Living here
Renters, Airbnb and elevators at 263 Wellington West
Do mostly owners or renters live here?
Renter-heavy building. Of 26 deals here in the last 24 months, 22 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 263 Wellington West?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 263 Wellington West
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

263 Wellington West is one of the few downtown buildings where I can tell a buyer that almost every monthly utility is already in the fee. It is a small, 13-storey, 72-suite building from 2009 on Wellington Street in the Entertainment District, and its price per square foot sits well below the towers around it. Those two facts are connected, and understanding why is the whole decision here. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
263 Wellington West is a 13-storey, 72-suite condominium at 263 Wellington Street West in the Entertainment District / Wellington Place area of downtown Toronto. It was developed by Mank Developments, designed by Tom & Fong Architects, and registered on 16 April 2009 as TSCC-2010. Suites range from about 623 to 1,056 square feet. The maintenance fee includes common elements, heat, hydro, air conditioning, building insurance, water and parking. Property management is listed as Dove Square Management, though Dash Property Management also publishes a page for the building.
263 Wellington West at a glance
A small building among big ones
Most of this stretch of Wellington is towers. 263 Wellington is the opposite: about 41 metres and 13 storeys, with only 72 suites. Mank Developments built it and Tom & Fong Architects designed it in glass and concrete, and it finished in 2009, the same period when much of the Entertainment District was filling in with much larger buildings.
The small size shapes daily life. Elevators are less crowded, the concierge knows residents, and a recent listing described it as a quiet building with very few units. For buyers coming from a 500-suite tower, that is often the first thing they notice when we walk in.
It also shapes the finances. A 72-suite corporation shares its costs among fewer owners, so a major repair hits each owner harder than it would in a big tower. That makes the reserve fund study the most important document you will read before buying here.
Management is worth a question too. One listing site names Dove Square Management, while Dash Property Management publishes a page for 263 Wellington with its owner and tenant portals, which suggests it manages the building now or did at some point. Sources conflict, so ask the seller or the concierge who runs the building today and how long they have been in place. A change of manager is not a red flag on its own, but you want to know the reason.
Hydro in the fee, and what that means
The fee list here is unusually complete: common elements, heat, hydro, air conditioning, building insurance, water and parking. Downtown, I almost never see hydro included in buildings of this era; most suites are metered separately. The building page published by Dash Property Management also describes all utilities as included, so two sources agree on this point. Suites here have been listed with heat-pump heating, which makes sense in a building where the corporation pays the electricity.
For an owner, that means very predictable monthly costs. There is no separate hydro bill, and heating and cooling do not swing your budget with the seasons. For the corporation, it means energy prices flow straight into the budget, so ask how the fee has changed over the past few years and whether the board is planning increases.
The flip side is that the fee itself looks high per square foot when you compare it to a newer tower down the street. That comparison is misleading unless you add hydro, heat, cooling and a parking charge back onto the other building. Do that maths before you rule this one out.

Layouts and suite sizes
Suites run from about 623 to 1,056 square feet, so there are no tiny studios here; the mix is one-bedrooms, one-plus-dens and two-bedrooms in a reasonably practical size range. Listings I have seen describe ensuite laundry, granite counters, stainless steel appliances and balconies, which is standard for a building of this age.
Because the building is short, views depend heavily on which side and which floor you are on, and taller buildings nearby block much of the outlook. If a view matters to you, see the suite in person; do not rely on listing photos.
The Entertainment District, day to day
Wellington Street West here sits between the financial core and the King West restaurant strip, close to the Rogers Centre, the Metro Toronto Convention Centre and the theatres on King. You can walk to work downtown, and you have more restaurants within a few blocks than you will ever get through. Icon 1 and Icon 2 at 270 and 250 Wellington are close neighbours.
The trade-off is crowds on game nights and event weekends. If quiet matters, ask about the suite’s exposure and visit on a busy evening. Transit and walkability details are in the data panel on this page.
Why 263 Wellington West prices below its neighbours
The building average sits around $665 per square foot, which is well below most Entertainment District resale. I see three reasons. The fee is high per square foot because it covers hydro and parking, and buyers price a high fee into what they will pay. The building is small and gets less attention. And suites here are older and more conventional than the newer towers buyers compare them with.
Some of that discount is fair and some of it is not. If you would otherwise pay hydro, heat, cooling and parking separately in a newer building, the all-in monthly cost here can be closer than the headline fee suggests. Add those costs up for each building you are considering.
There was only one active listing when I wrote this, so asking prices give no useful range. For what suites have actually traded for, use the aggregate data on this page or ask me for a building sold report.

Amenities at 263 Wellington West
The amenities are the basics done for a small building: a concierge and security, a gym, a party room and a meeting room, and visitor parking. There is no pool, rooftop terrace or theatre, which is part of why a fee that includes so many utilities stays manageable.
Jatin’s honest take on 263 Wellington West
Who this building suits
Owner-occupiers who want predictable monthly costs and a quieter, smaller building in the heart of downtown. It suits people who work in the financial core or the entertainment district and want to walk, and buyers who would rather put their money into space than into amenities they will not use. Retirees and downsizers on a fixed budget often like the all-inclusive fee more than anyone.
What I’d want you to check
Read the reserve fund study carefully; at 17 years old, with only 72 owners to share costs, big items such as the roof, garage, windows and heat pumps matter. Ask how the fee has changed over the past five years, since hydro is a building cost here. Check the pet rules directly: one source lists pet restrictions and a recent listing described the building as pet-friendly. And confirm whether the suite includes parking and a locker, because not every suite does.
The value question
At around $665 per square foot, this is one of the cheaper ways into the Entertainment District, and the fee buys you a lot of what you would otherwise pay separately. It will not appreciate like a brand-name tower, and resale is slower in a small building. For an owner who plans to stay and values a calm building with all-in costs, I think it is solid value.
