Living here
Renters, Airbnb and elevators at 357 King West
Do mostly owners or renters live here?
Renter-heavy building. Of 217 deals here in the last 24 months, 200 were leases and 17 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 357 King West?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 357 King West
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

357 King West is one of the newest towers on the King Street strip, and it was built on a lot most developers would have passed on. The design squeezes 42 storeys, retail and amenity space onto a narrow site, and you can see the solution from the street in the Y-shaped column under the tower. For buyers, the newness shows up in the fee, and the tight lot shows up in the parking and the views. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
357 King West is a 42-storey high-rise condominium at 357 King Street West, near Blue Jays Way in the Entertainment District (Wellington Place) of downtown Toronto. It was developed by Great Gulf, designed by BDP Quadrangle and built by Tucker HiRise. The condominium corporation, TSCC-2963, was registered on 22 December 2022. Condos.ca lists 340 suites and Del Property Management as manager; UrbanToronto and the architect describe 324 suites. Suites run about 523 to 1,095 sq ft. Fee inclusions are not listed, so confirm them in the status certificate.
357 King West at a glance
Engineering a tower onto a narrow lot
Great Gulf started construction in late 2018, with BDP Quadrangle as architect and Tucker HiRise as builder. The tower reached just over 148 metres. The architect describes the brief plainly: put a slender building, plus retail and amenity space, onto a constrained downtown site.
The way they did it is the building’s signature. A Y-shaped structural column carries the tower’s loads down through a three-level outdoor amenity area, so the tower can sit above the lower floors without filling them with columns. It is the detail people photograph from King Street.
The cladding varies by side. The east face is dark-tinted glass in black aluminum frames with operable windows, the north and south faces mix dark and light glass, and the west face is a solid wall of patterned metal panels, built that way in case the lot next door is redeveloped.
Why the west wall and the parking matter to buyers
That west party wall is a clue worth reading. It means the building was designed expecting a tall neighbour to the west at some point. Suites face north, south or east, and the ones whose views depend on lower buildings nearby are the ones I would check against the City of Toronto development applications map before paying for a view.
Parking is the other point. BDP says the project was designed to reduce car parking and encourage cycling, and UrbanToronto describes three underground levels that hold retail, bicycle parking and vehicle parking together. In practice, many suites here will not have a parking space. If you need one, confirm it is deeded or assigned to the suite, and expect it to add noticeably to the price.
For a buyer without a car, none of this is a problem, and the bicycle parking is a genuine benefit. For a buyer with a car, it is the first thing to settle.

Suites: compact, new and efficient
Condos.ca puts suite sizes at about 523 to 1,095 sq ft. What lists here is mostly studios, one-bedrooms and one-plus-dens in the 500 to 600 sq ft range, with two-bedrooms in the 800s at the top. This is a building of efficient new suites, not a place for large family plans.
Because the building is only a few years old, most suites still have their original finishes and appliances, and Tarion warranty coverage on the common elements may still be running for some items. Ask the property manager what warranty claims the board has made, because that list tells you what has already gone wrong.
With suites this compact, small layout details decide how a suite lives. In a 520 sq ft one-bedroom, check where the bedroom gets its light, whether it has a real window or relies on a sliding panel, and whether the den is a usable room or a corner by the entry. Plans that look the same online can feel very different depending on the exposure and the floor.
Living on King near Blue Jays Way
You are on the King Street West strip, a short walk from Festival Tower and the TIFF Bell Lightbox at King and John, the theatres, and the restaurants that run west toward Spadina. The Financial District is walkable. The data panel on this page shows the transit and walkability details.
This is one of the busiest nightlife stretches in the city. King Street noise carries, and weekend nights are loud at street level, so the floor you choose matters most for sound. Visit on a Friday or Saturday night if you are sensitive to noise.
The 87 Peter and Pinnacle on Adelaide towers are a block or two north, and the area is still adding towers. A newer building is not protected from the next one going up beside it.
What 357 King West costs
Condos.ca puts the building average at about $788 per square foot. That is lower than I would expect for a building this new on King Street, and it reflects how much the resale market for small downtown suites has cooled since the building finished.
Fees are a bright spot. Across the active listings when I checked, fees worked out to about $0.68 per square foot a month, low for downtown. Condos.ca does not list what the fee includes, so confirm whether heat, cooling and water are in it or billed to the suite; a low fee with separate utilities is not the same as a low fee with them included.
When I wrote this, four suites were for sale and four for lease, with asking prices from about $425,000 to about $799,000. Those are asks, not sales; the sold data panel on this page shows what has actually traded. For a value check on a specific suite, use my building sold report.

Amenities at 357 King West
The amenity list is short: a concierge, a gym, a party room and outdoor space, including the three-level outdoor amenity area the Y-shaped column runs through. Keeping the list lean is part of why the fee per square foot is low, so do not expect a pool or spa here.
Jatin’s honest take on 357 King West
Who this building suits
Young professionals who walk to work and do not own a car, first-time buyers who want a new building on King Street, and investors who want an efficient, easy-to-lease suite with a low fee. It also suits buyers who value modern design and a building with the newest systems on the block.
What I’d want you to check
Get the fee inclusions in writing, and find out whether heat and cooling are metered to the suite. Confirm parking and a locker if you need them. Ask which items are still under Tarion warranty and what warranty claims the board has filed. Read the first reserve fund study and the latest budget, because early fees in new buildings are sometimes set low and rise as the board learns the building. And check what could be built on the lot to the west before you buy for a view.
The value question
At about $788 per square foot and a fee near $0.68, 357 King West is better value than its address suggests, partly because prices for small downtown suites have cooled. If you are buying to live in and can do without a car, I think that is an opportunity. If you need parking or more than 900 sq ft, look at an older tower nearby where both are easier to find.
