Can you Airbnb a unit at ZEN King West?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about ZEN King West

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

ZEN King West is the building I show buyers who will actually use the amenities. CentreCourt built this 32-storey tower at the east edge of Liberty Village around a wellness theme: a spa with hot and cold plunge pools, a large gym and an outdoor running track. The suites are small, and the fees per square foot are on the high side, so it only makes sense if those amenities are part of your week. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

ZEN King West is a 32-storey condominium at 19 Western Battery Road in Toronto’s Fort York-Liberty Village area, on Strachan Avenue where King West Village meets Liberty Village. It was developed by CentreCourt Developments and designed by IBI Group (Page + Steele / IBI Group), with amenity interiors by figure3. Condos.ca lists 480 suites; CentreCourt’s own description gives 481. It was completed in 2020, and the condominium corporation, TSCC-2792, was registered on 16 July 2020. TSE Management is listed as manager. Suites run roughly 453 to 755 sq ft.

A tower built around its amenities

CentreCourt branded this building on wellness, and in the plans the amenities were serious rather than decorative. The second floor was planned with a spa of about 3,000 sq ft: a lounge set in an ankle-deep pool, saunas, hot and cold plunge pools, private massage rooms and chromatherapy showers. The gym was planned at about 5,000 sq ft, with strength, cardio, CrossFit and yoga equipment.

The most unusual piece is the “Sky Track,” a two-lane outdoor running track of about 200 metres on the fifth-floor terrace. It loops past a sheltered outdoor lounge with seating and grills and an outdoor yoga area with city views. A track you can use without crossing a street is rare in Toronto condos, and for runners it changes what the building is worth to them.

Condos.ca lists only a concierge and a gym for ZEN, which is a much shorter list than the original plans. That is common on listing sites, but it is also exactly why you should walk the second and fifth floors and see what is running, how it is booked and whether the spa features are all in use before you buy.

Glass tower, layered podium

IBI Group designed the tower in a window wall of floor-to-ceiling reflective glass, dark spandrel panels and black aluminum framing, with lightly blue-tinted glass balcony guards. The tower stands about 103 metres.

The five-storey base is the more interesting part. The bottom two floors are set back behind a colonnade to make a sheltered forecourt, the middle two floors push forward, and the top podium floor is set back again for the outdoor amenity space and the track. Inside, the design used wood and stone to warm up the glass and steel.

A window-wall tower like this tends to be bright, and it can be hot in summer on the south and west sides. When you view a suite, check the air conditioning and ask other owners about the window seals, because in a glass tower those are the items I would want to hear about first.

Small suites, so the plan is everything

Suites at ZEN run from about 453 to 755 sq ft. That makes this mostly a building of one-bedrooms and one-bedroom-plus-dens; even the largest plans are small by family standards. If you need a real family-sized suite, this is the wrong building, and I will tell you that before we book showings.

At these sizes, small layout details decide whether a suite works. Look for a bedroom with a real window, a den that can take a desk, and a kitchen that does not swallow the living room. Corner suites and higher floors, with views toward the lake or the downtown skyline, will hold their value better than a low inside suite facing another tower.

When I checked, there were three suites for sale and twelve for lease. That ratio is worth noting if you are buying to live here, because a busy lease market means more move-ins and move-outs in the elevators. The automatic panel on this page covers the ownership mix.

Living at Strachan and Liberty Village

ZEN sits on Strachan Avenue at the point where King West Village, Liberty Village, Garrison Point and the Fort York area meet. Liberty Village’s grocery stores, gyms and restaurants are at your back, and Playground at Garrison Point and the new Ordnance Triangle neighbourhood are on the other side of Strachan.

Strachan is a busy road, and suites on that side will hear it. The automatic panel covers transit, walkability and nearby food, so I will only add that this corner is still filling in, with more development around Garrison Point, so check the City of Toronto development applications map for anything that might change your view.

What ZEN King West costs

Condos.ca puts the building average at about $908 per square foot. That is at the higher end for Liberty Village, and it reflects two things: the amenities, and the fact that small suites always trade at a higher price per square foot than larger ones.

Only three suites were for sale when I checked, asking between $439,000 and $580,000. With so few listings, recent sales are a better guide than asking prices.

Monthly fees across those listings ran from about $424 to $661, roughly $1.02 per square foot, which is high for a 2020 building. Running a spa with plunge pools, saunas and a big gym costs money, and you are paying for it whether or not you use it. Condos.ca does not list what the fees include, so get that from the status certificate. If you want a value check on a specific suite, I can pull the comparables through my building sold report.

If you use them, the spa, the gym and the track can replace a gym membership and a spa habit, and that is real money each month. If you do not, you are paying a higher fee for space you walk past. Confirm what is open today, since condos.ca lists only a concierge and gym.

Jatin’s honest take on ZEN King West

Who this building suits

Runners, gym-goers and anyone who will use a sauna and plunge pools every week. It also suits first-time buyers and singles who want a small suite in a newer tower at the edge of Liberty Village and King West, and investors who understand they are buying a rental-heavy, small-suite building.

What I’d want you to check

Walk the amenities and confirm what is open, because the listing sites and the plans do not match. Ask what the fee includes, since condos.ca does not say, and confirm how heat, hydro and parking are billed. Read the reserve fund study for the spa and pool equipment, which are expensive to maintain and replace. Check the window wall and the air conditioning in the suite, and ask about any Tarion items that were left open.

The value question

At about $908 per square foot and $1.02 per square foot in fees, ZEN is not a cheap building to own. It is fair value for a buyer who uses the wellness amenities, and poor value for one who does not. If you want the location and not the spa, I would look at nearby Liberty Village buildings with lower fees first, and compare the total monthly cost, not just the price.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
