Do mostly owners or renters live here?

Leases 80%Sales 20%

Renter-heavy building. Of 55 deals here in the last 24 months, 44 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Liberty on the Park?

12units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Liberty on the Park

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Liberty on the Park is one of the smaller buildings in Liberty Village, and that is its appeal: 15 storeys and about 200 suites in a neighbourhood where most of the condo stock sits in bigger towers. Listings are scarce, so when one appears you have to decide quickly, and the most important question is not the suite but what is planned across the street. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Liberty on the Park is a 15-storey, 201-suite mid-rise condominium at 69 Lynn Williams Street in Liberty Village (Fort York-Liberty Village), Toronto. It was developed by CanAlfa Group and built in 2013. The condominium corporation, TSCC-2325, was registered on 30 July 2013. Condos.ca lists Crossbridge Condominium Services as manager. Suites run about 442 to 1,275 sq ft. Maintenance fees include common elements, air conditioning, building insurance, parking and water.

A CanAlfa mid-rise from the Liberty Village build-out

Liberty Village was built out under a block-by-block masterplan, and this building was Block 5 of it, according to the UrbanToronto discussion of the area. CanAlfa Group was one of the main builders in the neighbourhood: its next phase, Liberty Place, a 30-storey IBI Group tower, was planned on the lot behind this one, and CanAlfa’s later Bliss towers followed nearby.

That history explains the scale. Where Liberty Place and the later towers went up to 30 storeys or more, Liberty on the Park stops at 15, with 201 suites. A mid-rise of this size has a quieter lobby, shorter elevator waits and a board that can realistically know the building.

I have not been able to confirm the architect from a reliable source. If that matters to you, ask the property manager or check the declaration, which normally lists the original design team.

Parking in the fee, heat on your own bill

The fee structure here is the opposite of what many downtown buyers expect. Condos.ca lists the fee as covering common elements, air conditioning, building insurance, parking and water. Parking is included, which is unusual. Heat is not on the list, which suggests heating is billed to each suite.

That changes how you should compare this building. A fee that includes parking can look high against a building where parking is a separate monthly charge, and a fee without heat can look low against a building that bundles it. Compare total monthly cost, with parking, heat and hydro all added back, before you decide which building is cheaper.

Confirm what the parking inclusion actually means for the suite you want. In some buildings it covers the maintenance on a parking unit that comes with the suite; it does not mean every suite has a space. The status certificate and the listing will tell you whether a space and locker are deeded or assigned.

Heating costs also depend on the suite. A corner suite with more glass, or a top-floor suite, will usually cost more to heat than an interior one-bedroom. Ask the seller for a year of utility bills; it is the only reliable way to know what you are adding to the fee.

Layouts: from compact one-beds to real family space

Condos.ca puts the suite range at about 442 to 1,275 sq ft. That is a wide spread for a 201-suite building. The small end is compact one-bedrooms suited to a first purchase or a rental; the top of the range, along with the penthouse level, gets into the size of a small family home.

Because the building is small, the number of suites of each type is small too, and the right layout may not come up for months. If you are set on a two-bedroom over 900 sq ft, tell your agent to watch the building and be ready when one lists.

Beanfield fibre is available here, which is a practical plus for anyone who works from home and needs a reliable connection.

What is changing on Lynn Williams Street

Liberty Village keeps densifying, and the most important project for this building is close: on the other side of Lynn Williams Street. Storeys reported an application for a 43-storey, 588-suite purpose-built rental tower by Shiplake at 70 and 86 Lynn Williams Street, designed by gh3, with a six-storey podium and retail at grade. It would keep part of the former A.R. Williams Machinery building in its base.

If that tower goes ahead, it will change the views, the light and the street for some suites here. Check the City of Toronto development applications map for the status of 70 and 86 Lynn Williams, and work out which side of the building a suite faces before you pay for a view.

The daily reality of Liberty Village is a walkable pocket of restaurants, cafes, gyms and offices with only a few road connections to King Street and the Gardiner, so driving in and out at rush hour can be slow. The data panel on this page shows the transit, parks and walkability details.

What Liberty on the Park costs

Condos.ca puts the building average at about $822 per square foot. That is in line with the established Liberty Village stock and below newer towers in the core, which is what you would expect for a 2013 mid-rise.

Supply is the real story. When I wrote this, there was one suite for sale and one for lease in the whole building. With so few listings, a single sale can move the averages, and you will often be pricing a suite against similar buildings nearby rather than against its own neighbours.

Remember that parking is in the fee here, so the price per square foot and the fee should be read together. If you want me to pull the recent sales in this building and the comparable mid-rises around it, use my building sold report.

Amenities at Liberty on the Park

ConciergeSecurity systemParty roomMeeting roomOutdoor patioBBQ areaGuest suites

The amenity list is modest: concierge and security, a party room and meeting room, an outdoor patio with barbecues and guest suites. There is no pool or large fitness centre on the list, so plan on one of the neighbourhood gyms, which helps keep the fee down.

Jatin’s honest take on Liberty on the Park

Who this building suits

Buyers who want Liberty Village without a 30-storey tower, people who drive and want parking built into the fee, and remote workers who value fibre and a quieter building. The larger suites suit couples who want room to grow, and the small ones suit first-time buyers and investors.

What I’d want you to check

The building is about 13 years old, so read the reserve fund study for the window wall, the roof, the garage membrane and the elevators, and ask about any special assessment. Confirm how heat is billed and what it typically costs, whether the suite has a deeded or assigned parking space and locker, and what the parking inclusion in the fee covers. Then check the status of the proposed tower at 70 and 86 Lynn Williams and which suites it would face.

The value question

At around $822 per square foot with parking in the fee, I think this building is fair value for Liberty Village, especially for buyers who need a car. The limited supply cuts both ways: you may wait to buy, but you will also have less competition when you sell. The new tower across the street is the variable I would weigh most carefully, suite by suite. If a suite faces away from that site and comes with parking, I would be comfortable recommending it to an owner who plans to stay for several years.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
