Renter-heavy building. Of 108 deals here in the last 24 months, 66 were leases and 42 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 300 Front Street West?

259units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 300 Front Street West

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

300 Front Street West is the tower I point to when a buyer wants a full resort-style amenity package within walking distance of the financial district. Tridel finished it in 2013, it has one of the larger amenity floors in the Entertainment District, and its fees are lower per square foot than many people expect. The thing every buyer should understand before buying here is the windowless wall on its north side and what sits behind it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

300 Front Street West is a 49-storey, 683-suite condominium at the corner of Front Street West and John Street in downtown Toronto, at the edge of the Entertainment District and King West. It was developed by Tridel and designed by Wallman Architects, with landscaping by Claude Cormier + Associates. The building was completed in 2013 and the corporation, TSCC-2338, was registered on 30 October 2013. It includes a lower loft wing of about 13 storeys alongside the tower. Del Property Management manages it. Suites run roughly 445 to 2,800 sq ft. Condos.ca lists water as included in the fee.

A Tridel tower with a loft wing and a public parkette

300 Front is a 49-storey tower of about 158 metres, designed by Wallman Architects for Tridel, with a much lower loft wing on the north side. Early plans in 2011 described that wing as a 15-storey loft block; by 2013, construction coverage on UrbanToronto described it as 13 storeys. The two parts form an L-shaped footprint around a courtyard.

That courtyard was designed by the landscape architects Claude Cormier + Associates as a public parkette at Front and John. The sidewalks and private driveway were paved in a geometric pattern that spells out the address. It is a small touch, but it gives the building a real front door instead of a blank podium.

Sources also disagree slightly on the suite count. UrbanToronto reported 684 units during construction; condos.ca lists 683. Either way, this is a big building, and that scale shapes everything from the amenity floor to how quickly you get an elevator at 8:30 in the morning.

The neighbour on the north side

Directly north of the building is the Windsor Transformer Station, a hydro facility. During planning there was speculation that the station would be decommissioned. UrbanToronto reported that it would stay, because demand from all the new development downtown made it necessary.

The architects dealt with it by designing the north façade facing the station as a mostly windowless wall, finished in a pattern of black and white aluminum panels, and the loft wing was designed with a thick wall to shield residents from it. In practice, this means suites face south, east or west, toward the lake, the CN Tower or the city, and almost nobody looks onto the station.

I raise it because buyers walk past it and ask. It is a long-standing piece of infrastructure, not a temporary construction site, so assume it will be there for as long as you own the suite. If noise or a view of it bothers you, ask to see the specific suite and the floor below it before making an offer.

Layouts, ceilings and parking

Most of what trades here is one-bedroom and one-bedroom-plus-den suites in the 500 to 700 sq ft range, but the building goes well beyond that. Condos.ca lists sizes up to about 2,800 sq ft, and listings describe two-bedroom-plus-den, three-bedroom and corner suites as well.

Ceiling heights vary by floor and suite. Listing descriptions I have seen mention 9, 9.5 and 10 foot ceilings, so check the plan for the suite you are buying rather than assuming. Many listings include one parking space and a locker, but not all do, and that changes the value of a suite noticeably at this location.

Daily life at Front and John

The location is the other half of the case for this building. You are a short walk from the King West restaurant strip, the Entertainment District theatres and the office towers south of King, and the Convention Centre, CN Tower and Rogers Centre are all close by to the south and west.

That also means crowds. On game nights, concert nights and convention days, Front Street and John Street get busy, and getting a car in or out of the driveway can take longer. If you drive every day, test the commute at rush hour and on an event night before you commit. If you walk to work, this is about as convenient as downtown gets.

What 300 Front costs, and what the fee covers

Condos.ca puts the building average at about $1,019 per square foot. That is a premium over older downtown stock, and roughly what you would expect for a Tridel tower of this age at Front and John. When I checked, there were 11 suites listed for sale and 7 for lease.

Seven current one-bedroom and one-bedroom-plus-den listings in the 500 to 699 sq ft range were asking roughly $525,000 to $788,000, with maintenance fees between about $400 and $570 a month. The average active fee works out to about $0.73 per square foot, which is reasonable for a building with a pool and this many amenities.

The catch is what the fee covers. Condos.ca lists only water as included, so plan for hydro and, where it is metered separately, heating and cooling costs on top. When you compare this building with an older tower whose fee looks higher, add those bills back in before deciding which one is cheaper. Parking and lockers may also be billed separately; the status certificate will tell you.

Amenities at 300 Front Street West

24-hour conciergeOutdoor poolGymParty roomRooftop deckVisitor parkingGuest suites

The amenity package is the main reason people choose this building: condos.ca lists an outdoor pool, gym, party room and rooftop deck, and listing descriptions add a sauna, steam room, yoga room, theatre and guest suites. In a building this size, those spaces are shared by a lot of people, so visit on a summer weekend to see how busy the pool deck gets.

Jatin’s honest take on 300 Front Street West

Who this building suits

Young professionals who work in the financial district or around Union and want a pool and gym in the building instead of a membership. It also suits investors who want a well-known developer name, many suites in the same size range for easy comparisons, and a deep pool of tenants. Larger suites suit owners who want a downtown address with room to spare.

What I’d want you to check

Ask for the reserve fund study and the most recent budget. At about 13 years old, this building is entering the period when pool equipment, amenity finishes and mechanical systems start to need money. Confirm what the fee covers for your suite, whether parking and a locker are owned or leased, and the ceiling height on your floor. If the suite is on the north side or low in the building, see it in person to judge the transformer station for yourself. And because listing descriptions disagree on short-term rental rules, read the declaration and rules rather than trusting a listing.

The value question

At about $1,019 per square foot, you are paying for Tridel construction, the location and the amenity floor. That is fair value if you will actually use the pool and gym. With 11 suites for sale when I checked, you have choice and room to negotiate, especially on one-bedrooms where several similar suites are competing. If you only need a bed and a desk and will never swim, an older building nearby may give you more space for the money.
