Living here

Renters, Airbnb and elevators at One Twenty Eight Hazelton Avenue

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at One Twenty Eight Hazelton Avenue?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about One Twenty Eight Hazelton Avenue

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

128 Hazelton is the third of Sam Mizrahi’s mid-rises at the top of Hazelton Avenue, and the most modern of the three. It is a nine-storey building at Hazelton and Davenport, finished in 2023, with only about 21 suites, most of them larger than a typical Toronto house, and a car-lift garage under it. Buyers come here for space, privacy and the Hazelton address, and they pay accordingly. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

One Twenty Eight Hazelton Avenue is a nine-storey, mixed-use condominium at 128 Hazelton Avenue, on the southwest corner of Hazelton Avenue and Davenport Road in Yorkville, Toronto. It was developed by Mizrahi Developments and designed by AUDAX architecture, and was completed in 2023. Condos.ca lists 21 suites; construction coverage cited 18. The condominium corporation is TSCC-2967, registered 15 February 2023, and the building is reported as managed by ICC Property Management. Suites run roughly 891 to 3,046 sq ft per condos.ca. Maintenance fees include common elements, building insurance and water.

A modern answer to its two traditional neighbours

Mizrahi had already built two mid-rises at this end of Yorkville, 133 Hazelton across the street and 181 Davenport nearby, both with a traditional exterior. For 128 Hazelton, AUDAX kept the same basic massing, a nine-storey block that reads as a classic European mid-rise, but gave it a cleaner, more modern skin.

The most visible move is the curved corner at Hazelton and Davenport. Instead of a hard edge, the façade wraps the intersection, which softens the building’s presence on a street of Victorian houses and galleries. The developer describes a material palette of masonry, glass and metal.

Put the three buildings side by side and you can see the choice you are making. 133 Hazelton and 181 Davenport are for buyers who want the look of old money; 128 Hazelton is for buyers who want the same scale and service in a building that looks like it was designed this decade.

A few suites per floor, then whole floors

The 2015 proposal laid out how the building works. Five suites on the second floor, four each on the third and fourth, two very large suites on each of floors five to seven, and a single suite on each of the top two floors. Two of the second-floor units were planned as live-work suites that could also be used commercially.

That plan was refined during sales. Construction coverage later described 18 suites, and condos.ca now lists 21 with sizes from about 891 to 3,046 sq ft. What has not changed is the shape: the higher you go, the fewer neighbours you share a floor with, and the top floors are full-floor homes.

Ground-floor retail, about 370 square metres according to construction coverage, sits at the corner. That keeps the street active and means residents walk past a shop window rather than a blank wall on the way home, but it also means part of the building’s common costs relate to a commercial unit.

For a buyer, the practical question is privacy. On the upper floors, a landing shared with one other home, or with none, is the closest a condo gets to a private house, and it is worth confirming exactly how the elevators serve the suite you like. On the second to fourth floors you share a corridor with three or four neighbours, which is still very few, but it is a different experience and should be priced as one.

Car lifts under the building

Parking here is underground across three levels. The original plans called for 47 spaces served by two car lifts, with the vehicle entrance on Davenport and a valet station. Buyers of suites this size often want two spaces, so the garage design matters more here than it would in a downtown tower.

Car lifts are efficient on a tight lot, but they have a cost and a failure mode that a ramp does not. When a lift is down for service, cars wait. Ask how many lifts are in service, what the maintenance contract covers and how the reserve fund study treats their eventual replacement.

Ask, too, exactly how many spaces come with the suite you are considering and whether any are tandem. At this price level, an extra space can be a real negotiating point.

The top of Hazelton, day to day

Hazelton Avenue is one of the quieter streets in Yorkville: galleries, Victorian row houses and boutique condos rather than restaurants and nightlife. The Yorkville Avenue shops, Hazelton Lanes area and the Four Seasons are a few minutes south on foot.

Davenport Road is the busier edge. Suites facing Davenport will hear more traffic; suites facing south down Hazelton are calmer. Nearby food, parks and transit are in the data panel on this page.

Part of what makes the address appealing is the street itself. Its low-rise Victorian fabric has so far kept new development on Hazelton to mid-rise scale, and the boutique condos that have gone up here, including Mizrahi’s own, follow that pattern. That is very different from the Yonge and Bloor end of Yorkville, where 50-storey towers keep arriving.

Pricing and fees at 128 Hazelton

With about 21 suites and typically only one on the market at a time, there is no meaningful building average, and condos.ca does not publish one. The suites vary widely in size, outlook and finish, so pricing is closer to how you price a detached house than a condo.

Fees are high in absolute terms because the suites are large and the building is staffed, with a concierge and a garage that was planned with a valet station. They cover common elements, building insurance and water. Hydro, heat and cooling are not listed as included, so ask the seller for actual utility bills.

The right comparison set is the other Hazelton and Yorkville boutique buildings: 133 Hazelton, 181 Davenport and the low-rise buildings on Scollard and Yorkville Avenue. Compare price per square foot across those, adjusting for terraces, parking count and floor. My building sold report is the place to start.

Jatin’s honest take on One Twenty Eight Hazelton Avenue

Who this building suits

Downsizers from Rosedale, Forest Hill or the Annex who want 2,000 to 3,000 square feet on one level, a staffed building and a Yorkville address, but prefer a modern look over the traditional style of the neighbouring Mizrahi buildings. It also suits buyers with two cars who need secure parking.

What I’d want you to check

Read the reserve fund study with special attention to the car lifts, the roof and the curved glazing at the corner. Confirm how many parking spaces and lockers come with the suite and how the garage is run. Review how the commercial unit shares costs. As a 2023 building, ask about any open Tarion warranty items.

The value question

This is a scarcity purchase. There are very few new buildings in Yorkville with suites this large and so few neighbours, and fewer still on Hazelton. You pay for that, and resale depends on finding the next buyer who wants the same thing. If you plan to stay for many years, the value is in the space and the street; if you might sell soon, a thin set of comparables is the main risk.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
