Renter-heavy building. Of 152 deals here in the last 24 months, 143 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 330 Richmond?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 330 Richmond

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

330 Richmond is one of the few newer towers in the Entertainment District with a rooftop pool, and that alone puts it on many buyers’ short lists. It was pitched as a hotel-inspired building, with a port-cochère entrance and a full amenity floor. What I want buyers to understand is the other side of the ledger: the fee covers less than you might assume, and most suites are small. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

330 Richmond is a condominium at 330 Richmond St W, near Spadina Ave and Richmond St W in downtown Toronto, within the area this site groups as King West, Liberty Village and CityPlace. It was developed by Greenpark and designed by Core Architects. UrbanToronto lists it at 27 storeys and 93.57 metres. Suite counts are reported between 295 and 344; listing data shows 340, from about 350 to 836 sq ft. It was completed in 2021; the condominium corporation is TSCC-2835, registered 10 March 2021, and Del Property Management manages it. Maintenance fees include common elements, building insurance and water.

From nightclub to hotel-inspired condo

The tower stands on the site of the former RICH nightclub, one of the many clubs that once filled this stretch of Richmond Street. Greenpark started construction in 2017, topped off in 2019 and registered the condominium in March 2021. It is one of a wave of towers that have turned the old club district into a residential neighbourhood.

The building was marketed as a hotel-inspired residence, and the design follows through. Residents arrive by a port-cochère off Richmond Street, the lobby has a 24-hour concierge, and there is retail at grade. The rear of the tower steps back with about 14 storeys of terraces and balconies, which gives some suites larger outdoor space than the typical downtown balcony.

Sources disagree on the size of the building. A 2020 construction report described 25 storeys and 295 suites, UrbanToronto’s project database lists 27 storeys and 344 suites, and current listing data shows 27 floors and 340 suites. The registered declaration is the final word, but the later figures are the ones that match the building as built.

The rooftop pool and the amenity floors

The headline amenity is a rooftop pool with a lounge and barbecue area. Downtown, a rooftop pool is a real selling point in summer and a common reason buyers pick one building over another nearby.

There is also an 11th-floor amenity level, and the building includes a party room with a fireplace, a fitness centre, a billiards room and a theatre. That is a full package for a tower with mostly compact suites, and it works as an extension of your living room if your suite is under 600 sq ft.

The trade-off is cost. Pools are expensive to heat, staff and eventually rebuild, and rooftop pools add waterproofing risk over the suites below. In a building this new, those costs are still ahead of it, so the reserve fund study is the document to read closely.

Small suites, and what the fee does not cover

Suites run from about 350 sq ft to about 836 sq ft, so this is mostly a building of studios, one-bedrooms and one-bedroom-plus-dens, with a limited number of two-bedrooms at the top of the range. Families looking for 1,000 sq ft or more will need to look elsewhere.

If you are looking at the terraced suites at the rear, treat the terrace as part of the value. A large terrace downtown is scarce and buyers pay for it, but check the condo rules on what you can put out there, from planters to barbecues, and who is responsible for the membrane underneath.

The fee includes common elements, building insurance and water. Heat and air conditioning are not listed as included, which suggests they are metered to each suite, as is common in newer towers. Budget for a separate utility bill on top of the fee, and ask the seller for a year of actual bills.

Parking is in a five-level underground garage, but it is not in the fee, and smaller downtown suites are often sold without a space. If you need one, confirm it is deeded with the suite rather than rented.

Living between Queen West and the Entertainment District

The building sits a block south of Queen West’s shops and a short walk from the restaurants of King West and the Entertainment District. For people who want to walk to work in the core and to dinner at night, the location is hard to beat.

The neighbourhood around it has changed fast. Many of the clubs that defined this part of Richmond and Adelaide have been replaced by condos like this one, and the street now has more residents and fewer bouncers than it did ten years ago. Expect more of the same: the blocks around Spadina and Richmond continue to draw development proposals, so check the City of Toronto development map.

Richmond is a busy one-way street with heavy traffic, and this part of downtown is still loud on weekend nights, even with fewer clubs than it once had. Suites facing the stepped terraces at the rear will generally be quieter than those facing Richmond. Transit, schools and parks are in the data panel on this page.

A newer-build price for a full amenity package

The building average is about $916 per square foot. That is above Picasso on Richmond next door at about $842 and Studio on Richmond at about $824, and in line with the Woodsworth at about $912. For a 2021 building with a rooftop pool, that premium is about what I would expect.

Three suites are listed for sale right now, one-bedrooms and a one-bedroom-plus-den in the 500 to 699 sq ft range asking between $499,999 and $629,900. That is a narrow slice of the building, which is typical: most of what trades here is in that size range.

Fees on current listings average about $0.93 per square foot. That looks reasonable, but remember it does not include heat or air conditioning, so your true monthly cost is the fee plus your own utilities. Compare that with older King West buildings where heat is in the fee before you decide which is cheaper. For actual sold prices and rents here, see the data panel or my building sold report.

This is one of the stronger amenity packages for a newer building in this part of downtown, and the rooftop pool is the piece residents will use most from June to September. For owners of small suites, the theatre, party room and lounges are where you host people your suite cannot hold.

Jatin’s honest take on 330 Richmond

Who this building suits

Young professionals and investors who want a newer building with a rooftop pool, walking distance to the core, Queen West and King West. It suits people who live mostly outside their suite and use the amenities as extra space.

What I’d want you to check

Ask for actual heating and cooling bills, since those are on you. Read the reserve fund study for the rooftop pool and its waterproofing, and confirm the amenity costs are properly funded. As a 2021 building, check the Tarion warranty status and any open deficiencies. Confirm whether the suite has parking or a locker, and if the suite faces Richmond, visit on a Friday or Saturday night.

The value question

At about $916 per square foot, 330 Richmond is priced as a newer building with a premium amenity package, and I think that is fair. The value question is the all-in monthly cost: fee plus utilities. If that works for you and you will actually use the pool, it is one of the better newer options on Richmond; if you mostly want space, an older King West building with heat in the fee will give you more for your money.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
