For actual recent trades, see my building sold report rather than relying on asking prices.

Amenities at Park Lake Residences

The amenity package is modest: no pool, but a staffed lobby, a gym and party space, and a landscaped podium terrace with barbecues and lake views. Honestly, the real amenity is Sunnyside Park and the trail across the street, and that is what you are paying for.

Jatin’s honest take on Park Lake Residences

Who this building suits

Runners, cyclists and anyone who wants the waterfront trail as their daily commute or workout. Downsizers from Swansea, High Park and Etobicoke who want a big two-bedroom-plus-den without leaving the west end. And buyers who want predictable monthly costs, because with heat, cooling and parking bundled in, your summer and winter bills don’t swing much.

What I’d want you to check

This is a 2010 building, so it is now in the window where the first round of big-ticket work comes up: the forced-air heating and cooling equipment, the podium terrace waterproofing that sits over occupied space, the garage, and the window and caulking cycle on two glass towers. Read the reserve fund study and the last few years of board minutes in the status certificate, and ask directly whether any special assessment has been discussed. Confirm your parking level, whether a locker is actually deeded to the suite, the pet rules, and how much Lake Shore and Gardiner noise reaches the specific suite with the windows closed.

The value question

At about $756 a foot with heat, cooling and parking included, Park Lake is priced as a resale building, not a new-build launch, and you get a direct park frontage that the newer towers further west at Humber Bay Shores mostly cannot offer. You give up new-build finishes and a pool. For an owner-occupier staying five years or more, especially on a south-facing upper floor, I think the value is real, as long as the reserve fund holds up. If you want to compare it against nearby options, book a call and I will walk you through it.

Park Lake Residences — frequently asked questions

Is Park Lake Residences one building or two?

It is two towers, 1900 Lake Shore Blvd W at 19 storeys and 1910 Lake Shore Blvd W at 18 storeys, joined by a five-storey podium and run as one condominium corporation, TSCC-2129.

Who built Park Lake Residences?

It was developed by Pemberton Group and completed in 2010. I could not find a published architect for the project.

What do the maintenance fees include?

Heat, air conditioning, water, parking, common elements and building insurance. Hydro is paid separately by the owner.

Is parking included, and is it underground?

Parking is included in the fee. The building profile describes parking on above-grade podium levels two to four, while some listings record it as underground, so confirm the level for the specific space.

Do suites come with lockers?

Not always. Some listings show an owned locker and others show none, so check the deed and status certificate for the suite you are buying.

How big are the suites?

Roughly 575 to 2,044 sq ft, mostly one-bedroom-plus-den and two-bedroom plans, with larger two-bedroom-plus-den and penthouse suites.

What are the ceiling heights?

The building profile describes nine-foot ceilings with floor-to-ceiling windows. Penthouse levels may differ, so measure or ask.

Are pets allowed?

The building lists a pet restriction, but I have not seen the detailed rules. Read the declaration and rules in the status certificate before you buy with a pet.

Who manages the building?

FirstService Residential is listed as the property manager.

What amenities does it have?

Concierge and security, an exercise room, party, meeting and games rooms, bike storage, visitor parking and a landscaped podium terrace with barbecues. There is no pool.

How much do condos at Park Lake Residences sell for?

Are prices at Park Lake Residences up or down since 2022?

Down about 18%. The median sold price per square foot was $954 in 2022 and $782 over the last 12 months. Pricing off 2022 comparables is the most common mistake sellers make here.

What rental yield does Park Lake Residences offer an investor?

At a median price of $554,500 and a median rent of $2,400 a month, the gross yield is about 5.2%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Park Lake Residences?

Mostly renters. Of the deals here in the last 24 months, 81% were leases and 19% were sales.

Can you Airbnb a unit at Park Lake Residences?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
