Leases 92%Sales 8%

Renter-heavy building. Of 129 deals here in the last 24 months, 119 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Liberty Market Tower?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Liberty Market Tower

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Liberty Market Tower is the newest piece of the Liberty Market complex, and its most unusual feature is that your suite starts on the eighth floor. Below you are seven storeys of offices and the shops of the old Liberty Market Building. That design gives almost every suite a view over the neighbourhood, but it also makes this a mixed-use building with more to understand than a typical condo. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Liberty Market Tower is a mixed-use high-rise at 135 East Liberty St in Liberty Village, part of King West, Liberty Village and CityPlace (downtown Toronto), on the Liberty Market complex at 171 East Liberty St. It was developed by Lifetime Developments and designed by Wallman Architects, with offices on levels 2 to 7 and condo suites above. Sources give 279 to 281 suites; UrbanToronto describes 28 storeys, while listing data shows 23. It was completed in 2022; the condominium corporation is TSCC-2915, registered 14 June 2022, and Comfort Property Management manages it.

The last phase of a 16-year project

Lifetime Developments started work on the six-acre Liberty Market site in 2004, when its own executive described the area as a dead-end dirt road. Phase one restored the Liberty Market Building, a 1940s munitions factory that now holds offices and ground-floor retail. Phase two was Liberty Market Lofts at 5 Hanna, a 13-storey condo finished in 2013. Liberty Market Tower is phase three.

The tower replaced the east end of the old Liberty Market Building, and its podium was designed as a modern version of the warehouse style. The plan was first proposed at 32 storeys in 2012, revised after city planning comments, and built at 28 storeys, just shy of 100 metres including the mechanical penthouse. Construction began in 2019 and first occupancies were targeted for late 2021.

That history matters to buyers because Lifetime has been the owner, landlord and builder on this block for two decades. You are buying into a complex with one developer’s fingerprints all over it, including shared driveways, garages and loading.

The exterior finishes reflect that brief. The tower uses window wall cladding with dark spandrel panels and mullions, and its east end is wedge-shaped, so suites at that end may have angled walls. If you are looking at a suite on the wedge, check that the furniture layout works with the angles.

Suites above seven floors of offices

The planning documents put offices on levels 2 to 7 and condo suites from the eighth floor up, with level 8 split between suites and amenity space. In 2020 Real Estate News Exchange reported that WeWork had taken three of the office floors. Retail fills the ground floor.

The upside is height. Even the lowest suite sits about eight storeys above East Liberty, which helps with light and street noise. The downside is complexity: residential and commercial owners usually share some building systems and costs. Ask how costs are split between the condo and the commercial portion, and read any shared facilities agreement in the status certificate.

Listing data shows 23 floors for the condo, which may reflect only the residential floors or a different counting method. The 28-storey figure comes from UrbanToronto’s construction coverage. Either way, the suites you can buy are on the upper part of the building.

Layouts weighted to one-bedrooms

The 2017 planning submission described 281 suites: 198 one-bedrooms, 50 two-bedrooms, 31 three-bedrooms and two bachelors. Current listing data shows 279 suites. Reported sizes range from roughly 326 sq ft studios to three-bedroom suites around 1,200 sq ft.

A building that is about 70 per cent one-bedrooms will always have plenty of them for sale and for rent, which means competition when you sell. The three-bedroom suites are the scarcer product. In Liberty Village, where most family-sized space is in older stacked townhomes, a newer three-bedroom with elevator access is worth a look.

UrbanToronto reported that the larger suites have kitchen islands. As in most newer towers, many one-bedrooms put the kitchen along one wall, and the dens vary from usable rooms to alcoves, so judge the floor plan rather than the label.

Living in the middle of Liberty Village

The tower sits at the centre of the Liberty Market complex, with shops, restaurants, cafés and services in the market building below. For daily errands, this is about as convenient as Liberty Village gets.

Working from home is unusually practical here. With offices in the podium and co-working on site in recent years, some residents may find a desk without leaving the building, and the eighth-floor business centre covers the occasional meeting. Confirm what office tenants are in the building now, since commercial leases change.

The neighbourhood is dense and busy, with commercial traffic, deliveries and weekend crowds on East Liberty. A pedestrian bridge linking Liberty Village to King Street was reported in 2020 as about to open, which would shorten the walk north; check its status when you visit. Transit, schools and parks are in the data panel on this page.

A newer building at a modest premium

The building average is about $907 per square foot. That is above the older towers nearby, such as Liberty Towers at about $814, Bliss at about $818 and Liberty Place at about $742, and a little above Liberty Central Phase 2 at about $886. For one of the newest condos in the neighbourhood, the premium is not large.

Two current listings in the under-500 sq ft band are asking between $479,000 and $528,000. A three-bedroom is also listed. That gives you a sense of the entry point but not the whole range, so ask for the full sold history before you price a larger suite.

Fees on current listings work out to roughly $1.05 to $1.15 per square foot, which is on the higher side for the area. I could not confirm what the fee includes, so check whether heat, air conditioning and water are covered, and how the building’s share of costs with the commercial portion is calculated. For sold prices and rents here, see the data panel or my building sold report.

Jatin’s honest take on Liberty Market Tower

Who this building suits

Buyers who want a newer building in Liberty Village with shops and services directly below, and who like the idea of starting several floors up. The one-bedrooms suit young professionals and investors; the three-bedrooms suit couples and small families who want new construction rather than an older townhome.

What I’d want you to check

This is a mixed-use building, so read the shared facilities and cost-sharing agreements with the office and retail portions carefully. Confirm what the fee includes and why it runs a little high. As a 2022 building, check the Tarion warranty status and whether any deficiencies are still open with the builder. Confirm whether the suite comes with parking and a locker, since some were offered as incentives during sales.

The value question

At about $907 per square foot, Liberty Market Tower costs a modest premium over older Liberty Village towers for new construction and a strong amenity floor. The one-bedrooms face plenty of competition, so buy the best layout and view you can. The three-bedrooms are where I see the most lasting value, because there are so few of them nearby.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
