Living here

Renters, Airbnb and elevators at 113 Dupont Lofts

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 113 Dupont Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 113 Dupont Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

113 Dupont Lofts is not really a condo building in the usual sense. It is a former office building near Yorkville that was converted in 2008 into about seven lofts, every one of them over 2,200 square feet, so buying here is closer to buying a house with a shared roof. If you want a townhouse-sized home on one level with a terrace and no garden to maintain, this is one of the rarest options in midtown. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

113 Dupont Lofts is a 3-storey boutique loft condominium at 113 Dupont Street in the Annex, Toronto, between Bedford Road and Davenport Road near Yorkville. It was converted from a commercial office building in 2008; condos.ca names Ken Zuckerman as developer. The condominium corporation is TSCC-1927, registered on 9 April 2008. Condos.ca and Toronto Life say seven suites, while one blogTO listing write-up implies eight. Suites run roughly 2,237 to 4,365 sq ft. Condos.ca lists Lakeview Property Management as manager and the fee as covering common elements and water.

An office building turned into seven homes

The building started life as a commercial office building and was converted in 2008, according to condos.ca, Toronto Life and blogTO. It sits set back from the street, which gives it more privacy than most buildings on Dupont, and at least one suite’s terrace faces south over Designers Walk, a laneway Toronto Life described as having little traffic or noise.

The suite count is a small mystery. Condos.ca and Toronto Life both say seven suites; a blogTO listing write-up described one unit plus seven others, which would make eight. The status certificate will settle it, and in a building this small, the number matters because it decides your share of every repair.

Condos.ca names Ken Zuckerman as the developer. I could not find a named architect for the conversion, and I would not rely on anyone who claims one without a source.

Suites the size of houses

Every suite here is large. Condos.ca puts the range at roughly 2,237 to 4,365 sq ft. Even the smallest suite here would be a generous house by most standards, and the largest is a full family home on one or two levels.

The suites that have been profiled show what is possible. Toronto Life looked at a second-floor three-bedroom of about 2,675 sq ft with 10-foot ceilings, floating ceiling planes to define the living and dining area, and a private south terrace of about 975 sq ft. It noted that third-floor neighbours can see down onto that terrace, which is worth knowing if privacy outdoors matters to you.

Interiors vary a lot from suite to suite, because owners at this level tend to renovate. Both published profiles mention interior work by designer Timothy Mather, with details such as sliding barn doors, glass walls and leather wall coverings. Judge each suite on its own finish, not the building’s reputation.

If you are planning your own renovation, find out early what the corporation allows. In a small building, work on one suite affects every neighbour, so expect rules on contractor hours, elevator or stair use, noise and any changes to plumbing or structure. Ask the manager for the renovation approval process and build it into your timeline, because a major renovation on a suite this size can take many months.

Parking, security and what is not here

There is underground parking, and condos.ca lists a parking garage and a security system. Toronto Life’s profiled suite came with two parking spaces and bike racks. This close to Yorkville, two deeded spaces are a meaningful part of the value, so confirm exactly which spaces and lockers are attached to the suite.

Do not expect amenities. Condos.ca lists barbecues as permitted and flags pet restrictions; there is no gym, concierge or party room. Your terrace is your amenity. Read the declaration and rules on pets, renovations and leasing before you make an offer.

Dupont, Bedford and Designers Walk

The location sits on the seam between the Annex and Yorkville. Yorkville’s restaurants, galleries and Bloor Street shopping are a short walk east and south, and the Annex’s residential streets are to the west. The data panel on this page covers transit and Walk Score.

Dupont itself is a busy street, which is why the setback and the terraces facing the Designers Walk laneway matter so much. Neighbours include the Creed Building at Davenport and Bedford and the Residences of Designers Walk on Davenport, both small buildings rather than towers.

A building this low is sensitive to anything tall going up nearby. Before you buy, check the City of Toronto development applications map for the blocks around Dupont, Bedford and Davenport, so you know what could change your light or your view.

What 113 Dupont Lofts costs

Condos.ca puts the building average at about $1,162 per square foot. Multiply that by suites of 2,200 to 4,300-plus square feet and you are in multi-million-dollar territory, which puts this building in competition with Annex and Yorkville houses rather than with other condos.

With seven or eight suites, sales are rare. There was only one suite listed for sale when I wrote this, and none for lease, so I cannot quote an active asking range, and any building average rests on a very small number of trades. Treat that $1,162 figure as a rough guide, not a comparable.

Fees here are high in absolute terms because the suites are large and the costs are shared among so few owners. Condos.ca lists common elements and water as the inclusions, so heat and hydro are likely on your own account. Ask for the current budget and the suite’s fee, and compare the total monthly cost against owning a comparable house. Remember that a house owner pays for the roof, windows, snow and landscaping directly, so the fair comparison is your fee plus property tax against a house’s tax, insurance and maintenance, not the fee alone. For a proper valuation, I would pull sales here and across the area’s luxury lofts and townhouses through my building sold report.

There is no shared amenity package, and nobody buys here for one. The private terraces, the setback from Dupont and secure underground parking are what you are paying for.

Jatin’s honest take on 113 Dupont Lofts

Who this building suits

Buyers coming out of a large house who want the same space on one level, with a big terrace and parking, and no garden or snow to deal with. It also suits people who want privacy above all: with only a handful of neighbours, this is as close to a private home as a condo gets.

What I’d want you to check

With so few owners, every repair is expensive per suite, so read the reserve fund study carefully for the roof, terraces and their membranes, windows and the garage. Confirm the suite count, which parking and locker units are attached, and the rules on pets and renovations. Ask how decisions are made in a board this small, and look at a few years of minutes.

The value question

At around $1,162 per square foot, you are paying a premium over most Annex lofts for size, privacy and the Yorkville edge. Compared with a renovated house of similar size nearby, the numbers can make sense, but resale depends on finding one of a small number of buyers. Buy here to stay, not to flip, and price your offer against the house you would otherwise buy as much as against other condos.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
